North Norfolk holiday accommodation with river views.

Flagstaff Cottage is a beautiful conversion of the former boat house of Flagstaff House.  The Cottage has stunning river views – it is situated right among the boats lining the sandy creek at Burnham Overy Staithe and the sea is just beyond.  Just 500 feet away you will find The Hero Bar and Restaurant - so you can relax while someone else cooks for the family!

You will enter the cottage into a wide hallway, with stairs leading up to the living/kitchen/dining space with a wood burning stove and two large windows overlooking the river creek.  Downstairs, there is a large bedroom with a king-sized bed and en-suite bathroom, a twin bedroom with an en-suite bathroom and a further twin bedroom - all arranged around a central hallway with access to a large shower/wet room and a generous utility room.

GROUND floor:  You’ll enter into a tiled hallway with plenty of room for hats and coats.  All three bedrooms, the shower/wet room and utility room lead off this space, with a wide staircase leading to the living/kitchen/dining room above.

Shower/Wet Room: A great attribute to this property is the large, luxury, family shower/wet room which is tastefully designed and completely tiled. The shower area is a very large area with room enough for three or four people to rinse off the sand after a day on the beach! There is also a heated towel rail, a hand basin and a W.C.

Bedroom 1: This room features a king size bed and an en-suite bathroom.  In the room there are two bedside tables with lamps, a chest of drawers, a large three-door wardrobe and a couple of chairs. 

En-Suite Bathroom to Bedroom 1: A luxury bathroom, with heated towel rail, handheld shower attachment, hand basin and a W.C. 

Bedroom 2: Features two full size single beds, an en-suite bathroom, one shared bedside table with a lamp, a two door fitted wardrobe and chest of drawers with a lamp.  

En-suite Bathroom to Bedroom 2: This luxury bathroom has a bath complete with a handheld shower attachment, a hand basin, W.C. and heated towel rail. 

Bedroom 3: Features two full sized beds, a chest of drawers, a two door fitted wardrobe and a shared bedside table with a lamp.

Utility Room: This room has a Belfast sink and wood worktops with a Bosch washing machine and a Miele dryer, as well as ample storage for your beach needs!

First Floor: A wide angled staircase takes you to the first floor where you will find yourself in the Kitchen/Dining/Sitting room.

Kitchen/Dining/Sitting Room:  This striking room has a vaulted ceiling, and two large windows overlooking the creek, it has a fully equipped kitchen with a window overlooking the gardens and a generous dining area, with a table seating eight - positioned perfectly next to a window with views of the boats just outside and also ensuring the entire space is flooded with natural light.  The kitchen comes complete with a Neff electric hob and oven, a large Neff fridge and separate Neff freezer and a Bosch dishwasher.  In the sitting room there is a 26 inch LG flat screen TV, DVD player and wood burning stove.

Outside: There is a large garden that is shared with three other holiday cottages, ideal for relaxing in with friends and family, and ample car parking.

Flagstaff House comprises four beautiful holiday properties arranged around a generous lawn and parking area, within a walled garden, they are the East Wing and West Wing of the original house and the Boathouse and Flagstaff Cottage - clever and generous conversions of the house's former boat house. 

Flagstaff Cottage is right on a sandy river creek, in the renowned coastal village of Burnham Overy Staite, close to Burnham Market and Wells-next-the-sea, and a wonderful coastal walk away from the open white sands of Holkham Beach and of course Holkham Hall and park itself.  

Most people arriving at Flagstaff will approach Burnham Overy Staithe along the wonderful A149 North Norfolk Coast road or from Burnham Market - the renowned market town, just inland from the Cottage - once in the village guests will turn towards the creek, seeing a view over boats towards the sea, before turning left into Flagstaff through a wooden gate.  Once you arrive, Flagstaff envelopes you with its welcome, there is plenty of room to park, a lovely garden shared between the four properties and of course the river creek is on your doorstep, with the walk to the wide sandy beaches at Holkham starting a few yards from your door.

The immediate surroundings of the Cottage include opportunities for dinghy sailing, walking, bird watching, and of course utter peace and quiet!  Only 500 feet away is a pub called The Hero Bar and Restaurant - perfect for a quick walk to food and drink! North Norfolk is renowned for its natural beauty, stunning coastal scenery and sophisticated towns and villages.

All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

This stylishly converted boat house is equipped with central heating and a wood burner. Appliances include a flat screen TV with FreeView channels, DVD player, WiFi broadband, Neff hob and oven, Bosch dishwasher, large Neff fridge and separate Neff freezer, Bosch washing machine, Miele dryer and a microwave.  The hallway, bathroom, utility room all the bedrooms have terracotta tiled floors, the kitchen has laminate flooring, the living room and stairs are carpeted with a natural fibered carpet, the bedrooms have this same carpet as area rugs. 

A travel cot and high chair are available from the property owners on request at the time of booking.

Sorry, no pets, smoking or unaccompanied teenagers.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.

4. Please note that bookings made at this particular property are provisional until the owner has been notified so we kindly advise you not to pay by credit or debit card when making a provisional booking but instead click on the ‘pay by BACS’ option to postpone your payment, we will check with the owners and get back to you as soon as possible.
