It was a lovely, well designed place.

We brought along the teenage grandsons so having 3 toilets was a definite bonus!

A lovely cottage, really well equipped and very clean, easy access to town and the Broads.

Lovely beaches nearby. There is road noise but it didn’t cause too much of an issue. Lovely welcome back. The hairdryer could be temperamental. All in all a really lovely place.

Lovely house with all that was needed and more.

Close to the town centre and facilities. On the doorstep for the Broads and short driving distance to Cromer, Great Yarmouth, Wroxham and so many other interesting places. We really enjoyed our stay and look forward to returning.

This is a great property in a great location and we loved staying here.

2 minute walk, if that, to the quay with the Museum of the Broads, Richardson Boating Holidays and much more. Also important to add that 8 minutes away by foot there is a large Tesco store that was incredibly helpful. Kitchen was incredibly well stocked. tea towels, dish washer tablets, laundry detergent and cleaning sprays and anti bac wipes. I also loved how they had games, puzzles and dining utensils for little ones. People have commented on the noise and unfortunately this was quite loud at times. We went over the Bank Holiday at the end of May and had to have the windows open due to heat. The area where I feel for some may be an issue is the lightness of the rooms. In the bunk bed room and smaller double room there are no curtains and just Venetian blinds. I'm used to black out curtains so this did impact me a little. Overall a very clean and well designed house with everything and more you would ever need.

Our stay was perfect and we had a lovely holiday.

Have stayed here before, property is in a great location, has everything you need, very child friendly, but this time strong drain smells.

Did get advised to open windows but who wants to do that on arrival at 5 pm and when it’s freezing cold outside… also cleaner had left one of the gas knobs slightly turned on so strong smell of gas in the kitchen also on arrival.

The house was faultless.

Very warm, clean & comfortable in a lovely quiet location whilst still close to the coast, broads & Norwich. Stalham itself has a supermarket, nice pub and takeaways if required. The kitchen stocked everything you could think of and the welcome basket was very thoughtful & a nice surprise. Recommend staying here 100%

This property was extremely well located, modern, and easily accessible.

There were lots of really thoughtful additions - a lovely welcome basket on arrival, a kitchen that was stocked not only with crockery and utensils but also basics such a washing up liquid etc, handwash in all bathrooms, and lots of other handy items that aren’t always available in a holiday let. I would challenge anyone to list a kitchen accessory not available in this house! There was a real homely feel to it, and we had a very enjoyable week. The window cleaner visited during our stay, and he was extremely friendly and even recommended a location for a day out. The main road does run immediately outside the property and there are times of day when this is noisy - but importantly, it is very quiet at night and we were not at all disturbed even with having the window open. You can’t hear the road at all from the master bedroom or the lounge. The sofa was very comfortable, but I would say an extra seat is needed for 6 people (especially as we were staying with 2 teenagers). The beds were really comfortable, and there were plenty of additional pillows and blankets if needed. The master bedroom is beautiful, with lots of storage and a lovely en suite. There were a few cleaning and maintenance points but none of these affected the quality of the stay. I only mention them for the owners reference. We didn’t sit in the garden, but would have needed to clean the furniture if we had. There was a dirty glass on the shelves and a dirty hand towel on the back of the bedroom door when we arrived. The tap in the kitchen drips quite a lot. The main bathroom shower head is cracked where it attaches, and the bottom of the bath feels very spongy when you are standing in it. The markings on the oven have completely worn away, making it hard to use and the manual left is actually just the installation guide. I would reiterate that we would definitely stay here again. The owners very obviously care that people have a nice stay, and have thought about all the holiday essentials. We also had a small maintenance issue whilst there and Sykes dealt with it very quickly, without any disruption. Overall, it was an extremely positive holiday experience!

Clean and well equipped. Our 2 yr old granddaughter loved the space to run around. An excellent location enabling us to explore Norfolk, easy access to the coast and broads. We hope to stay again soon.

Situated in an excellent area with many local facilities.

Centrally located for easy access to all aspects of Norfolk, and particularly the broads, beaches, City and other areas. Easy to find. We were pleased to find it was as described with photographs meeting our expexctations.

Well what can I say, thank you very much for a beautiful, cozy, comfortable stay!

