“The accommodation was excellent.”

The owners had made some changes and it was even better than we expected. The beds were very comfortable and with en-suite bathrooms no need to make a trek to the main bathroom. The combined lounge dinner is big with plenty of room for 6 people. Dishwasher is very handy. Washing machine and tumble drier means you don’t have to take so much clothing. Everything was clean and tidy. And did I mention the garden? That’s very pleasant too with table and chairs for sunny days. Everything ...

Everything we needed was at hand with shopping centres only a 10-15 drive away. The owners are friendly and very accommodating. If / when we go back to Norfolk we know where we’re going. I heartily recommend this cottage with its long corridor which is something else!

“Contact from owner very poor - never introduced herself all week.”

No welcome basket. No guest book to record our feelings about the property. No guide to any of the appliances. No heating in the property, bearing in mind we are all in our 70's, rectified after contact with Sykes via email from the owner- she only lives less than 100yards from the property. Don't know when the bed linen was last replaced? It is all on its last legs. Have Sykes carried out a recent inspection on the property? We have stayed at many Sykes properties, but this falls way below your usual standards.

I’m sorry we never got the chance to meet during your stay. I was feeling quite unwell and didn’t want to spoil your holiday by possibly passing it on. As Sykes sends the opportunity to give your feedback we don’t feel a book is necessary. The heating is underfloor and there is an electric fire to use. We are always happy to be contacted with either a call, text or knock on the door. The bed linen is only a few years old and is correctly laundered after each use. “We had to cut our stay short as our little dog was taken ill.”

However in the three days we spent there, we found interesting walks and the property is very spacious. Two very adequate bathrooms and a shower room however no shelves or cupboards in these rooms so nowhere to put things. We brought a small folding table to put our toiletries on. We were cold, mainly because of the french doors in bedrooms and lounge, glass is very cold at night. Everything very clean. The local pub caters for high end customers. Need to drive a few miles to get groceries.

“In general we did enjoy our stay and the weather was on our side throughout the duration but a few pointers needs to be addressed, the sofas really need to be updated very warn and scratched, the single armchair reclines and it was filthy by the feet, lots of cracked floor tiles.”

I do assume the floors are mopped before knew comers arrive but by a single wipe the floor was actually really dirty, our feet were black walking around. The spring mattresses are very uncomfortable. We couldn't work out why it's dog friendly but not aloud on beds again this is off putting and should be in the description when booking and not when you arrive. Really needs some sort of flies, wasp and insect protection like door nets so they can be left open for air. One fan throughout the whole lodge is not enough. So hot in evening and at night because all windows have to be closed. Garden furniture is not the same as sykes pictures. Its a Pub bench instead of rattern furniture. Smoke alarms were covered in fly residue which is in the kitchen area and knife and folk try should be in a draw as flies kept landing on them. We didnt use the wet room bathroom as floor was dirty and stained. Apart from that the hot tube was lovely.

Thank you for this feed back. We have updated the sofas and I think you will find these immaculate and very comfortable. The floors are mopped with hot water and floor cleaning products every week. We have replaced the mattresses in both double bedrooms and no dogs are not allowed on any of the furniture. This is stated in the small print when you book Mill Lodge, I’m sorry this caused you annoyance. Unfortunately with the location of the cottage insects are a constant battle. We have tried door nets and they were complained about as they were getting in the way. We will look at acquiring some more fans for the property. We have also undated the garden furniture and I believe this is very comfortable. The smoke alarms are cleaned regularly, I can only apologise that these were missed on your arrival. The cutlery is now in a drawer. The wet room floor has been scrubbed clean, but has unfortunately discoloured. We hope you will give Mill Lodge another chance. Property Owner

“The photos of the garden furniture and the lounge are outdated no comfortable garden furniture.”

The mattress on the double bed in the large room needs replacing as the springs in it make for an uncomfortable nights sleep. The whole bungalow was unbearably hot the whole stay and windows and doors could not be left open due to influx of flies. There were fly papers but these were ineffective for the amount of flies. There was one stand fan in the bungalow that was not nearly enough to cool it. The lounge furniture had seen better days and was very tired and worn. This would be a lovely place to stay given a little care and attention with added addition of fly screens.

“Mill lodge was big with widened doors and fully wheelchair accessible inside .”

