The Annexe

Lovely property in a fantastic rural location.

We loved the wildlife that wandered through the garden

The annexe is great very comfortable with lovely outlook.

Would love to stay again.

We had a lovely stay.

Toni and David were very helpful and offered suggestions of places to visit. Very well equipped although a pair of scissors would have been nice. The property was lovely. Comfy bed, excellent shower and peace and quiet. Lots of wildlife visited the garden including a deer and a hare. The local community pub served excellent food. We would recommend The Annexe

We really enjoyed our stay at the Annexe thank you Toni for being so friendly and making sure we were comfortable.

Excellent accommodation with all facilities in a beautiful location and welcoming host .

Perfect!

Lovely location, great views with deer, foxes, squirrels and peacocks.

first class cottage and a very good host in Toni,we had a great holiday here. Tom and Sheila

We had a lovely week staying at The Annexe.

Very comfortable accommodation and lovely to look out access the field and see deer most days. Toni the owner was lovely making sure everything was ok for us. We would definitely return.

A lovely peaceful place.

Comfortable, cosy & a lovely setting. We spent Christmas there. We had deer, peacocks & lots of other wildlife for company. The perfect place if want quality time to yourselves. G our dog loved it too. Great walks no need to use the car. We look forward to visiting again.

We really enjoyed our stay in The Annexe, its a great property in a lovely area of Norfolk.

Everything we needed was provided and Toni was a very friendly and accomodating host who was always available if required, she is also very knowledgeable about the local area. We would certainly recommend The Annexe to anyone who wishes to have a break away from the fast lane!!

Lovely place to stay.

Pub near by. The Annex is comfortable with all attention to detail covered. The towels in the bathroom were a lovely size and nice to use. Our host was friendly with nothing too much trouble. We even had deers in the garden on one da No where is very far away hand position for all the coastal areas. I would recommend taking basic food stuff for your first night, although Dereham is not far away and has plenty of supermarkets.

Our stay at The Annexe was amazing.

The accommodation was even better than expected and furnishings good quality. Hosts were very helpful. The location and grounds superb, so peaceful and quiet. A good location for the coast too.

Lovely surroundings, peaceful and private.

Owners very pleasant but dismissive when problems raised-loss of TV reception and lack of iplayer. No housekeeping mid fortnight ie clean bedding and towels. A good property in need of general upgrade. Lack of home comforts-soft furnishings, bed and bedding old and worn(we purchased our own, something we've never had to do!) Towels, poor quality(Primark). Cooker needs deep cleaning, dirty hob and hood. Pots, pans and cutlery poor. Toilet seats loose, one bolt rotted and seat came off! Price paid does not reflect value unlike your other properties where we have stayed. Would not recommend this property.

What a great place and location.

Very impressed, highly recommended. Loved the Peacocks.

We had a fantastic week at The Annexe.

Toni and David were lovely and friendly and on hand if you needed them. Facilities were excellent, it was warm and comfortable, well furnished, the shower was lovely and the kitchen had everything that you could need. The outside was well maintained; peahens and peacocks were daily visitors not to mention the deer. Instructions provided by Toni to find The Annexe were spot on and we found it without any problems. The Annexe is about 30-50minutes from the coast depending on where you go (Wells-next-the-sea, Cromer, Blakeney, Hunstanton) and there are plenty of nice walks (we used the All Trails app). Our week at The Annexe was our first visit to Norfolk and we had such a lovely time we’ll definitely be back. Thank you Toni and David.

Fab place to stay plenty of wildlife including Peacocks pheasants deer and foxes accommodation was great scenery outstanding and our hosts were so friendly we had lovely weather and visited plenty of places of interest would recommend this place and have intentions of visiting again in 2026 our little dog had a ball and enjoyed his stay Brian & Eileen

The owner Toni met us on arrival and was a great Host throughout our stay.

Property was perfect for a couple with an open garden for us to walk our dog around.. Peaceful and quiet place to relax but within easy travel distance or Norwich and King's Lynn. Would stay again.

Had a lovely 4 nights at the annex the outside space is great for dogs but watch out for the peacocks .

Very comfortable and well equipped annexe with very easy access to main roads and towns in Norfolk

Ideally situated in a very large garden with wild life in abundance and within easy reach of very interesting National Trust and English Heritage properties as well as the coast.

