“Downstairs toilet has an odour problem, engineer fixed fan whilst we were there, but it may be sink drain or damp.”

The toilet flusher in standalone bathroom on first floor temperamental, works sometimes. Bed in master bedroom, has two big dips which were uncomfortable, mattress possibly very old and needs replacing. We managed these things because the house is wow. Great position for the river and the Village of Horning. Everything we needed in the kitchen (except normal water glasses not wine glasses would be useful). Lovely week there. I am still awaiting communication response from Sykes on a matter ...

“What a beautiful house.”

We had a fabulous week (weather was unfortunately not great) staying here, everything in the kitchen that you could possibly need. Exceptionally clean and well kept. The beds are huge and very comfy. Downstairs there was plenty of seating both inside and outside. So much to see on the broads without ever having to leave the house. Would definitely stay here again.

“The Little House in Horning was lovely and met all our needs for a party of four adults and four children, three of whom are teenagers, and I would book it again, but it does have cleanliness and maintenance issues.”

On entry, the front door handle is very loose on both the outside and inside. The extractor fan in the downstairs toilet does not work We’re asked to separate our refuse, but there is only one bin in the kitchen and no information as to what constitutes recyclable and non recyclable, so at least one more bin would have been useful. No bin liners provided – only the one that was already in the kitchen bin. We were a family of 10 and changed the bin liner four times – good job we brought with us a roll of bin bags as contingency The fridge leaked water constantly while we were at the Little House, requiring a tea towel on the floor at the bottom of the fridge Inside the fridge, about halfway up is a horizontal split More drinking glasses would be nice – there were/are 24 wine glasses! No oven glove!! So we had to make do with tea towels. One oven glove would be nice Maybe a list of what kitchen items visitors need to bring would be useful – such as washing up liquid, dishwasher tablets, washing up sponges etc. The reclining chair in the lounge had an old babies bib and rubbish tucked into the rear of the chair The U bend in the toilet of the large super king-sized room was black and obviously hadn’t been properly cleaned for a long time. So I bought bleach and bleached the toilet. We also bleached the u bends of all the other toilets in the house Again, in the same room, the mattress had no mattress protector and the mattress was stained The toilet flush buttons did/do not work properly in the other en-suite room or separate bathroom. The duvet cover in the second en-suite bedroom was ripped, which wasn’t caused by anyone in our party The drains outside of the sinks have weeds/plants growing out of them – potential for blockages I would have expected better after paying £3,000 for the week

“Was ideal for our family of six, age from 24 to 84, plenty of room for all to spread out and enjoy their own thing, The back garden was ideal to watch the boats go by, and enjoy the passing wild life, while enjoying a beverage or two.”

With plenty of choice, within walking distance to eat out makes Horning a lovely relaxing place to stay. If you prefer eating in, all your needs are catered for in a superb well equipped kitchen. With Wroxham so close and “Roy’s” food hall offering great treats what more could you wish for.

“Great accommodation for a week with all family.”

Ten of us enjoyed the location on the river where we could launch paddle boards and a kayak safely from the garden. The house is well equipped with plenty of space in the kitchen, dining room and lounge. Two pubs in walking distance and plenty to see and visit in the surrounding area.

“The property was lovely we loved being right on the river and in a great location for what we wanted to do that weekend, the only recommendation I would make for the house is that a mat is placed up on the top step from the living room into the hallway, (one of us slipped over).”

We have already booked to go back next year!!

“Great riverside property…More than enough space for a party of 8.”

Some cleaning issues (sides of settee full of debris) but didn’t take from general impression of property. key had not been left for us but one call and situation resolved. Would definitely stay at property again..

“We had a lovely weekend at The Little House, it is absolutely beautiful and we would recommend it to others.”

There are a few things that could make the stay a bit better though - the overall cleanliness of the house wasn't as high as we expected, there was dirt under the settees, the cushions could have all done with a good wash, and there were cobwebs in some rooms. We arrived in the dark on the Friday - we couldn't find the house to begin with so it would be beneficial to have the name bigger or illuminated. We also never found the additional 2 car parking spaces so we had to park on the road which was fine but I would think this would be near on impossible in the summer months so better instructions would be appreciated. There was also no spare bin bags or hand soap in the bathrooms. The house was also freezing when we turned up, it would have been nice if the heating had been put on during the day as it took a while to warm up

We loved staying at the little house and well defo b bk in general and overall it was amazing beautifull house x some little bits that we noticed the shower was blocked the shared bathroom flush gets stuck and the downstairs bedroom beds move across the floor when u turn over in the night

I believe the cleaning company require to improve their services . In general great surroundings .

Would stay again. Recommend the Swan Inn. The Chinese restaurant was awful, would not recommend. Overall property appeared clean and comfortable, perhaps a little tired, plenty of games/jigsaws if needed. On the down side we were surprised to see rubbish left under one of the reclining sofas (1st one as you go into lounge), some cushions stained, could do with being replaced. One of the back seat cushions in the conservatory area stained. Also tea cosy for teapot would be useful and maybe a couple of glasses for long drinks, considering the price paid for the booking. Instead of wine being left as a welcome pack, replace with proper milk, loaf of bread, small butter? For housekeeping staff - after stripping beds on departure noticed mattress protector on bed in main bedroom with ensuite shredded and falling to bits, again a surprise considering the price paid.

Lovely property,everything you need is available,inside clean and comfortable,my only concern is outside could be tidier,cobwebs all around the property,weeds growing out of the plant pots,hedge needed cutting,restricting that lovely view,but in saying that,we would still return as we had a great week ,if only this was addressed more regularly it would have been perfect

“Wonderful house in a great location.”

Really spacious and comfortable, with more than enough room for everyone. Bedrooms great, comfortable, with large beds. Kitchen is a large sociable area. Pubs and takeaway a very short walk. We spent most of our holiday sat in the garden by the busy river, with something always to look at. We took a paddleboard with us and hired a day boat locally which we were able to moor at the property. Easy to recommend this property, it’s fabulous!