It was very clean on arrival and tea coffee and milk provided to put you on until you got your shopping. Having read previous reviews about a very low settee we were relieved to have a perfectly reasonable height comfort settee . Although nearly an hours drive to the coast for a dog walk it was worth it to come back to the comfort and seclusion of Mill Lodge . The hot tub was great for relaxing . We will definitely book again .

“We had a lovely week with adult family and our dog.”

It is rural so lots of walks. Drive to beach and lots to see in area but knew all this when booked. The pub is quite posh and expensive only had a drink one evening. Lots of room my dog loved running around the secure garden and hallway. Hot tub lovely some manual jets. On the last night it was cloudy. Smart TV wifi ok. Negatives. Things that could be improved Very basic info on wall, no instructions for any of the machines or hot tub. Had to request WiFi code. Photos of lounge and garden are different as furniture is not the same, not as good. Still low for anyone elderly or disabled. Only two fold up chairs in garden and bench seat no BBQ. Wet room could be safer bars to hold, shelves to put items on eg toothbrush etc. I would not want to disabled as still no bars to hold ( previous comments have not been actioned ). Very small sink. Flush random noisy Taps in bathrooms are very difficult to turn on modern style but not great to turn. The grill did not work on oven only found out last day. I didn’t want to leave negative comments as we really enjoyed our stay.

“The property and location was fabulous as was the owner of whom made us very welcome.”

The accommodation is absolutely great for the more able and children as it offers a safe place both within the living area and garden. I had an accident a few years ago and that has regrettably left me limited to getting around unaided. With that I'm mind, whilst l enjoyed the stay, please bear I'm mind that small things matter, such as. Handles within the wet room was not within the shower and the towel rail was near the shower, which meant the towel would get and nothing to hold onto when showering. Being slightly unable to stand balanced alone, a few shelves for things at easy reach like tooth brush, razor etc would have been most helpful. Please note this is not a moan as l would definitely go again, but hopefully it may be of assistance.

“The bungalow was lovely and in a great location.”

We had a problem with the wet room and one of the other bathrooms as neither had any grab rails and was difficult to get husband with reduced mobility to get up. The garden had a picnic table with fixed benches which non of us could use. The settee was unsuitable for older people as too low and none of us could sit comfortably on it and then couldn’t get up! On the plus side, when the tv broke, Gemma went straight out and bought a new one. Also Gemma informed us that they were going to replace the settee. As a carer who works with elderly adults with learning difficulties I am more aware of the needs of the disabled and when voicing my concerns about lack of grab rails to Gemma, she seemed to take it onboard. Gemma was lovely and as I said the bungalow is fantastic.

“A very well maintained place to stay.”

Everything was in place when we arrived. I would have given it five star, but the seating in the main room we found difficult to use as the custions were poor and low. Anybody with walking problems would find it difficult to get up out of the seating. Looks really good on the pictures. It did not spoil our holiday as Gemma the owner was very helpfull if we needed anything. Mill Lodge is in the middle of Norfolk so found travelling to different areas very easy and lovely to visit. We had oxygen bottles delivered to Mill Lodge for my wife, Gemma took them in for us and making sure they were safe to collect. Many thanks Gemma for your help. Overall a very nice place to stay and can recommend this property. Hopefully you find my review helpful

“Had an absolutely lovely week at Mill Cottage.”

The host were lovely and friendly and left us to ourselves but were there if we needed anything. Mill Cottage was exceptionally clean and tidy when we arrived. We certainly wouldn’t have any hesitation stopping there again. The only reason we didn’t give it 4 out of 4 was due to different garden furniture and no barbecue. We did find the picnic bench rather uncomfortable and stopped us spending more time in the lovely enclosed garden area. Definitely a top class place to stay. Thank you for a lovely week away Matt

A visit to The Brisley Bell is a must! Little tip - the TV isn’t a smart one, so if you want to watch anything other than the basic TV channels, take a firestick or lap top to plug in for Netflix/Amazon etc.

Yes it had a ramp to property and wet room.This wet room was dangerous no rails inside shower apart from one at side. Floor slippy nowhere to put toillitries. Furniture in room saggy and too low if I hadn’t taken a firm cushion in car I wouldn’t have anywhere to sit.Also dining chairs too low. This cottage ideal for families with children and reasonably fit people but should not be advertised as wheelchair friendly.The week we were there surrounding area was like a building site,A wagon arrived at 6 am waking us all up. The friend with us was poorly due to all the stress that faced her

A riser/recliner chair in the lounge area would benefit a wheelchair user. Also a shelf in the ensuite wet room would be handy as we had to put toiletries/medical aids etc on the floor which was not ideal.