The Annexe is over equipped with crockery when it is only suitable for one couple which leaves little storage space for food stuffs etc. The week was very enjoyable made better by the super weather and the unobtrusive hosts, Toni and David. David & Celia.

The Annexe is a lovely cottage in a great peaceful location.

There is loads of private outside space to sit quietly, and the coast and many Wildlife and National Trust places are within a half to one hour drive away

A very nice cottage, situated in a quiet rural setting.

Didn't get to meet the owner, due to circumstances, but Toni, was contactable, by phone, when we had a couple of questions. Bed was very comfortable, and we got some of the best sleeps, possible. Unfortunately, the weather wasn't great, so we lost a couple of days, due to rain. The cottage makes an ideal base, for visiting the area, and can suggest a trip to Pensthorpe Nature Reserve. Would happily recommend, The Annexe, to anyone visiting Norfolk, and hopefully, we will return.

Excellent in most ways only negative was the lack of hot water pressure.

It took a very long time to get hot water. If it had not been for that issue would easily give it 5 stars.

Met at the property by the owner, shown round the accommodation and what was on offer, nice friendly welcome and a very nice place to stay and visit all the touristy and historic locations around Norfolk!

I would book again the the future if we were in the area.

A lovely location and setting for exploring the north Norfolk area.

The annexe was well equipped and made our stay very comfortable. Thank you to Toni and David for being friendly hosts.

Stayed at lot place due been evacuated from my home address billing aquadrome Northampton 4th time flooded this year just get kicked out found this place booked it gone 11pm next day the owner text me information needed incase didn't have it at 11.

a really lovely cottage in a really lovely location, dog friendly - perfect for us, lots of walks.

Amazing views from every window, met the peacock family! Secluded, peaceful, perfect.

The annex should be on prescription.

The quietness and the relaxation make it the perfect place to stay. The wild life that you see pass through the garden is worth the stay by itself. It is also the perfect base to explore Norfolk. You are not much more than a hour away from anywhere you want to visit.

The Cottage is lovely and in wonderful surroundings with large grounds, peacocks roaming around very peaceful, The shower is not brilliant can use but takes a while for the water to warm probably due to wind power electric, cottage clean and comfortable, Mattress on the bed very soft could do with new one The Hosts lovely people very friendly

Toni and David are fantastic hosts, the Annexe was comfortable and had everything we needed a real home from home.

Garden is huge and our young pup Jak thoroughly enjoying stretching his legs every day. Situated well for getting out and about and was amazing to see the peacock families most days and a deer in the woods to the side of the property. Thank you for sharing your wonderful home.

Lovely property!

We have stayed a couple of times previously and returned because it is so good! Nice and private with great views across the adjacent fields. Bed and furniture very comfortable, well fitted kitchen and shower room. Got visited by the local Peacock and his family most days! Central location with easy access to the coastal resorts.

lots of visitors return, and when you stay you can see why.

Very peacefulnd comfort

Great accomodation with lovely big grounds fantastic for our doggie.

Owners very friendly and we appreciated the goodies we found on arrival. Highly recommend the Annexe. Would go back again.

The property was delightful and very comfortable in extensive gardens and the owners were a pleasure to meet.

Thank you. Some milk, tea bags, sugar and an extra toilet roll would be greatly appreciated to avoid having to shop the next day. We had a very enjoyable and relaxing holiday. Thank you again, Eamonn and Terry

My husband, our dog & myself had a super peaceful, comfortable, week staying at The Annexe for the last week of May.

It is situated in a lovely countryside area with far reaching views across the flat lawned garden and then fields beyond. We constantly kept looking out for wildlife from the lounge windows, it was as if we on the set of Spring watch! Hares, deer, muntjac deer, pheasants, a lovely pair of thrushes, blackbirds a many, a pied wagtail. They all seem to be quite at home mooching about close to The Annexe, but so glad we had our binoculars with us too. A lovely stay, we certainly would love to go back soon.

The Annexe is an ideal central location in Norfolk.

Norwich is not far away and the Norfolk coast is within easy reach. The hosts are friendly and welcoming and very helpful, if you want any advice about visiting interesting places for your holiday. Dogs are very welcome here. The Annexe is very comfortable and nicely set out, with a lovely rural view of open fields and everything you would want for a holiday stay.

