Sunnyside Cottage is the perfect place to relax and explore North Norfolk.

The accommodation is very well presented and the welcome we received from Tony was excellent. On one of the hottest days he provided 2 fans to make us comfortable. We enjoyed our break so much we have booked again already.

We had a lovely stay again at Sunnyside Cottage.

The cottage is really clean and well equipped with a few new additions this year including an air fryer and smart TV. The views are beautiful and there's plenty to do in the area. Friendly owners next door if you need anything and a quiet outdoor seating area to enjoy the sunshine. We definitely hope to return again in the future.

It was a lovely cottage in a wonderful place, clean tidy and owners were very helpful and friendly, we really enjoyed our stay and ended up staying an extra 4 days.

Brilliant holiday property, very comfortable and clean with everything you need.

Only down side was that we did not have internet for 3 nights tho daytime was ok. We will definitely return

Excellent place and I can't wait to go back, it was a friendly welcome and its a lovely as described place in a very quiet location.

Kitchen is well stocked and stuff is easy to use, sofa and beds were comfy and the place was warm well maintained.

Realy lovely accommodation would definitely recommend to others great value for money .

We have a disabled mum and it was ideal for her .The only little thing is you could do with a smart tv so people can watch their own netflix thankyou for a wonderful stay .

The property is modern - some ten years old - with all the facilities you could need, with a comfortable double bed, roomy bathroom and well-equipped kitchen. The sofa is an acquired taste, a good exercise in the positioning of cushions, but the armchair was wonderful. Open fields all around, so lots of fresh air. Well worth a visit.

The cottage was very comfy and well equipped.

There were lots of little extras that were included, which was a nice surprise and very helpful. It was very spacious and perfect for our toddler because there are no stairs. Highly recommended.

We loved our stay in this cottage.

A very spacious home with well,equiped kitchen, comfortable chair and banks. Very good beds in large bedrooms. And a functional bathroom. I loved the quiet evenings in ou private garden. And of course we loved the area and especially the nature.

We have just returned from a lovely week at Sunnyside cottage.

Beautiful weather and so much to explore in the area. The cottage had everything we could need for a week and was very comfortable. It was also perfect for our toddler with everything on one level, plenty of space in the bedroom for our travel cot and being able to close the door to the bedroom area made it perfect for him to play in one big space. Whilst we didn't have much contact with the owners they were welcoming and there if we needed anything. A couple of things that could have made it an even better stay for example, including a pint of milk and a few teabags on arrival (we've never stayed anywhere that doesn't do this). Also, we had to go and buy a dishcloth on the 1st night as there wasn't a cloth or any dishwasher tablets in the cottage, so we couldn't wash up after dinner. The bathroom could also do with a little TLC around the shower area, particularly, but it was spotlessly clean otherwise. Overall we had a lovely stay and would definitely return again in the future. Lovely cottage in a great location, perfect size and very comfortable.

Nice outside seating area and spacious parking. The tv remote didn’t work properly so we had to use the button on the back to switch on/off, and the kettle and shower need de-scaling but otherwise a great place to stay.

A lovely cosy cottage.

Very quiet with goods views. All we needed for our short stay. Good base for that area. Some good walks. Nice sunny sport for the garden table and chairs which we did make use of. Just one little niggle - there was no fuse in the DVD plug but we borrowed the one from the bedside lamp and replaced after our use. Would come again if staying in this area.

My fault I didn't read reviews in depth I'm of the opinion that a welcome pack is preferred The heating at one end of the property wouldn't turn down The general cleanliness was poor around the bath area (shower head especially) Please descale or replace the kettle I must say the cottage is tranquil and spacious just a few things want tweaking then full marks please don't be offended

Loverly place we even had a week of sunshine in october.

A lovely quiet and relaxing place to stay.

Clean and uncluttered with a well equipped kitchen, excellent WiFi coverage and comfortable sofas and beds. Minor observations that didn’t detract from our holiday were that a few light bulbs that needed replacing, the outside photo showing comfortable recliners on the patio area were actually reserved for the owners use and were not included in our area. Apart from that, a great place to use as a base to visit Ely, Kings Lynn, Norwich, Sandringham and the North Norfolk coastal towns and villages.

The property Sunnyside farm cottage was absolutely lovely.