The enclosed garden was excellent for our dog, who also enjoyed her morning and evening walks on the Amazing Green!! It was an ideal base to visit both the coast and also inland attractions. After going out it was lovely to come back and relax in the Hot Tub. Gemma the owner was very nice and friendly when she greeted us. Ideally, the second non-disabled bedroom needs a King size bed for a better sleeping experience. Overall, Mill Lodge is very well equiped and was an ideal base from which to explore North Norfolk.

Very accommodating. Clean . Facilities good . Owners very friendly. Couldn't fault it at all in any respect but if I was nitpicking could do with fly screens or something because of the flies and wasps. I suppose its expected cause it's near farmland. We stayed during warm weather and keeping all windows closed is not the preferred option. But the main thing is we enjoyed our stay and would definitely book the Mill Lodge again

“This cottage was in a lovely location, and its facilities were excellent.”

Very easy for access and movement for a wheelchair and on the whole well-designed to assist people with reduced mobility. My one criticism is with the photographs to help people when making a decision. There were no photographs of any of the three bathroom/Wet rooms. I feel that any property advertised as suitable for wheelchairs needs to show the bathrooms. Also a floor plan is very useful when gauging space for transferring from a wheelchair to a shower chair or to the toilet. I find I am always concerned until I arrive at a new place, particularly with this aspect of my holiday. Now we are happy with this property we will certainly return in the future.

“We had a lovely week in May/June 2022.”

The property is ideally located to visit all the villages in the surrounding area and the coast. Wells and Cromer are close by and we had a couple of lovely sunny days so we could make the most of the beach. There are some really pretty villages in the area. The local pub is fantastic with amazing food. We went away during the Queen’s Platinum Jubilee and there was a fabulous event held on the cricket pitch and everyone was very friendly and made us welcome. There are lots of places nearby to eat and we had some fantastic meals. Most places are dog friendly too so our dog came with us everywhere. The only down side is that I have put on about half a stone! The property is ideal for dog lovers and would be suitable for wheelchair users as it is all on one level. There is a safe enclosed back garden which our dog loved. The wifi is not great which caused a bit of an issue as I had some work commitments. But not a problem if you want to get away from the outside world. The furniture and hot tub are a bit dated but this is not a massive issue. The hot tub makes a bit of a grinding noise and the jets are not very powerful but it still works fine. The beds are comfy and there are 3 bathrooms. There is a washing machine, tumble dryer and iron which are always handy. A car is essential as, apart from the pub and church, there is nothing else in the village. We would definitely recommend staying at this property.

The large bungalow was very clean with good facilities. It had everything needed for a comfortable and successful holiday. Ideal for anyone with restricted mobility/ wheelchair friendly. The garden is totally secure and the hot tub was fab! The lovely owners are on hand if there are any issues but respected your privacy. We all enjoyed our stay very much, there’s plenty to do within driving distance and a dog friendly (upmarket) pub across the road. Perfect place for a relaxing break.

“Positives The cottage is lovely , was clean and tidy The area is nice and quiet with good parking The owner was very nice and helpful The main bedroom is great size with good facilities Great washing machine, dish washer and tumble dryer very handy Negatives The hot tub is nice but some of the jets were not working and the last 2 days we couldn’t go in it as the water turned green despite us all being cleanly.”

The bed in other double room is so uncomfortable and so slept badly in there The reception and signal on TV was not great Outside the kids stung themselves on some stinging nettles by the hot tub these need to be removed The taps in shower in main bedroom are really hard to move and my mother was unable to manage this so had to do this for her, the room is for someone with limitations so need to consider this What would have made it better Having extra couple of cups and plates as there is only 6 of everything so kept having to wash up or have dish washer on when only half full The chair legs having some cushioning as when they scraped against stone floor it was so ear piercing Welcome pack of at least milk, coffee, tea and biscuits would be good we had to go straight out to shops which were 7 miles away The listing mentioned games and books but there were none there which was a shame as would have bought some with us if we knew this No cushions on sofa which would have been nice for comfort Cushions on outside patio would be lovely as hard to sit on for very long There was funny smell in bunk bed room so good to air rooms a bit with windows open etc Tips Don’t leave doors open to garden when it’s dark as room will be full of knats in no time

One tiny thing some of the taps very difficult to turn and the shower in the disabled bathroom was very difficult to turn on and off maybe change the thermostatic shower over for a Grohe eurosmart lever shower this would solve the problem. Apart from this tiny problem we thoroughly enjoyed are week here and would recommend it. Ps the host Was very helpful and nothing was a problem .

