Lovely place in a lovely setting.

Close to the Broads and walking distance of a 450AD Roman Fort. Close to a number of coastal resorts with nice beaches. Pub just down the road for evening meals. Very clean and well equipped. Very friendly owners. Felbrigg Hall at Cromer is a must visit National Trust House for those who like spectacular gardens. Also Norwich Cathedral.

Beautiful place.

Would be nice to have some cleaning stuff and a mop and bucket. We like to leave a place the way we found it

Me and my family had a holiday here in October half term and what a fabulous place to stay.

The cottage is amazing with stunning views from the windows and patio. We spent hours watching the deer and pheasants roam the gardens and many an hour walking in the area. We would highly recommend staying here and will certainly be back in the future.

I found this property overstated and over priced, we found many issues with the property, but the biggest issue was the internet, we was relying heavily on the internet, one reason being my eldest had to sit live lessons for a accountancy exam, there was very little signal strength, the owners called for a SKY engineer who offered no improvement, in the end we had to buy data to last the week, with four adults with laptops doing work from home the internet was all important.

the owners seemed pleasant and respected our privacy.

Very comfortable property with beautiful river views. Owners very kind when we had a problem with the boiler and the water went cold. Dealt with the issue very quickly and efficiently. Thank you for a lovely stay.

The property was nice and clean and had everything there that we needed for our stay, the beds were very comfortable which is a nice bonus.

The internet was spotty and dropped out regularly and once you left the main lounge it dropped altogether so needs a wifi extender in the hall or bedroom. What was disappointing was the garden, it was severely overgrown and nothing like the picture in the advert. Also, we were aware the garden was a shared garden with the owners but we assumed it was an enclosed garden which it wasn’t which wasn’t helpful with a dog. We were also not aware from the advert that we were not allowed to have the dog off the lead in the garden due to it being shared but also that animals can roam into the garden so for their protection it was not allowed but this was never mentioned. The location of the lodge was great and in a beautiful area, it was right next to a big walking area at Burgh so great for walkers and dog walkers, the Queens Head pub up the road was really nice and great food. It was also only a short drive to Great Yarmouth and Gorleston. Overall it was a very pleasant stay, the cottage was perfect and owners very nice.

Fantastic holiday cottage in a lovely peaceful location!

Our family of four plus the dog stayed here for two weeks. The property had everything we needed, the beds were comfortable, the shower hot and powerful, and we had plenty of space. The kids (15 and 11) and dog loved the huge garden and play area at the bottom, and we all loved the walks and exploring the coast and beaches, nature reserves etc. Thank you so much for a wonderful holiday!!

My wife and I stayed here with our Labrador Retriever, so we were looking forward to having somewhere quiet, clean, dog-friendly, and well-equipped - and we were definitely not disappointed!

The accommodation is very quiet, spotlessly clean and has a wonderfully well-equipped kitchen, enabling us to bring a food box with us to cook when we didn't want to go out to the nearby pub (which does surprisingly good food). There's also another pub along the river which is a great place to end up after a half hour wander around the Burgh Castle fields (great for dogs!). It was great to have access to the large grass lawn area directly outside the door for our dog to go and spend while on a long lead, with tranquil views across the river to the nearby wind pumps. The outdoor table and chairs were ideal for enjoying a glass of wine in the Autumn sun. There's plenty of parking too. The owners were helpful and responsive via text message for questions but weren't intrusive and respected our privacy. If you're visiting, check the what3words location as this was wrong. To get to Church Farm, go literally right to the very end of the road, and at the turning circle by the church, turn right and follow the road around to the gates. Don't try and look for bungalows and things on the way, just go straight up to the end. I've informed Sykes of the correct w3w location, so it might be correct now. Just a couple of suggestions (but not criticisms!): - a few pictures in the bedrooms would make them a bit more cheerful as they're well furnished but missing some welcoming touches - maybe some canvas prints of the beautiful Broads? As the third bedroom doesn't have a window, it would definitely benefit from some colour. - the wifi doesn't extend beyond the main room, so you can't stream or go on the internet in the bedrooms. I'd recommend a Powerline Wifi Extender (about £40 from Argos) to create a reliable new wifi hotspot in the accommodation itself. All in all we really enjoyed our holiday here and we're happy to recommend it to anyone wanting a peaceful, well-equipped and dog-friendly place to relax.