The location was nice and just outside of the busy town of Kings Lynn. Very spacious kitchen dining area and the two bedrooms were very clean and large, and bathroom very nice and shower was great.

The cottage was lovely and clean and had most things you would need during your stay However there was crockery with chips in them , the shower doesn't work properly ,the bed in the master bedroom was noisy when you turned over also one of the windows in there didn't open.

The outside space had a proper washing line which was fantastic but no privacy,and it's the first cottage we've stayed in that didn't provide even a basic welcome pack eg milk etc we always have everything with us but could cause issues for people who don't as cottage not close to shops It was a lovely cottage but not for us the owners appeared friendly and not intrusive

Absolutely superb property !

Very modern with a country feel, everything is thaught of that you may need. All on one level so was perfect for our elderly grandmother and the hosts are lovely, they couldn't do enough for you. Lovely, rural and very quiet and only 10 mins to central Kingslynn. We will definately be returning and thoroughly enjoyed our break.

We are currently staying at Sunnyside for 8 weeks, between house moves and loving every minute.

(2 weeks left) Spent Christmas here and had every facility to cook and bake. The underfloor heating is wonderful and Wi-Fi very fast. Beds are comfy and bathroom is super modern. I'm loving the integrated kitchen too and highly recommend Sunnyside if you are looking for a peaceful place with fantastic views. I just cannot praise Sunnyside enough and would give it 20 out of 10 if I could!!

Stayed 23/09/22 untill 30/09/22 We both really enjoyed our time here , the property felt like luxury to us, we very much liked the practical layout, and the quality of the furniture and fixtures within.

We found the property to be very well equipped with lots of useful kitchen items available.

We had a fantastic stay at Sunnyside Cottage.

It was modern, comfortable and exceptionally clean. The only minor criticism we would make is that the bed is very noisy and that meant we were both scared to move in case we woke the other up! Overall the cottage is gorgeous and the owner was so lovely and welcoming. We wouldn’t hesitate to stay at Sunnyside again. Thank you !

The cottage was lovely but very remote it would have been nice if there had been a separate toilet it could get a bit busy if four people were staying there.

I find it strange that you are not offered clean sheets and towels when you stay for two weeks.

We have stayed at numerous properties over the years & its been the first time there has been nothing. No information pack, didnt know where the nearest shop was ( still dont, picked up supplies on days out). Bed really squeaky, needs looking at, also kitchen extractor makes a right racket. Very basic in kitchen equipment, no potato peeler & hardly any cookware. Its a shame as it could be a first class property

We had an enjoyable and relaxing stay at this perfectly sited accommodation.

So quiet, very warm and in a good situation for visiting north Norfolk. It had everything you needed, and more, and we would definitely come back again.

A superb spacious cottage.

The property is beautifully maintained through out. It benefits from a wonderful view of rural Norfolk and although set in a truly rural location is only minutes from historic Kings Lynn and also easily within reach are Sandringham Royal Estate, the Victorian seaside town of Hunstanton and the North Norfolk coast. Should you stay at the cottage during the colder months of the year (as we did in December) it is very warm and comfortable with underfloor heating throughout. Should any problem occur with the property (we had absolutely none) Tony and his wife live next door and are very friendly and helpful. We highly recommend this property to all!!

We had a lovely weekend at Sunnyside cottage, it was perfectly located for us for visiting family in Norfolk and had very thing we needed.

It’s wonderfully spacious but nice and cosy too. We will definitely be booking again for another visit.

A lovely property, very warm and cosy, comfortable and well equipped.

Very convenient location for exploring North Norfolk and coast. Even went to Sandringham to see “Illuminate” which was a spectacular light show in the park and a great way to start Christmas celebrations. The photographs do not do the cottage justice as it’s even better than we expected. Location is quiet and rural with lovely local walks. We had a glorious sunny week so the property lived up to its name with beautiful sunrises and sunsets across the big skies. Added plus we could charge our hybrid electric car easily. Had a Morrison’s delivery for basics on arrival plus used all the wonderful farm shops for vegetables, meat and fish. We would certainly stay here again on our next winter bird watching trip.

A great stay with everything that we needed.

Close enough to my sister in laws that we could visit daily if needed but also great for getting to the beach (Hunstanton, shops Kings Lynn) would definitely book again and may well in the future. Owner was very friendly and helpful.