“This area where this bungalow is so peaceful and beautiful.”

The back garden is secure so don't have to worry about dogs getting out. It is 45 mins drive to all the lovely beaches and forests we wanted to see. Negatives the beds are so small and uncomfortable and the garden furniture is missed match. Couldn't eat in garden as table was to high and the chairs didn't have cushions so that was a let down. The hot tube needs maintenance as. All jets didn't work at same time. Try everything but couldn't get them working. Needs a bit of tlc inside cracks in wall and floors and tiles lose and bathroom looks dated in main bedroom. But saying all that it was priced right so things like that didn't bother me much. Had a great 7 nights there with 3 adults and 2 dogs and will go again.

“This is a fantastic cottage in a beautiful, quiet village.”

The enclosed garden is perfect for dogs and there are lots of great walks from your doorstep. The hot tub is a great feature and the nearby pub (2 minutes walk) is one of the best I've ever been to! Further afield, the North Norfolk coastline is only 30 minutes drive. All in all a fantastic holiday - thank you!

Kitchen of property extremely well equipped. Friendly & welcoming owners close to hand if needed but not obtrusive, left us to our own devices but made it clear they were readily available if help needed with anything. This property was particularly good for our 3 dogs who were also welcomed. Hot tub was a very welcome bonus. Location of property was close enough to beaches & local towns for us to help make a great break. We would recommend this property to all. Thank you for a lovely stay!

“Mill lodge is a great base to explore the North of Norfolk.”

It’s secluded garden is great for dogs and kids to play. My only advice would be they could do with a couple of fans as there are only doors in the bedrooms and no windows and unless you are prepared to leave the doors open all night there is no air circulating and also my parents who are a little unsteady on their feet had to use the middle room as we had the cot in the big room and there are no grab rails in the bathroom to help. Apart from this we had a fantastic time and the hot tub is a great way to chill on an evening

“Advertised as pet friendly but on arrival after reading the card found out dogs NOT allowed in the bedrooms.”

This created a problem as our dogs always sleep in our room and I take my own bedding to make sure they do not cause a mess if they jump on the bed. The Lodge itself was a good wheelchair friendly layout however the underfloor heating does not provide much warmth on the colder days as it is on a timed thermostat that cannot be accessed. The toilets in the double bedrooms had an airlock so made an awful lot of noise when flushed and the end bathroom had a strong gas like odour presumably from the boiler. The Hot tub is under a tree so we did not use it as anticipated the leaves falling in the water and any rain on the leaves dripping on to us. We have a hot tub at home so luckily this did not affect our stay. We met the owner on arrival but then only saw her briefly when she arrived home in her car...she did not give a friendly wave or stop to enquire if everything was ok. I feel strongly that any rules such as the no dogs in bedroom rule should be mentioned on booking as this would have definitely made look elsewhere. As it was I had a stressful week trying to keep the dogs out and listening to them cry and have unsettled night...I ended up sleeping on the sofa to be with them. The negatives are a great shame as on arrival the property had a wow factor and the garden is a good size to relax in on a warm day.

A toilet seat broke on second day and was not repaired all week.. We asked about the hot tub temperature but never got a response. She was not available when we left. Very disappointed with her attitude. The property whilst good for people with disabilities needed some attention. Mattresses and pillows uncomfortable, toaster needs updating, placemats tatty, The hot tub did not function properly and was not very clean. Oven grill did not work neither did the extractor fan. “We have stayed at Mill Lodge Twice before.”

It is in a fairly central position for exploring Norfolk. The Lodge is very comfortable. Both my sisters and I have Arthritis we are in our sixties, and everything was accessible as it is all on one level. The garden is large backing onto woodland and secluded with a Hot Tub to soothe your aches and pains, and safe for our two dogs to play about. Mrs Bidewell the owner is very friendly and available to help if anything is not as it should be.

“Very well laid out cottage.”

