Marie “A beautiful play to stay.”
Lovely rural and peaceful setting. Just the play to escape to from the hustle and bustle.
- Marie, November 2023Thank you! Property Owner
Amy “Lovely home for the week with the added bonus of having a pool (and the RAF fly-bys too!”
). Welcome pack was very much appreciated. One thing we didn’t know was included was a washing machine (not in the listing or images that we saw, so we sourced a laundrette locally in Downham Market just in case, thankfully not required though). Great communication when we had issues with the jets not working in the pool and it was easily fixed. All in all 100% recommended, thank you.
- Amy, September 2023John “House was great, very spacious, all rooms large.”
The indoor pool is excellent. Surprisingly large (better than a hot tub!). Clean and warm, jets were fun. The highlight of the stay. Place is rather remote, which will be fine for some, but quite a journey to do anything else.
- John, August 2023Dear John, thank you for your stay! It was a privilege having you, hope you’ll visit Norfolk again soon. Kind regards, Tamara Property Owner

The farm house is a lovely saturated, a short scenic drive to the local town, the property is amazing with the swimming pool keeping the grandkids occupied night and day, the bedrooms are well set beds fine, spaces, and clean trough out the property, Tamara was always at the end of the phone, only downside was no TV's in bedrooms, but would highly recommend if like us used as a bolt hole for trips to Norfolk
- Martyn, July 2023Dear Martyn, it was very kind of you to write the review - thank you so much! I am so glad you enjoyed the swimming pool and the local area with it’s many delights! Warm regards, Tamara Property Owner
Susan “The house was lovely.”
Very spacious both inside and out. The beds were comfortable and the bedrooms large and decorated lovely. It has everything you need and want for the perfect family stay . The communication with the host when checking in and out was great, making both experiences simple. The pool is wonderful and perfect for a family. The garden is safe and secure for children and dogs and has lovely fruit trees growing in it. When we were there the cherry tree was full of fruit, which the children ( and adults ) were able to pick and eat. It was a great family weekend and I would definitely recommend the house for a relaxing, comfortable time away . There was nothing that the house did not have. Thank you for a great stay.
- Susan, July 2023Dear Susan, I am delighted that you enjoyed Ferry Farm House! Wishing you and your family all the very best, Tamara Property Owner
Maureen “I only live 50 minutes from Ferry Fsrm House but wanted a peaceful location, comfort and my own swimming pool.”
What a great week we had- me and my little dog! Cassie loved the safe wrap around garden as well as the dog park in Littleport. I loved everything about the large and very spacious house. The pool was perfect and scruoulously clean- as was the whole house. Having a great shower right by the pool was brilliant. I had a choice of 4 bedrooms- all dressed with quality linen and lovely towels. I am a light sleeper but slept well here. THE KITCHEN WOW! Every single thing you could ever need. A bread making machine, baking tins, equipment galore. Lots of crockery/ cutlery and every table item possible as well as glassware. WELCOME PACK I have stayed in many, many self catering properties and Tamara's hamper+ ' fridge contents outshone them all.Bubbly, butter, milk, juice, sparkling juice, bananas, jam, roasted peppers, bread ALL of the highest quality. BOOKS/GAMES A HUGE collection. Very impressive library. I can unreservedly recommend 'Ferry Farm House'. Thank you Tamara. Maureen and Cassie
- Maureen, June 2023Dear Maureen, thank you so much for a great review, it was an absolute pleasure to host you. The photos you took during your stay were amazing - thank you for sharing your artistic gift! Cute Cassie is always welcome to come and stay in Ferry Farm House! Property Owner
Mary “We had a fantastic time in ferry farm cottage.”
I would make one recommendation, and that is to be very careful driving on ten mile bank as there are big pot holes in the road. We unfortunately went down one and had to replace one of our tyres. So extra caution is needed.
- Mary, June 2023Dear Mary, it’s great to hear that you’ve enjoyed your stay. Sorry about your tyre, would you believe it that this road was fixed just a couple of years ago! Warm regards, Tamara Property Owner
Angela “Lovely owner , very friendly and helpful.”
A great welcome pack . Very quiet peaceful area .We have already booked to return.
- Angela, May 2023Dear Angela, thank you for taking the time to write a review. We are really looking forward to hosting you again. Kind regards, Tamara Property Owner
Gregory “Having done many cottage holidays, this was by far the worst.”
The pool was like a hot tub. The poolside isn’t wide enough so is a H & S risk. The heating was low with very little wood for the fire. I had to contact the landlady who said she put the heating up and for us to make use of the oil filled radiators. We were freezing throughout. Toyed with the idea of leaving and returning home. Would have but for the 4 hour drive. It is our first Sykes Holiday and things didn’t pan out. I will be writing to the Sykes Office requesting a refund or credit note (which may give an opportunity to redeem). Surely these cottages are vetted.
- Gregory, April 2023Sheila “Brilliant place for families.”
Really well equipped kitchen with good quality appliances and utensils. The pool is great no matter what the weather. The property is not too far away from shops and visitor attractions. We would love to return again.
- Sheila, March 2023Dear Sheila, you were delightful guests! Thank you for finding time to write a review and hope to welcome you and your loved ones again in the future. Warm regards, Tamara Property Owner
Karen “Lovely property with spacious rooms.”
The pool is definitely a bonus and used every day. Plenty of puzzles and games for rainy days. Kitchen was well equipped with everything needed.
- Karen, October 2022Thank you for your lovely review Karen. Best wishes, Tamara Property Owner
David “1 Back door approach from parking area need gravelling ,back door step needs safety improvement.”
step not finished. 2. Wood burner wrongly sited for use due to dining table . 3. Pool excellent but some cosmetic repairs needed. 4. toilet brushes in both toilets need replacing. 5.All light fittings above head height require cleaning. 6. Cooker rings loosing efficiency. half the oven does not work. 7. 2nd television would be beneficial in dining kitchen area. 8. Spacious property needs some TLC. 9. High quality mattresses but very soft.
- David, October 2022Thank you for the detailed feedback. We have addressed your feedback as needed, however as you advised us that during your stay everything was in good order, we were unable to offer any assistance. Thank you again for taking the time to leave us a review. Property Owner