No except it was very difficult to find as the sign for sunnyside cottage could not be seen from the roadside.

It needs to be bigger and more obvious as you travel along the track

The cottage had everything you could need for a comfortable stay and was very spacious.

We have stayed in many self catering cottages in recent years and this is by far the best for the reasons mentioned.

The house was clean and tidy and well located.

Owner was friendly and had helpfully installed an outside electric socket, so I could connect and slow charge my electric car. Bonus was the wind turbine on site that produced zero carbon power! The beds were comfortable but the double bed in the master was a bit squeaky. The kitchen was well equipped but the pot and pans were in need of updating due to wear and tear. Some more non-metal utensils would be useful to avoid scratching.

Wendy and Tony are lovely host. Cottage is extremely well equipped. Internet intermittent. Very quiet and peaceful. Good for touring the local area (close to Sandringham, etc).

The pictures of the cottage really do not do it justice.

The kitchen was brilliantly equipped and the lounge area was really very cosy. A gorgeous bathroom and the bedrooms are a great size and with all you need for your stay. The underfloor heating was lovely. After staying here I want this in my own home! No issues with WiFi as per other reviews. Just a really nice visit.

The cottage was very comfortable and well equipped.

The owners sorted out a couple of minor issues (eg replacing light bulb) very promptly but were unable to get the wifi working. This was not working the entire time we were there which was inconvenient for us but might be a major headache for another guest. It was nice to have a small enclosed garden which was sunny. This is right next to the owners' garden so you get to meet their dogs (through the fence). There is lots to do in the local area. We also found a couple of good pubs in a nearby village.

The cottage was really well kept, and finished to a good standard.

The grounds are really nice and the surrounding countryside is beautiful! My only negative was the lack of WiFi, which was advertised but was down during the whole week, in keeping with the comments from other people who have stayed there.

The cottage was perfect.

It is a great location to visit lots of places in Norfolk. Sandringham was only 10 minutes away, and that’s a lovely day out. Would go back again to stay at the cottage as we were only there for 3 days

Sunnyside Cottage was a converted barn but done to a very high standard, comfortable although not cosy.

Location was good for exploring North Norwich and beyond.

It was not made clear in the ad.

that there would be some interaction with people around the cottage. There was no problem, but it would have been better to know beforehand. Otherwise everything was fine, with friendly people.

This is a lovely rural property on a gated farm. The owners are on hand should you require anything and nothing is too much trouble. Highly recommend.

We had a wonderfully relaxing time, this is a wonderful base to explore beautiful Norfolk.

Wendy & Tony really went the extra mile to ensure you have everything you need to enjoy your stay, from the tea, coffee, milk & kids drinks to board games & books for those rainy afternoons. We will definitely be back for another stay.

The cottage is very spacious and well equipped, and in a peaceful location, ideally situated near to Kings Lynn and all amenities. There are many historical places of interest to visit, including the National Trust and Sandringham. It is within easy reach of the North Norfolk coast and there are two heritage railways just about an hour away if you fancy a steam train ride. (NB. Stated location of the holiday cottage is 2 miles along Setch Road from the A10. In reality the cottage is just 1 mile, so you could easily miss the turning into the drive).

The rooms were spacious and comfortable with a good outside area for sitting out. The owners were friendly and offered a very warm welcome on arrival. Parking was ideal at the front of the property. Booking online was so quick and easy with no hidden extra costs.

The cottage was warm and cosy, well equipped and comfortable. It is ideally situated for visiting this area. The owners are lovely, friendly but unobtrusive. We especially loved visiting RSPB Titchwell Marsh where we watched the Marsh Harriers displaying and courting, as well as many other beautiful birds. As no boat trips run in January we drove an hour and a half to Horsey beach to see the thousands of grey seals up close, an unforgettable experience. And we thoroughly enjoyed visiting Langham Glass in Fakenham to watch the artisans at work, keeping old skills alive and producing incredible objects. Altogether a soothing and relaxing time.

Everything you need for a comfortable break

We liked the open plan as we had a wheelchair user which made it much easier for us.

The facilities were lovely and the environment very peaceful. It was well located to the places we wanted to visit so all round perfect for us.