Access to the garden and the hot tub through the en-suite rooms was a good design feature. Good that it was tiled throughout as we had dogs and it was a particularly wet week. The washing machine and tumble drier were useful as we had one small bath towel and hand towel each for the 5 days and as we were showering daily and using the hot tub they got pretty wet quite quickly. I would recommend that customers might like to bring an extra towel for the hot tub. Good sized fridge freezer, and a very easy to operate cooker were great - and good to have a dishwasher. The cottage is well designed for wheel chair users I would imagine, although we can't vouch for that personally. The location was very quiet and rural but is not too far from the wonderful city of Norwich. It is also in reasonable proximity to the North Norfolk coast. You would need a car (or to be fit cyclists) if you want to do anything more than just relax, chill out and go for country walks. You will need to bring your own toiletries/soap/dishcloth and hairdryer as these were not provided as far as we could see. The lighting throughout was sufficient to read and do our jigsaw, which is a bonus as it is often dim in lodges we have stayed in in the past. All in all, a good cottage with lots of plus points.

This is second time we have been here and know what to expect so had a very good time,if you do not know you will require to take all food as there is nothing ,when I say nothing I mean nothing so take everything,there are plenty of shops nearbye,also no instruction for anything ,one tip dryer will require water collection at top empted or will not work,the toilet at top of building can be heard everywhere when flushed,

“There were no kitchen towel or hand towel or washing up liquid.”

In fact nothing a all for to help us to keep the kitchen clean. Even when we left there was no brush etc to sweep up. All through cold stone floors. We did phone and ask for a heater which was given, but only heated a small area. The inside is fully open plan, nothing to shut the lounge and kitchen off from the corridor leading to all bedrooms. These consisted of one disabled en-suite. which my husband used as it was the only room with a proper shower and even that wasn't very good as the water didn't run out very quickly. The next room was a bedroom with en-suite, but the bath was only half size, with a large seat and half size bath, no good for me. I therefore used that bedroom and had to walk down the corridor to use the bathroom. The 3rd bedroom had bunk beds. The garden - none at the front, but very small at the back, not big enough for the dogs to run around in, and was covered in leaves, under which my husband found a lot of dogs mess which hadn't been cleaned from previous occupants. Not very nice. Definitely WOULD NOT recommend to anyone else. Brenda and Barry Cunliffe

Mill Lodge is a ground floor cottage in the village of Brisley in Norfolk.

The cottage sleeps six people and has two double bedrooms with en-suites, a room with bunk beds and a family bathroom.

It also has an open plan living area with a kitchen, dining area and sitting area.

Outside is off road parking and an enclosed lawned garden with furniture and a hot tub.

With its neighbouring cottage, Mill Lodge sleeps up to thirteen people in peaceful Norfolk countryside.

Mill Farm Cottages

These two detached cottages are located on a non-working farm in the pretty North Norfolk village of Brisley. Both of these Brisley cottages have been beautifully furnished and have full wheelchair access (on ground floor only at Mill Farm Barn) and each have a bedroom with an en-suite wet room with grab rails and shower seats. Situated next to each other but with totally separate facilities, these two Brisley cottages are ideal for a family holiday or for a group of friends looking to discover this beautiful part of Norfolk. Each of these cottages in Brisley has a selection of bedrooms making for flexibility with the sleeping arrangements and one of them even has a superb hot tub in the garden, where you can relax after a long day exploring the area. Brisley is a peaceful village and these two cottages are set next to the village green and the cricket pitch. The village is just a short drive to the market towns of Dereham, Fakenham and Holt. Just a half hour drive from these Brisley cottages are the pretty harbour villages of Wells, Holkham and Blakeney, where you can walk on the beach, have lunch in one of the many cafes or restaurants, or maybe even take a boat trip to see the seals. For a more traditional seaside day out, the resort towns of Sheringham and Cromer are easily accessible, as are the NT properties of Blickling and Felbrigg Hall or you could even pop up to Sandringham and spend a day exploring the estate. Two excellent Brisley cottages available all year round in a wonderful rural location.

Brisley is a delightful village set in rural North Norfolk countryside, close to a number of market towns. The village of North Elmham is a couple of miles away and has a local shop, whilst Dereham and Fakenham offer a selection of independent stores, supermarkets, cafes, restaurants and pubs. The popular town of Holt is well known for its fine selection of quirky shops, plus the north Norfolk coast is just a half hour drive away so you can take your pick between the genteel villages of Wells and Blakeney or the more traditional resort towns of Sheringham and Cromer. There are a number of NT properties nearby and the coast is a haven for birdwatchers that flock to the area all year round. This area has a myriad of attractions that are available twelve months of the year.
