“We enjoyed our stay at Southbank.”

The property had everything we needed for a comfortable stay. The king size bed was very comfortable. The house is a short walk from Stalham town centre with a good range of facilities but also only a short drive to the local beaches. The noise from the main road at the rear of the house was quite loud as due to the very hot weather all of the windows were wide open. Probably not so much of an issue during normal weather conditions and at other times of the year. It would not stop us from staying again, a minor issue.

“A lovely house in a quiet area and perfect location to explore Norfolk.”

Loved the house decor and extra touches like dog treats on arrival. Was perfect for a break away. Front door was a bit temperamental to unlock, but soon mastered it. The general cleanliness was good, but would benefit from a bit of a deep clean around windows etc as these were very cobwebby. We had a great break and would definitely return.

“The front door lock is finicky, sometimes jams up and requires a deal of fiddling to get to work.”

The saucepans in the kitchen are too small for a cottage that is for 6 people and are in poor condition with scraped non-stick. All the main lighting was dim old fashioned fluorescent bulbs which took ages to reach their maximum (dim) brilliance.

Thank you for providing feedback. I am sorry you had difficulty with the front door, as I have not received comments about the door before. I apologise about the size and condition of the saucepans, which were newly purchased in the autumn. I will look to replace these when I next visit the property. I appreciate that some of the lights can take a little longer to become bright, which is why they were mixed with quick bright bulbs in the table lamps throughout the property. Property Owner

“As regular holiday let visitors, we would rank this property and stay in our top 2.”

The property is in a superb location to spend a week away. Our first time in Norfolk. The house was a joy to stay in. Spacious, well kitted out, beautifully clean throughout, a pub 5 minutes walk away. Ditto Tesco. We found the people of Stalham quite happy to stop and chat either along the High Street or in the various shops. Wecare considering re booking for October break The welcome package was well appreciated!!! Thank you P.S. The TV was a bit complicated for an old codger like me but a pphone call sorted us out

we were there in November there is a main A road behind the cottage, but it did not affect our stay.

Response of Sykes and owner to a problem with the bath shower was dealt with promptly to our complete satisfaction within 24 hours. Instructions for the oven and microwave would have been helpful but overall we had a very enjoyable holiday.

“What’s not to like about Southbank?”

Spacious rooms, a well equipped kitchen, lots of crockery & fluffy huge towels. We enjoyed watching Netflix in the evenings on the 50 inch television. It’s in a good location, the village of Stalham is in walking distance with some interesting shops & a Tesco close by. The owner was very helpful & easy to get hold of if you needed any help. I really shouldn’t say how much we enjoyed our holiday, helped of course by beautiful sunny warm weather, as we hope to go back there next year & hope it’s not completely booked up!

“Good standard of accommodation and very clean and well presented.”

Beds very comfy. Plenty of wardrobe space and hangers. No need to bring your own. For teens - Netflix, I player and good WiFi!! Walk to Tesco and Stalham night street for supples! Nearby beaches are so beautiful and quiet. Dog friendly Bacton is great and you can park for free down little lane opposite a public footpath down to sand. Would be even better if Southbank had some beach items such as a wind break or chairs as it’s one less item to pack/ buy when there. Take a day boat from Simpson’s to see a bit of The Broads. Also visited Norwich and Wroxham by car.

“We had a great week at Southbank as a family of 4 with a 1 and 2 year-old.”

The location of the property as a base for lots of outdoor activities is excellent. It is right on the Broads, 10 mins from a blue flag beach (Sea Palling) and with a Tesco 1 min drive away. The property was well-presented, very well equipped and very comfortable, with good space and layout, good for young kids. Master bedroom a good feature - overall much more practical vs traditional/smaller cottages. We had a minor issue on one day but it was dealt with very quickly by the considerate owners, who went out of their way to ensure our stay was uninterrupted. Lovely welcome gift, too. Overall great experience and we will definitely be back.

“Shower had no pressure in one bathroom and was either very hot or very cold.”

The cold water tap in the bathroom had little water flow. There was no plug for electric shaver or toothbrush. Washing machine did not work due to blockage of the pipes. No shower rail or hooks to hang towels in any bathrooms. In the second double room, there were no wardrobes in rooms to hang clothes or keep clothes. Bed took up most of the space in the room so no space to walk in the room. A formal complaint was made to Sykes regarding the property and awaiting further response / compensation regarding this.

Thank you for your feedback. I am sorry that you were unhappy with some of the facilities at our holiday home. There is a mixer tap with shower above the bath and the mixing of both hot and cold water control the flow and temperature of the water. There is also high pressure shower in the en-suite, where the flow of water and temperature is controlled by one single control. There is also a shaver point provided in the main bathroom above the mirror and there is a hand towel holder and hook to enable towels to be placed by the shower in the en-suite. We will look at making additional towel holders and hooks available in the main bathroom. There are two wardrobes available in the master bedroom and a further wardrobe available in the children's room but we will look into the possibility of adding further storage options. The market town of Stalham, with its high street with a good range of shops and eateries, is a typical North Norfolk town. There is a small market which comes to the town on Tuesdays and a farmers’ market on every other Saturday, as well as regular sales in the town hall. Stalham is one of the major starting points of Norfolk Broads boating holidays and a museum to give you an insight in to the Broadland environment is a must. Just a few miles inland from fantastic beaches, this is a perfect base for exploring the Norfolk Broads and coastline.