You have really thought of all the convenient facilities. Your care has not gone unnoticed. We were warm and felt safe to lay our heads. Loved the hamper, loved the torches, loved the fact there was enough toilet/kitchen roll and cleaning supplies. Loved the heating and the hot water. I know these are standard things but you’ll be surprised how many places I have rented to find broken showers and heating not working. Having two bathrooms worked so well and an extra toilet downstairs. All guests were very complimentary of your home. You should be very proud. We would definitely be happy to stay again in the future and I will be recommending you to friends. The only small thing I noticed was the bed sheet in the master room smelt damp. It was that smell of when your clothes don’t dry well after a wash. The quilt and pillows smelt fine. Thank you for a lovely stay!!

Good location,very clean and everything provided with homely touches.

From the minute we walked in felt so calming in the kitchen there is everything you need for cooking so quiet and peaceful tv was easy to use the bedrooms are lovely love the en-suite bed is so comfy so quiet at night the fans were very welcome as we had some hot nights .

The only downside was having to cross the busy road but we found it was very easy to cross as there wasn’t a lot of traffic and quite quick getting into town and quick walk to Tesco’s and town the buses on the whole arrived on time .Also if you were brining children there is toys plus other items we had some lovely meals out at the local pubs especially the swan inn we were sad to leave

A lovely comfortable house in a quiet street close to all amenities such as shops and pubs and supermarket etc.

The Sky TV package was a really nice touch too. 5 minute walk over the road to the town with a few decent pubs. The Swan does nice food and the Harnser is even better and all within walking distance. Boat hire is on the doorstep also. There is some road noise as it backs onto the main road but we didn’t find that an issue as not too many noisy cars in that part of the world. The microwave packed in while we were there and although we reported it on the Sykes app we did not get a response. That may have been the Sykes app being slow rather than the owner however not replying. There were a few light bulbs either out or very dim which needed replacement also reported on app. Only other suggestions are why a poor 2 slice toaster in a house that sleeps 6 and the kitchen has nowhere to store food as a some of the cupboards are full of old cutlery and bowls etc and none of the stuff you would use on holiday. Just declutter and problem solved. Overall really good stay and would recommend.

Lovely place with a beautiful river just a 2 min walk away .

We loved our stay and wanted to extend it but unfortunately it was fully booked !

Very comfortable and well equipped property, could probably benefit from some sort of shelf in the bathroom.

Sky tv a good bonus. Convenient location for getting to many locations.Enjoyable stay and would gladly recommend it.

We arrived to a clean house and lots of room for 4!

It was incredibly well stocked (lots of loo rolls and hand-wash in all the toilets, washing-up liquid, cleaning spray, dishwasher tabs - thank you for providing all this and more!) Plenty of all things kitcheny - could even have done some baking as this was catered for too! Enough bedding and towels were left for us for a 2 week rental. The welcome gifts were a lovely touch, thank you! As stated in the description, the house backs on to a busy road which you can hear when the windows are open...especially early morning as rush-hour starts! A couple of pointers.... 1) being a light sleeper, the curtains in the master bedroom are very thin and with early sunrises the light was streaming in ...maybe a thicker lining/black out lining on the curtains (we pegging a spare duvet cover up to block out some light!) 2) the bunkbeds, although comfortable, creaked quite a bit as they are a metal frame. This bedroom could do with a set of drawers in the corner at the foot of the bunks as there is nowhere to put socks & underwear in that room. Hanging facilities are provided. 3) the additional dry storage trolley in the kitchen is a bit flimsy-something a bit more robust on wheels perhaps. These pointers certainly didn't take away from our stay and we thoroughly enjoyed our time @ 26 Burtons Mill.

The location near the road is helpful info and although a little noisy also perfect for the Staithe and convenience of Stalham. We were very comfortable.

We had a lovely week in this property, it was as advertised and very comfortable for the two of us.

We very much appreciated the welcome pack. The property is ideally situated for visiting the broads, the coast or Norwich and there is a supermarket within walking distance. We were also delighted to receive the chocolate which was sent when we had a couple of minor issues.

A fundamentally ok property, but with a multitude of maintenance issues.