Eley was beautiful and we used some of the recommendations on the arrival sheet. We felt extremely welcomed and would highly recommend.

Alison “The property was fantastic ideal for family and dogs.”
Couldn’t ask for anything more. The only downside was my experience with the customer service team at Sykes. Not at all helpful after realising within max 3hrs I had booked the wrong week they refused to contact the client to see about amending to just the weekend.
- Alison, June 2022Thank you Alison, it’s so good to know that you’ve enjoyed time spent at Ferry Farm House! Property Owner
Lisa “We have all had a fantastic week at ferry farm house, the pool was great and definitely made our stay!”
Tamara was great when a software problem occurred with the heating in the pool and from a few phone calls she thankfully sorted it out nice and quickly. The welcome groceries were also a lovely touch!
- Lisa, May 2022Dear Lisa, thank you for the review - it’s great to hear that you’ve had a fantastic week at Ferry Farm House. As for sorting out the hiccup in the system - I’ve just been doing my job :) Thank you again, Tamara Property Owner
John “We had a great week off at Ferry Farm House.”
The kids loved the indoor pool which is a major selling point. The kitchen and equipment provided was all better than expected - there was literally everything you could need and more! Kids also found choice of games has been amazing and my eldest daughter read 6 books from the library. Communication was excellent - Tamara dropped a message before arrival and when we needed to locate something she came back within minutes. The only items that may have been useful are access to hoover and a fireproof glove for the fire place which I know were on Tamara’s list to have for future guests! Location is remote, but you can be at the coast in 20-40 minutes and we also enjoyed a day in Cambridge
- John, April 2022Dear John, thank you very much for finding time to leave your review. We are so pleased to hear that you’ve enjoyed your stay in Ferry Farm House and hope you’ll be back to beautiful Norfolk soon. Property Owner
Kristi “The property is spacious and the garden was just perfect for our dog to run around.”
We didn’t use the pool a great deal but it’s a nice feature and I’m sure guests with children would love it
- Kristi, March 2022Dear Kristi, Thank you very much for your feedback - it’s greatly appreciated. Kind regards, Tamara Property Owner