Whilst the Living/Dining/Kitchen was fine the bedrooms were very sparcely furnished.

No wardrobes or dressing tables, we had to keep quite a lot on the floor or in our suitcases. Bedroom 3 has no window so does not qualify as a bedroom and bedroom 1 has only a door and no openable window so also contravenes building regulations. The shower over the bath was fine but really needs some grab rails as my wife and myself are in our 80s. Externally there is no comfortable seating to sit and enjoy the garden and surroundings so overall some room for improvement.

We had a lovely week at Waveney View cottage and we were blessed with lovely weather - the owners were really helpful as it was an area new to us and they recommended lots of ideas of places for us to visit -these included Southwold, Holkham beach and a boat ride from Wroxham to Horning and back - lovely views from the cottage and amazing sunsets - good walks from the door for our dog and my husband enjoyed fishing on neighbouring lake - comfortable clean well equipped cottage to stay in

Waveney view cottage is a wonderful holiday cottage, we will certainly use it again and recommend it to all our friends.

The position of the patio is ideal for a view of the river. One slight thing the steps down to the patio are ok for able bodied people but mountaineering for us wrinklies

When looking for a cottage we always read previous reviews, read the full description and look at the photos in the listing.

Waveney View Cottage was exactly what we had expected and was perfect. We had a lovely week there as a couple with a puppy. The cottage was lovely and clean and well equipped. The local area was perfect to walk the puppy and there are lots of lovely beaches to visit a short drive away.

The description reads as though the lake mentioned belongs to the property (ie go through the garden gate to the lake).

No mention of it being a private fishery with an additional day ticket charge. The garden at the front of the property not like photos, untidy with weeds and grass needed cutting.

The cottage had everything we needed was very clean and comfortable.

The owners were helpful and kind and did give us our privacy but felt that the cottage could have had its own private garden area.

We had a lovely weeks holiday at the cottage, the owners were very helpful if we needed anything, the views were amazing.

there were many beeches within 15 miles and we even managed to swim near the seals. The only 2 things which would have helped was something to hold when getting out of the shower ( age thing) and the door to the bedrooms made such a loud noise when opened or shut, as there were 3 generations staying, it did disturb someone's sleep. This holiday cottage was just right for us.

The position near the southern end of Breydon Water and the River Waveney gave us plenty of opportunity for walking and birdwatching, whilst being very private but within easy reach of local facilities. The cottage was of a very high standard and the owners were very welcoming. We had a very comfortable and relaxing week with a different perspective on the Broads having previously spent many happy family trips cruising in the area.

Cottage was very clean and well thought out , we was very happy with every thing . The little park at the bottom of the garden was great for our twin grandsons. The pub in the village was very friendly and the food was lovely . Would highly recommend , we give it 5+ stars .

Friendly reception. Lovely place to stay. Just a few things require fixing, toaster toasts but only on one side, hob very basic and takes a time to warm up. No potato peeler. I’m am really only nit picking and we had a wonderful stay. I would recommend and would definitely return.

Wonderful location and views.

..so very peaceful. The v poor WiFi could perhaps be improved by the simple and cheap addition of a WiFi booster relay. Luckily the World Cup was on terrestrial TV but that was devalued a bit by the TV not being HD. But overall it was a very pleasant stay indeed especially as the weather was so unseasonably kind to us! VERY much appreciated the flexibility offered by postponing the booking for 2 weeks due to personal illness. Would definitely recommend.

Waveney Cottage is comfortable, clean and tidy with a wonderful view of the River Waveney and the River Yare in the distance.

The owners are friendly and welcoming while leaving you to have your own privacy. There are lots of good doggy walks from the cottage. Especially nice is the walk around Burgh Fort just a short distance away. This is definitely a cottage that we will go back to.

The inside of the building requires some minor work, the out side grass, patio area requires more, It is the small things that make adifferance,

Beautiful garden and our toddler grandson appreciated the play area. Location is great, easy access to local walks with two dog friendly pubs both within walking distance from the cottage. The cottage itself was very clean with comfortable sofas and beds. Would certainly recommend.

Waveney View was very comfortable and spacious.

The garden made our stay special as the children could play safely and we had beautiful views, sunsets and privacy. The friendly owners were not at all intrusive but ready to help if needed.

Waveney View Cottage is an absolutely fantastic place to stay for a holiday.

