“Comfortable, clean slightly quirky.”

We were 4 adults and two dogs staying in July 2026. A few very minor maintenance issues which didn’t trouble us at all. The lounge seating was adequate and comfy. We took our own throws for the dogs but some were provided. The kitchen was adequately stocked with all the necessities. The downstairs toilet was very useful. We didn’t use the summerhouse but if we had been travelling with children needing an afternoon nap it would have been great as they could have slept there and we ...

We were 4 adults and two dogs staying in July 2026. A few very minor maintenance issues which didn’t trouble us at all. The lounge seating was adequate and comfy. We took our own throws for the dogs but some were provided. The kitchen was adequately stocked with all the necessities. The downstairs toilet was very useful. We didn’t use the summerhouse but if we had been travelling with children needing an afternoon nap it would have been great as they could have slept there and we could have kept an eye on them without having to run up and downstairs. The shower in the summerhouse is useful for sandy children and dogs alike! The beds were very comfortable. The second bedroom is small but the beds are large enough to sleep adults. The upstairs bathroom is spacious and both the bath and the shower are large. The stairs are steep (typical of a Victorian terrace). The windows are double glazed but no fans are provided. The rear garden is very secure - my escape artist cockapoo was well contained. The garden seating was clean and comfortable. Typically of terraced houses there is a right of way across near the back doors. Unfortunately the local pub is closed so the only one with food is nearer the beaches. Tesco express is reasonably but not extensively stocked. There is a large Tesco in Hunstanton and a large Sainsbury’s near Kings Lynn so you might want to stock up there. There is no actual parking at the house but road parking outside the house was available all the time we were there.

“A comfortable cottage that should have everything that you need.”

On arrival we couldn’t get on the internet. We texted the owner who immediately called back and explained that the WiFi had recently been updated and told us the new details. It is really handy for going up and down the coast and the local shops are handy. Heacham’s fish bar is very good.

“Although we enjoyed our stay very much we did find that some of the things were lacking ie graters, bread knife which was a little annoying.”

However the main issue was general cleanliness particularly in the kitchen regarding pans and some of the mugs. It would benefit from a proper clean (which should include the window frames and generally the shower).

Just to reassure you, all of the mugs were cleaned on the 1st of June — I did this personally as I wanted to check the kitchen myself. We also have two frying pans available: one that’s more heavily used, and a cast‑iron pan for guests who prefer that style of cooking. Even so, I’ll be reviewing all of the kitchen equipment to make sure everything feels consistently fresh and guest‑ready. Thank you as well for highlighting the items you felt were missing, such as the graters and bread knife. I’ll make sure these are added so future guests have everything they need. I appreciate your comments about the window frames and the shower too. I’ll ensure these areas receive a more thorough clean going forward. “Lovely Location for the cottage and we had great weather which made it a great holiday.”

I agree with the previous reviews with regards to cleanliness of the cottage which appears to be a theme. It needs a good clean and a deep clean in my opinion. We had an issue on arrival and to be fair to the owner he was very responsive but unfortunately doesn’t live close by. It was shame the garden was so unkept as would have been nice to sit outside more with the weather. Overall we had a good week and so much to do around there.

I’m sorry that some aspects of the cottage didn’t fully meet your expectations. Cleanliness is something I take seriously, and I’ll be reviewing the regular cleaning routine to make sure standards remain consistently high. I gave you a call shortly after your arrival to check everything was okay, and I appreciated you letting me know at the time that all was well. The only thing mentioned then was that the outdoor table needed a wipe, so I wasn’t aware of any wider concerns about the garden. The garden is usually maintained every two weeks and was cut and weeded on the Saturday, but I’m grateful you’ve raised this now so I can make sure it’s kept in better condition for future guests. “The cottage was well equipped, however not as clean as I would have liked possibly due to needing to be updated The shower filled up with water as the plug was so blocked therefore standing in lots of water.”

Also it would be good to let people know that there are steps to the kitchen and bathroom as this was a bit of a problem for my 80 year old aunt. Overall we had a nice stay but probably wouldn’t stay again.

The blocked shower drain is clearly not acceptable, and I apologise for the inconvenience this caused during your stay. The cleaner has now been instructed to fully clear and check the drainage to ensure this doesn’t happen again. I’m also sorry that the overall cleanliness wasn’t up to standard. I have raised this directly with the housekeeping team and will be reviewing our cleaning procedures to make sure the cottage is presented properly for every guest. Thank you as well for mentioning the steps to the kitchen and bathroom. I appreciate how this would have been difficult for your aunt, and I will make sure this is highlighted more clearly in the property description so guests can make an informed choice. “Lovely accommodation.”

A really great cottage with a brilliant location. The only negative for me was the cleanliness of the kitchen. Toaster was full of crumbs, kettle full of limescale- actually put me off making a coffee, the mugs in the cupboard were heavily stained and not appealing to drink from. Other than that it was perfect. Garden was lovely and although we didn’t use it as it was too cold out, in the summer this would be great.

Bay Tree Cottage is a superb cottage, located within the village of Heacham in East Anglia.

Hosting two bedrooms, one double and one twin as well as a family bathroom and a separate garden chalet with twin beds, this property can sleep up to six people.

Hunstanton 2.5 miles; King's Lynn 15 miles.

Heacham is a large village located on the West Norfolk coastline, on The Wash, boasting a lovely family friendly sandy beach, ideal for jet skis, kitesurfing and windsurfing. The village has many cottages built from Carstone, which is a feature of this part of Norfolk, and also offers a good range of shops, restaurants and country pubs. Within walking distance is Caley Hall, home to Norfolk Lavender with its sweet smelling lavender fields, and Heacham Hall, owned by John Rolfe, who brought his young bride Pocahontas to England to live at the hall (in the local church of St Mary you will find a memorial to her). This part of Norfolk is renowned for its abundance of birdlife throughout the year, with several local RSPB sites, while within easy driving distance is Pensthorpe Nature Reserve and Gardens, as seen on BBC's Springwatch. Nearby Hunstanton offers traditional seaside entertainment including a sealife centre, while The Queen's Sandringham Estate is just a 15 minute drive.