Lovely cottage spotlessly clean.

Very welcoming hosts. Hope to be back

A wonderful place to stay.

Toni and David are lovely, friendly people. It was worth every penny. We would recommend it to anyone. Jean and Rob.

This was the first holiday we've ever booked where the property was attached to the owners home.

Prior, we had reservations that we wouldn't be able to relax and would be conscious that we could be encroaching on someone's private space. That couldn't be further from how it was. We had a very peaceful and relaxing holiday and the annexe was a lovely and peaceful place to stay and we didn't want to leave. The accommodation was lovely and the garden is such a nice place to walk around. Its a great base to explore and our dog enjoyed the many off lead walks around Norfolk. We hope to return.

It's a lovely cottage, very well equipped and very central for so many places to visit.

The owner was lovely; very helpful and friendly. It was lovely waking up to so much wildlife too: deer, peacocks, rabbits, hares and Woodpeckers. We'd definitely recommend this cottage.

The Annexe is the perfect place for a relaxing and enjoyable holiday and the owners are really nice people.

Beautiful place to stay with everything you could want provided in the Annexe

We thoroughly enjoyed our 4 night stay at The Annex, perfect location for exploring Norfolk, we had lots of wildlife visiting the garden, which kept our Spaniels nose incredibly busy!

! The huge garden isnt fenced & because of the wildlife we had to keep our dog on a lead at all times. The cottage was warm, comfortable & well equipped, with freeview TV. Could do with bedside rugs, as it's completely tiled floor. Had a warm welcome from owners & would highly recommend

Thank you.

I had a lovely stay, very peaceful and everything you could need for a home from home. Lots of walking nearby which was great for my little dog.

I beautiful place to stay, totally recommend it to any one

Beautiful accommodation in scenic setting.

Had a fantastic week

What an amazing short break,we loved it,only wish we had booked to stay longer, the Annexe was exceptional.

Hope to return maybe in the autumn !

The annexe was lovely and exactly how it was described.

It was very clean and tidy. Plenty of space outside for our dog to run around in. Would definitely recommend this place.

Me and my girlfriend only had 4 days at the annex but we wished we had more we had such a lovely time here stunning house with a stunning view we will definitely be coming back we met the owners and such lovely people can't recommend this place enough.

Can’t fault this little Annexe.

It was very homely and had everything we needed. The grounds are beautiful and extensive, which was good for our little dog. We really enjoyed our stay, and would certainly go again. The proprietors were very friendly, and helpful. All good.

Perfect holiday accommodation in a peaceful setting.

Everything in this property is of a high quality, it is the best place that we have stayed in!

A lovely, cosy, well equipped, exceptionally quiet escape from it all in a great location to explore Norfolk.

All you can hear is the birds (including some peacocks next door) Deer pass through the garden. Sadly it was too chilly to sit outside and enjoy watching them during our stay. Would be great in warmer weather. Lots to do within a few miles if you enjoy walking, history, countryside, the coast and small market towns with independent shops. Highly recommended.

Ideal location for touring the Norfolk Broads Thoroughly enjoyed our relaxing stay in this peaceful location set in beautiful grounds which our black lab enjoyed.

Toni and Dave were lovely and very helpful, nothing was too much trouble and they were not intrusive at all, The Annex is extremely well planned and comfortable with every detail thought of, cant wait to go again.

A very relaxing week spent at The Annex so peaceful , would definitely recommend it.

Thank you

Fantastic property in a great location with everything we needed.

Highly recommended.

Toni & Dave were lovely hosts & very welcoming, generous and supportive.

The Annexe was absolutely lovely & perfectly equipped and enjoyed every moment of my stay there with my dog. Vast grounds for us to enjoy and can imagine it would be even more enjoyable in the warmer months. I look forwards to returning in the future & sincerely recommend it.

We really enjoyed our stay at the Annexe.

From finding a very generous welcome pack on arrival we immediately felt at home, and the owners kindly paid a visit to check that we were happy with the property. The Annexe is very well equipped and furnished to a good standard. The property is situated in a very quiet spot and is excellently sited as a base to explore the whole of north Norfolk. Highly recommended.