We experienced many issues during our stay; despite being reported early to Sykes, nothing was fixed while we were there and we had to spend a good deal of time corresponding to get any recompense. The advertised king-size main bed was not. This seriously marred our stay and we would not have booked had we known. Thank you for having now corrected the listing. Dead plants and peeling paint outside. Coffee mahine broken, leaking and unusable. Washing machine full of stangant water that stank in the most fetid way when we arrived. Kitchen kettle crusty with scale and had rust - replacement needed. No wardrobes anywhere… and a broken leaning over hanging rail in main bedroom. Someone else’s trousers left for us in main bathroom. Numerous lights not working, including above main bathroom mirror. Very sketchy wifi. Garden noise (which is made clear in listing) is worse than expected makes sitting out on the bird-poo encrusted chairs untenable. On a positive side: Guest welcome pack was nice and much appreciated. Loads of loo rolls provided. Beds had good comfy mattresses. General cleanliness inside was good. We had a sense the owners might live far away and not know about maintenance issues that had built up and not been fixed. But, for the money we paid, the volume of issues really were quite unforgivable.

The listing and property photographs tell you all you need to know about the facilities but the really impressive thing is how the owners have maintained and equipped the property.

The kitchen/diner lacks for nothing and is far better equipped than many homes with a full range of glasses, crockery, cutlery and utensils. The living area has plenty of comfortable seating, a selection of books & games and sky tv & broadband. An especially nice touch was the welcome pack of wine, fruit juice and snacks - thanks!

We arrived to find a spotlessly clean house A very comfortable and well equipped house, excellent bathrooms and cloakroom and well equipped kitchen with excellent appliances It was pointed out about the main road behind the property which was quite noisy when windows or garden doors were open The only complaint was from my two 16/18 year old boys who felt the bunk bed arrangement was far to squashed in such a small bedroom (height wise especially) Very handy for Tesco's, and a beautiful quite spot a few minutes walk away by Stalham Staithe We had a lovely holiday, thank you

Had an amazing week.

Perfectly situated with a few mins walk to Tesco, shops & friendly pub. Seems as you booked the weather for us too! A couple of minor points but not enough to mark it down. There’s a retractable washing line which doesn’t work (no tension), a light bulb out in the kitchen and the cleaners don’t “do the outside” - they were just leaving when we arrived. (we’d stayed somewhere previously and it was so bad we couldn’t use the outside seating area.)The rear seating area at No.26 was OK, just needed a wipe down and maybe a sweep. 6 adults would struggle with hanging space but we were 4 + 1 child so managed OK, would certainty recommend and hope to return. Thank you.

Enjoyed our stay at Burton Mill very much, a very clean and well equipped house and a great position for the beach, Broads, and village centre, perhaps it would be a good idea to replace some of the stained pillows, also the dishwasher rocked because of a broken bracket to the worktop otherwise everything was fine, thank you for a great break,.

Lovely little property close to the North Norfolk coast and to the Broads.

Lots of pretty little villages around to explore and some great Pubs to visit for a quick lunch or meal. I was aware of some road noise... but it didn't make any difference to the enjoyment of my stay. The property has some nice very comfortable furniture and the Sky Tv and Internet were a big bonus as I was also doing some work while there. Would have to say a very enjoyable stay,

The property is nice but on the small side for 6 people.

Storage is limited and it was tricky for the 6 of us to sit comfortably around the table to share a meal. It's in a very noisy spot – we knew it was next to a road but didn't anticipate quite how noisy it would be.

The location of the property was ideal.