Paul and Lorraine (the owners) are so helpful and lovely to chat with if you get the chance. The bungalow is comfortable, spacious and has everything we needed. I particularly appreciated the connecting door between the living and sleeping area so we could still watch TV while my daughters were in bed. I also loved the big TV! My daughters loved playing on the play equipment at the bottom of the owner's garden. As already stated in numerous reviews the view is incredible as are the sunsets. We loved the pathways beside the river starting just outside the cottage and often walked up to the Roman ruins. Also being in the grounds of the main house and with the electric gate at the entrance gave me a real feeling of security while being there. There is lots to do nearby and as the weather was good we spent every day at the beach. The best beach we found is at Winterton on Sea where the sand is not too stony, there are good loos and you can watch the seals in the sea. To see lots of seals including on the beach we went to Horsey. Overall I would wholeheartedly recommend Wavaney View Cottage as a superb place to stay for a holiday.

There is ample space for 5 adults to be comfortable in the cottage. Nice outside space which is sheltered with a view you couldn't get enough of and superb sunsets. Brilliant location for walks and birdwatching, we had a lovely visit to Southwold and hired an electric boat for 4 hours on The Broads. We would happily come back in the future. Many thanks

Wow, wow ,wow!

What a lovely holiday we have just spent here, fantastic views even on the one damp day and the sunsets were a joy to see. The cottage was spotless and everything we needed or may have needed was there, even down to the owners providing us with their bbq and cooking utensils . All four of us and our elderly dog found the quiet location restful, but only a short car journey to local supermarkets etc and the dog friendly Queens Head pub serving excellent and very affordable food just over a 5 minute walk away. We would very highly recommend a stay here to anyone wishing to 'recharge their batteries ' and come away knowing money spent on staying here was well worth it.

Cottage was beautiful and well supplied.

The location is perfect with lovely walks right on the doorstep. The only thing which would have been helpful for us, would have been if a high chair was available.

We thoroughly enjoyed our stay, beautiful views and very comfortable property.

We arrived in the dark and so I didn't see the side step leading to the front door and dropped off it with a jolt, a bit more lighting may be helpful. The play area was fab for my 2 year old Grand-daughter and gorgeous walks are right on the doorstep.

We had a wonderful holiday at Waveney View Cottage.

It was spotless and had everything we needed. The owners were both helpful and respectful of our privacy. The setting on the river was beautiful and we enjoyed the most amazing sunsets from the terrace.

Perfect for peace and quiet holiday, lots of rural walks, on the river Ware, set in the grounds of a private home.

The hosts were very lovely, and nothing was too much trouble to make your stay as pleasant as possible. We had an amazing experience spending time there and will definitely return. Many Thanks.

From the pictures we saw when booking it was clear that Waveney View offered everything we were looking for and we certainly were not disappointed.

On arrival it even managed to exceed our expectations, and how aptly the cottage was named! Inside the living and kitchen areas were the perfect combination of comfort and functionality, plenty of light and space, and the front bedrooms were equally comfortable and shared the same amazing view, whilst the Bathroom was light and bright and had a really good shower! The description “ fully equipped” was totally accurate! Outside we enjoyed a large patio area immediately infront of the Cottage, reserved for our personal use, and the views of and sounds from the numerous varieties of birdlife in their environment, as well as the interest created by the passing river traffic - an ever changing vista! The highlight was of course the view, glorious sunrises and sunsets, of course not every day but even on less sunny days it was amazing how the sun managed to put in an appearance at some time. The location of Waveney View was ideal, a few minutes walk to access the Angles Way, a riverside path running along the bank immediately in front of the cottage, in both directions, and easy access to a network of footpaths locally and those leading to and around the Roman Fort at Burgh Castle. So why do we give this property such a high rating? The Three Ps : Privacy, Position & Possibilities! Located at the end of a lane with private access, conveniently positioned to access local facilities by car - local supermarket 10 minutes, the extensive Beach at Gorlesto-on-sea 15 minutes, and finally numerous possibilities of easy access to Norfolk and Suffolk’s coastal attractions : Cromer to the North and Southwold to the South around an hour’s easy drive, and all that lies in between! The property was spotlessly clean and the owners, Lorraine & Paul, who live in the main house, provided useful information on local places of interest and were fully respectful of our privacy and yet easy to approach as and when required. Out thanks to them for the holiday opportunity that we very much enjoyed. Dont’t forget your Camera!