Wonderful stay at the annexe.

Well equipped, beautiful surroundings, and the owner Toni was very friendly and helpful, without being obtrusive. Would certainly recommend, and hope to stay again soon.

A delightful setting with peace and quiet

Such a relaxing cottage in the most beautiful grounds.

Toni was so welcoming and the complementary Malbec was a lovely surprise. We (including our pup) had the best time.

Great location to explore from , the Annexe is in a lovely spot with a great garden for the dog to run freely Would highly recommend

Quiet location so wonderful relaxing place to stay.

Very comfortable and lots of space for a 1 bedroom cottage. It has lots of natural light which is a bonus in the summer. Underfloor heating is a great option as it always felt warm and welcoming.

Had a Great stay at the annexe.

Everything as described. Comfy bed. Tiled floors throughout - perfect for our dog. Really enjoyed the outside space as no fences and felt surrounded by countryside. 2 windmills were very quiet as described (and great for the environment) . Owners were friendly but not intrusive. Some lovely villages within 30 min drive - Cromer, Wells etc a little longer, but a really good base to come back to. We never go to the same place twice, but would definitely recommend a visit here.

Lovely get away holiday home, the owners was able to accommodate me even though I only gave 2 days notice.

Enjoyed the underfloor heating, lovely peaceful place felt very calm and comfy.

A good location to get to all the North Norfolk coastal centres - lots of long walks available, away from the sort of people who didn't seem to realise there was a pandemic!

The cottage is lovely, even with some items removed due to the virus. Had a really enjoyable week with pretty good weather.

the peace and quiet was just what I needed it was a wonderful lovely rural location great for writing and relaxing and switch off from the world outside if you wanted to but equally placed to visit all the visitor attractions if that is what you wanted to do aswell

Very comfortable warm well resourced annexe.

Great location for dark skies.

We enjoyed the quiet and peaceful surroundings that the Annexe provided, along with the large grass area next to the wood - spotting the odd Deer strolling slowly through the grounds, was a bonus.

The underfloor heating kept the Annexe very warm and cosy, in this spacious property and made returning after a cold day out, very attractive. Near-by attractions such as Castle Acre and Castle Rising are worth a visit, as are the Walsingham Abbey Snowdrops.

Fabulous Annexe - best we have ever visited- deserves five stars

The Annexe was a beautiful relaxing property to stay in.

Tranquil, very well equipped and we were touched by the welcome gifts. We were given a very warm welcome by Toni and Cha Cha! (pet dog) Perfect location to visit all the places we had planned to visit.

This is an absolute gem of a place to spend a week, both hubby and I didn’t want the holiday to end.

The peace and quiet helps recharge your batteries and the wide array of wildlife visiting the huge garden Are a joy to see and make even the dullest, wet day great. The owners are a lovely couple who are on hand if needed but unobtrusive otherwise. The property is very well equipped and the washing machine and tumble dryer are a godsend. Have stayed in a number of Sykes cottages but this one is by far the best yet. Highly recommend a stay at The Annexe.

Very peacefully and secluded setting The Annexe was comfortable and relaxing Loved the nearly daily visits of the local wildlife passing though the garden / field a family of Peacocks and the very shy Monk jack Deer amongst others.

Good base to visit the area like Kings Lynn, Walsingham with lots of the local villages near by and of course Sandringham Estate.

The annex is a really nice cottage for the perfect getaway, the cottage was spotlessly clean and really comfortable and the owners Toni & Dave were really welcoming.

I would definitely use thi property again.

It was the best property we have rented The situation was peaceful, the owners were very friendly & welcoming and the facilities were perfect.

Really enjoyed our week there. Thank you

Very welcoming on arrival by the owners mother, Did not see anybody after that but had contact information.

Lovely open countryside views from garden.

we had the best accommodation ever!

Lovely peaceful cottage in rural setting, wonderful bed slept really well. Would highly recommend staying here and we will stay again.

The annexe was very clean and set in beautiful surrouñdings unfortunately our dog was very unwell while we were away but Toni pointed us in the right direction of a very good vet so thankyou for that Toni.

