A STUNNING, BIG, SELF CATERING HOUSE IN RURAL KENT, NEAR CANTERBURY

This stunning modern house with an indoor swimming pool is set into the rolling Kent countryside. Named after the woods that sit adjacent to the property, this large house is perfect for friends getting together or a family getaway.  With an eclectic mix of design pieces, luxurious fittings and ultra modern touches, this house has it all. Whether you’d like to explore the local footpaths and bridleways or simply relax in the swimming pool, you won’t get bored at Bedlam.

This self catering house in Kent is split over two floors, with all five bedrooms on the first floor along with the kitchen and dining room. Downstairs you’ll find a fabulous living space with hand crafted, bespoke wood-burning stove. Also on this floor is a spacious room for entertainment, known as “The Dungeon”, you can watch television, play table tennis or enjoy an old fashioned board game! If you need to get some work done while you stay, there is an office available with a spiral staircase leading up to a mezzanine level, a perfect private space for relaxing with views across the rest of the property and through the large window overlooking woodlands.

FIRST FLOOR: Entering through the grand front door, the long marble floored hallway leads into the five bedrooms and opens up into an open plan kitchen/dining area.

KITCHEN DINING ROOM: Known as la Cuccina, the kitchen has a Miele Oven and Siemens combination oven and microwave, warming drawer, AEG tall built in fridge, a stainless steel sink with waste disposal. The dining room has a large dining table with space for 10. Steps down lead to a seating area for four, surrounded by windows this is a lovely bright space to enjoy a morning coffee! The Kitchen benefits from a separate set of speakers which can play unique music, all controlled through the touch screen system and iPad in the property.

BEDROOM 1: The Master Bedroom, known as The “Archbishops Retreat” is luxuriously fitted with silk and bamboo mix carpet, a Super-king Size bed and Kundalini designed lighting. It has built in wardrobes and a safe. An en-suite bath and shower room has a free standing Catchpole and Rye bath and a separate larger Drench Shower.

BEDROOM 2: Known as the “iPod”, this room has a King Size bed, built in wardrobes and leads onto it’s own en-suite Shower room.

BEDROOM 3: Known as the “Bat Cave,” this room has a King Size bed, built in wardrobes and leads onto it’s own en-suite Shower room.

BEDROOM 4: Known as the “Grumpy Guest” room, this room has a king size bed, built in wardrobes and shares a Jack and Jill style en-suite bathroom with Bedroom 5.

BEDROOM 5: Known as the “Favoured Guest” room, this room has a Super-king size bed, built in wardrobes and shares a Jack and Jill style en-suite bathroom with Bedroom 4.

W.C: Leading from the main hallway is also a W.C. with hand basin.

STUDY: With a large “Partner Desk” (suitable for two people!) this study has a computer for your use, just in case you need to get some work done while you enjoy your stay!

Leading out from the study is a spiral staircase to the Mezzanine level, known as the ‘Recording Studio”. This has leather chairs to enjoy the views in either direction; the Burr Walnut Strohmenger Baby Grand Piano completes this hidden floor's appeal, a secret getaway right in the middle of the house.

GROUND FLOOR: Accessed by stairs down from either the main hallway or the dining area, the ground floor is where you can relax in the evening. Leading off into a sumptuous living area, kitted out entertainment room and a relaxing swimming pool.  

LIVING ROOM: Known as the “Fire Place”, large living room with 30ft-vaulted ceiling is the perfect space to relax. A large Nutuzzi leather sofa faces the custom built wood-burning stove as well as the 50 inch television which can also be used as a computer, to share your photos and videos. The Living room also benefits from a separate set of speakers that can play unique music, all controlled through the touch screen system and iPad in the property.

W.C.: The “Cow Toilet” has stylish cow print walls, with W.C. and hand basin. 

ENTERTAINMENT ROOM: Called “The Dungeon”, this room has everything you will ever need to stay entertained! A 60 inch Samsung LED backlit television has a full Sky package,  Xbox 360 console and Wii console. There is a full size table tennis table, a boxing simulator, DVD collection and not to forget, good old fashioned board games.  The Dungeon also benefits from a separate set of speakers which can play unique music, all controlled through the touch screen system and iPad in the property. 

UTILITY ROOM: This large utility room has an American-style high capacity Maytag washer and dryer. There is a dishwasher in the utility room as well as an American-style wide fridge and freezer.

It’s in this room that a dog is welcome to stay, there’s plenty of space in the utility room and it’s nice and warm. With a door leading outside, any four-legged guest will be able to enjoy the garden with you! Dogs can’t be allowed into the rest of the house due to some of the furniture being easily marked.

The Utility room leads through to the “Plant Room” within which are housed all of the working for the Ground Source heating system, the servers for all of the technology. Most importantly, this room is the perfect place to dry out your wellies!

THE POOL: Also on the ground floor is the Pool Room, perfect for 30 lengths in the morning or relaxing at anytime, the 12m by 4.5m pool has a constant depth of 1.5 meters. With windows on both sides and a stunning glass mosaic finish, you’ll almost feel like you’re swimming outside.  The pool is automatically dosed using a Bromine (not Chlorine system), all you need to bring is your own goggles! The swimming pool has an electronic cover that can be controlled from any of the touch-screens in the house. Leading off from the Pool room is a changing room with Shower and separate W.C. The pool has it's own CCTV camera which can be viewed from any touchscreen in the property and the iPad, meaning young swimmers can swim in safety.

OUTSIDE: There is a patio area outside the living room with a built in umbrella and a table that can seat six to eight people. There is also a glass mosaic table on the front patio for four people and another on the back patio. There are two benches outside with decorative snake feet. There is a barbecue for al fresco cooking! There is a 14ft trampoline outside with a net surrounding it. In the garden is a mulberry tree that produces fruit in August; you are encouraged to pick this fruit, with Jam jars and sugar in the utility room. The only rule is that you save one jar for the owners!

Surrounded by 300 acres of farmland, there are plenty of walks along footpaths and bridleways available. There are also pheasant shoots and stabling nearby. Bedlam is within a mile of the Jackdaw Public House, serving traditional English fayre and was used in the filming of the “Battle of Britain”. Nearby is Canterbury which is the home of Kent cricket ground and is great for shopping. It is also home to “The Goods Shed” the only farmers market in the UK open 6 days a week.

All prices include 100% cotton bed linen, 605 gram towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

Bedlam is equipped with ground source central heating and a wood burning  Appliances include  flat screen TVs with full SKY package, a DVD player, and an iPod docking station with Sonos sound system, controlled from 6 touch screens around the house and an iPad. In the kitchen there is a 900 wide miele oven, 600mm wide siemens oven and microwave combination, 900 wide stainless steel sink with waste disposal. There is another dishwasher in the utility room as well as washer, dryer, American style fridge freezer. The house is heated using a Ground Source central heating system and an MVHR system which distributes warm air evenly across the property. There are 4 external CCTV cameras.

A well-behaved dog can be accommodated on request at the time of booking, must be restricted to the utility room, as detailed above, and is subject to our terms and conditions.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