We were looking for somewhere close to the coast so near to the Broads was a bonus. Before we moved in, we parked close by and walked into Stalham eating a light lunch at The Swan. We found that Tesco, Boots, the Health Centre and many shops were close by. The Museum of the Broads was also very close and well worth a visit. We also went on the boat trip which is extra. (Check opening days/times.) Parking at the property was easy on the exclusive drive. Inside the property was clean and well-equipped with plenty of information about local facilities. Unfortunately most of this had not been up-dated since 2019 so couldn't be relied on for opening times/prices. Clearly the kitchen was one cupboard short of the ideal. One was intended for food but with little space beside the china and glasses. We used the small table for cereal boxes, jar of coffee, squash bottle etc. but if six were staying would not be adequate. A small point, but do you have matching china and cutlery at home? Yes, so do we, so it is a shame to find something different in a holiday property. Owners, I expect you started off with everything matching but then some broke and others went missing and replacements were hard to find. Can I suggest you start again? Buy 12 of everything, put 6 in the property and replace from the reserve as and when required. Now for a couple of points of accuracy in the description. The main bedroom was said to have a king-sized bed (i.e. 5ft). The photo shows that, but the bed was in fact a standard double (i.e. 4ft 6in). There is an outside eating area and the photo shows a lovely glass-topped table and chairs standing on bright, multi-coloured slabs. Unfortunately the table and chairs had been replaced with a wooden picnic table and chairs and the slabs had lost most of their colour. The whole area had not been cleaned prior to our arrival and with trees overhead as well as general dust, bird droppings were much in evidence. We decided that we hadn't come on holiday to spend time cleaning, so gave the facility a miss; a pity, as we like dining al fresco when on holiday. A final point to those who might be put off by the possibility of traffic noise from the busy road behind the property. Do not be. We could hardly hear a thing inside with closed windows.

A well equipped and comfortable property.

A welcome tray provided. Central for Stalham with pubs and a Tesco’s within walking distance. Stalham is within easy reach of the coast, the Broads, Norwich and other inland attractions. We had two cars which we parked by the side of the property, backing in was preferable and could take a bit of manoevering. The main road at the back was noisy if you left the windows open but the double glazing shut it out normally. Overall a very enjoyable stay.

Lots of books and games which helped keep a 4yo entertained. Excellent position to enjoy the Broads. Minor issue is back bedrooms overlook busy road & traffic noise. Otherwise recommend wholeheartedly.

The property is comfortable and spacious.

The location is ideal for exploring the Norfolk broads and the the Norfolk coast. Stalham is a pleasant town with plenty of shops including a Tesco supermarket. We had a great holiday and recommend this property.

Very good location for exploring.

The only thing needs a little bit better in cleaning, like dusting, and making sure everything is cleaned, we found downstairs toilet not cleaned behind seat and the sink not cleaned, but that was all. Very enjoyable place to stay and would recommend it.

26 Burtons Mill This is an excellently appointed house, which was spotlessly clean with bottles of wine, tea, coffee and chocolates awaiting our arrival.

The bright kitchen area is well-equipped with modern appliances and sleek fittings. The lounge is comfortably furnished with settees and chairs. Homely and very comfortable, The three bedrooms are delightful, as are the bathrooms, which offer a choice of bath or shower.

The house was basically grubby.

There was: a filthy kitchen floor with a filthy mop left to clean it, many chips in the floor tiles; dirty oven, shelves and grill pan; dirty towel rails (splashed); ill-fitting toilet seats (loose) and one that was the wrong size so that you were sitting on the porcelain; dusty skirtings; grubby settee with lots of fluff and dust at the back of the cushions. There was also one piece of furniture in the living room with missing handles, no clothes hanging space AT ALL in the main bedroom, and holes of long standing in the quilt cover of the main bedroom. Although the kitchen cupboards were stuffed full of bits of equipment, there was no larder cupboard to store cereal boxes, tins and jars. The fridge had a thick layer of frost at the back of the cabinet, though the fridge itself appeared to have been cleaned. On the bright side, the beds were clean and comfortable and the TV was a good one. The gifts of wine and biscuits etc were appreciated, but they were no substitute for a clean house. We have stayed in Sykes Holiday Cottages before without issue and we have another booked for later this year, but you are on notice. N.B. the shower in the en-suite didn't drain properly, indicating a partial blockage, which the owners would not have known about, unless the fault had been reported, but it needs attending to. The general consensus was that this property needed a good clean from top to bottom, some general maintenance and then needed to be kept on top of.

We had an issue with a broken toilet seat, reported it and was fixed within 24 hours, excellent service.

The noise from the traffic could be heard inside and outside of the property.

This was particularly annoying at night. There were no wardrobes in the property. We hoped there would be a CD player in the property. In your descriptions it would have been useful to know what was provided so we didn't take hair dryers, iron etc. The outside area should have been swept and cleaned of bird dirt. Generally a light, clean property in a very convenient area.