Also our bed was extremely uncomfortable it was so soft it offered no support to our backs And i ended upwith a really bad back of which i could not sleep.itcould do with an indoor clothes rail to hang towels and washing on as the heated rail Inthe bathroom was not big enough to hang all the towels. Also the settee was really soft to sit on thankyou for the wine and cake .a little bit of milk would have been handy and also some washing up liquid which i took as the shops were not very close by, butitwaslovely to walk round the property with our dog

The Annex was exactly as described and had everything you could wish for especially if you intended to stay more than a week, Washing and Dryer, outside drying facilities and all the basics inside, tea, coffee and washing and cleaning materials.

The wildlife that came to the lawn outside was fantastic. A very good deal.

It was so peaceful and quiet which is exactly what we wanted.

The Annexe is a good base to stay in to reach all the interesting destinations. The Annexe was clean, warm at night with the underfloor heating, and best of all, no traffic noise or bright lights. Perfect for relaxation after a busy day exploring. Everything was provided in the Annexe from books, puzzles, tourist information, spotless clean rooms, fully stocked kitchen. The outside dragonfly windturbines were so quiet and even when the wind was really blowing, we were never worried by any noise.

Enjoyable two week holiday, The Annexe is ideal for exploring North Norfolk and further a field.

. Plenty of outdoor space and wild life visiting the garden. The night stars were amazing. Toni is very friendly and welcoming. Would recommend to others.

Thoroughly enjoyed our week at the annexe, a quiet and relaxing base to return to after a day out and about exploring Norfolk .

The owners were very friendly and helpful, property very nice and very well equiped, the owners seem to have thought of everything. All the best and many thanks to David ,Toni and Cha cha from Bob , Claire and Billy .

Clean, comfortable and private.

Large garden for the dog but no patio area with comfortable seating for you to enjoy the views across open fields, which was disapointing as we had really good weather

The Annexe is great, it is spacious & comfortable, everything works, although slightly difficult to find the right switches for items in the kitchen - perhaps they should be marked?

We did find everything but inadvertently turned the fridge off for a short time & had trouble finding the right switch for lights above the stove. However these were small things which we sorted out. The signal on the tv needed fixing & that was done very soon after we mentioned this & then was fine. The Annex is in a very peaceful setting, easy to find (with satnav & Toni sent good directions). The location good as it is in between King's Lynn & Norwich & not too far from the beaches so we visited everywhere we planned. It's a place I would definitely recommend to others & stay in again.

Just a problem with being elderly could not get up step without help.

owners were lovely

Cant think of anything at all.

the place was perfect, lovely owners and we had a really lovely time. Norfolk is great.

Really lovely place, very peaceful and tranquil in the beautiful anorfolk countryside.

Glorious Views overlooking fields. Owners very accommodating, letting us in earlier. Would recommend.

A comfortable cottage and a good location to visit inland and coastal resorts.

The cottage was situated in quiet and peaceful surroundings.

Excellent place to relax and unwind comfortable and clean my dog rocky loved it to

For the perfect quite holiday break I can recommend this site.

Brilliant apartment with everything you could need.

Tastefully furnished and very comfortable with under-floor heating. Quiet, rural location but easy to find from directions. Views over farm land but convenient for visiting most parts of Norfolk.

A splendid cottage in a beautifull region - 5 stars!

Very comfortable annexe with lovely peacefull views and surroundings, nice owners and very plushly done inside, everything you need for a tranquill break in this sucj busy lives we lead and the dog also had a great time.

Very nice location.

Peaceful location.

Great for visiting Norfolk. The Annex was very clean and had all the facilities we needed to be able to enjoy the week away. Would recommend *****

Very relaxing

We stayed for 28 days and we were very comfortable.

Facilities were excellent, loved the underfloor heating and the bed was extremely comfy! Tranquil location and plenty of dog walks.

The property was beautiful!

! Very clean and everything prestine. Liked the visits from the Peacocks and Partridges and other wildlife every day! Also enjoyed the 'goodies' left by the owner on our arrival. A very welcome place to come home to after travelling around the wonderful Norfolk countryside!

The cottage was beautiful and so well equipped The owners had thought of everything for us and were so very hepful.

We will defenetely go back sometime

Good central location A superb clean and we'll equipt unit in beatifull surroundings Would defiantly rebook again A fantastic relaxing break
