This stunning house has the atmosphere of a small boutique hotel and is a fabulous place to bring friends and family together – there’s something here to please everyone! It has dramatic vaulted ceilings, wonderful period Victorian school features, stylish furnishings, plenty of bathrooms and dressing rooms, not to mention a grand piano.
On the ground floor there’s a large open living/dining room with a wood-burning stove and vaulted ceiling, a spacious kitchen, a utility room and cloakroom, and three bedrooms (2 king, 1 twin), and two bathrooms (1 en-suite, 1 bath/shower room). Upstairs is the Master bedroom with an en-suite bathroom, and a games room. Outside there’s a secure courtyard patio garden, a large lawn and plenty of off-road parking.
The front door opens to a large entrance hall with plenty of space to hang your coats and leave your outdoor boots. This leads through to a spacious hallway.
Living/Dining room: This dramatic large room has a high vaulted ceiling, stunning original beams and wide oak floorboards – it’s a great space to relax and entertain.
Living area: The living area has a large wood-burning stove, three three-seater brushed leather sofas, and a grand piano. There’s wall-mounted TV with built-in Freeview and Blu Ray player which are cleverly hidden away inside a cupboard.
Dining area: The dining area has a large antique mahogany table and eight contemporary see-through chairs.
The living room leads through to another hallway where you’ll find a downstairs cloakroom, a utility room with a washing machine and tumble dryer, and a large kitchen beyond.
Kitchen/breakfast room: This spacious room has a black enamel Rayburn cooker that has two hot plates and two ovens (one hot oven, one simmering oven), a Smeg electric hob and oven, a dishwasher, a tall fridge-freezer, a microwave and a digital radio/CD player with iPod docking station. There’s a circular tulip table with four white Vitra chairs. The room has a slate tiled floor and patio doors to the enclosed patio garden. The kitchen units were reclaimed from a Victorian school in Cheshire and have a new solid oak worktop. There is underfloor heating throughout the living room, dining room, and kitchen.
Back at the front of the house in the main hallway, there is a passage that leads off to the right of the house to the three downstairs bedrooms and bathrooms, and patio doors to the patio garden.
Bedroom 1: There’s a king size bed with bedside tables, chest of drawers and two windows overlooking the garden.
Dressing room to Bedroom 1: With lots of space for your clothes and suitcases, this large room has a dressing table and mirror and a reclaimed train luggage rack hanging space. It leads through to an en-suite bathroom.
En-suite to Bedroom 1: There’s a bath with a shower attachment, a w.c. and a hand basin. The floor is marble and there is underfloor heating.
Bedroom 2: This has two single beds next to each other which can be linked, leather bedside tables, and a large built-in wardrobe.
Bedroom 3: This spacious bedroom has a king size bed, bedside tables, a wardrobe with drawers, two windows looking over the garden and patio doors leading out to the enclosed patio.
Bathroom: A large luxurious marble bathroom with a built-in bath surrounded by marble, a large shower with marble walls, a w.c. and a hand basin.
First floor: Stairs from the ground floor main hallway lead up to a large landing room where you’ll find a nice place to relax on a sofa beside shelves full of books.
Bedroom 4: The large ‘master bedroom’ has a super-king size bed, bedside tables, chest of drawers, a large walk-in wardrobe and an en-suite bathroom.
En-suite to Bedroom 4: There’s a free-standing roll-top bath, a w.c. and a hand basin.
Games room: This gallery room has a floor to ceiling interior toughened glass window looking down into the grand living room, with fabulous views of the vaulted ceiling. In here you’ll find a paradise of games for children and adults alike, including table football and other large wooden games, a 50 inch TV with blu-ray player and Nintendo Wii games console!
Outside: The house is shaped around an internal enclosed patio courtyard with a table and chairs.
This detached house is situated in a quiet village about 8 miles from Norwich. The village has an excellent playground for children, Bracon Ash Park where you’ll find a variety of outdoor climbing frames, swings and a zip wire ride for the adventurous!
The nearby village of Mulbarton has several shops incuding a small supermarket, farm shop and a post office. The nearest pub is The Bird in Hand at Wreningham, which serves great food and local ales. It’s an easy journey into Norwich, and there’s a park and ride service available on the route in.
All prices include 100% cotton bed linen, towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
This detached property is equipped with oil central heating throughout provided from underfloor heating throughout most of the ground floor, stylish old school radiators in the bedrooms, plus a wood-burning stove in the living room. Appliances include a flat screen LED TV with built-in Freeview, DVD/CD player, WiFi broadband, iPod docking station, Rayburn oven, Smeg electric hob and oven, dishwasher, tall fridge/freezer, washing machine, tumble dryer and a microwave. All of the bedrooms have carpet.
A travel cot and high chair are available from the property owners on request at the time of booking on the booking form. A stair gate is provided at the bottom of the stairs.

A well-behaved dog is welcome, on request at the time of booking and subject to our usual conditions of booking. Dogs must be restricted to the kitchen and courtyard at this property.

The balance and a £250 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
