Within easy walking distance from town centre and walks into the countryside at your doorstep. Each morning I was able to watch the deer playing in the park across from the property. “A lovely newly refurbished and very comfortable house, set in an excellent location with the countryside in one direction and town and beach in the other.”

The house was beautifully clean and well prepared for our visit, with all usual amenities at hand. The vouchers left for us for the Norfolk dele were used to buy a selection of there extensive Cheese range, which were delicious. Lou the premises manager kept us informed of all the latest news and was a delight to deal with. This was our fourth visit in the last four years, and we certainly plan to visit again next year!

“This was the most clean, comfortable and cosy holiday home we have ever stayed in!”

Everything in the house was top quality and even in the under stairs cupboard there were baskets with labels showing the contents. Lou the property manager keeps the house spotlessly clean with plenty of toilet rolls, dishwasher tablets and washing machine tablets. They have thought of everything! We were kindly left gift vouchers to spend at the local Deli which was lovely. Also there was a cake and cookies for us to enjoy. The house is in an extremely quiet area and around a 15 minute walk to the beach. We had a fantastic weeks holiday and wouldn’t hesitate to book again. Thank you.

We are pleased that you say you had everything you needed for your stay, however, we are disappointed that you didn’t find the property to your liking – that’s not the feedback that we hope to receive. We are pleased to have the opportunity to respond to your points raised – but feel that some of your comments are perhaps a little unfair. The property is listed on the Sykes website as a two-bedroom mid terraced house - which the description and photographs of all rooms clearly show. We believe both the photographs and the description provided are a true representation of our holiday home – which hopefully you would have had time to view prior to booking. We appreciate that the leather sofas are perhaps a little firmer to sit on – but leather seating was a decision that we made when we purchased the property during covid times as we felt it was important to have furniture that could be wiped down after each guest stay for hygiene purposes – and that’s still very important to us. The property has lined cotton curtains in the bedrooms, and although not blackout we feel they provide a good level of privacy, and we do not feel there is a need for additional blinds. The fans in both bathrooms are on PIR motion sensors which provides ventilation in the rooms - this means that should the lights not be turned on the fans will automatically activate and switch off after a set time. Pushing the doors to ensures that the fans don’t go off when detecting movement outside the room – but the fans will go on when the doors open as that will trigger the sensors. We are sorry that our property didn’t meet your expectations - but may we wish you every success in your next holiday home search. Property Owner

“A lovely 2nd time staying at 5 Styleman Road.”

Has everything you need for your stay. Lou the property manager seems an extremely helpful and pleasant lady who will be happy to help with any problems or queries you may have. On my last review I mentioned about how the park opposite the property was plastered in bird poop and we were unable to make use of it. On our second visit we were delighted to see that cable ties have been put along the top of the swings to discourage birds sitting on the top bar and the park was much more useable than last time. I don’t think this will be our last stay at Styleman Road we have loved it both times. Perfect, clean, homely property in a quiet location but close enough to all amenities with everything you need. “The quality of the fittings and furnishings shine throughout this property which is situated in a nice and very quiet part of New Hunstanton.”

“The location was ideal as only a short walk to the sea.”

The only tiny problem we found was the pillows were too big for us and made our necks ache but I guess that’s a personal thing and would take my own next time. The downstairs toilet is fitted with an eco-flush system which is more environmentally friendly. The temptation is to hold the handle down for it to flush – but it is a push and let go system. We appreciate this may take a little getting used to - but we hope that helps for any future trips. “This is a lovely holiday let.”

It was immaculately clean and comfortable , the furnishings and kitchen equipment of good quality. The kitchen was well equipped with plenty of crockery and cutlery. It was so nice to have decent kitchen knives and a good range of cooking paraphernalia. The hosts are generous and provided plenty of hand wash, washing up liquid and dishwasher tablets etc Many thanks for the milk and cookies and voucher for the local deli/cafe. It is located in a lovely part of Norfolk and we were able to walk to the local shops but also some nice coastal and country walks from the door. Probably the best holiday let we have stayed in and we had a very enjoyable holiday- even the British weather smiled on us, so nice to have sunshine after a long drab winter.

Norfolk has so much to offer and like you say, the house is in a great location for getting out and about on foot – and there’s also lots to visit on the doorstep just a short drive away. “The cottage is well decorated and comfortable.”

I was very impressed by the clarity of the instructions booklet and also with all the food and cleaning supplies left for us. As someone with a dairy intolerance I was thrilled to have delicious dairy free biscuits along with a lemon cake and some milk. It was a pleasure to have a voucher to spend and we enjoyed hot chocolate at the cafe. We had a problem turning the gas fire on one evening when it was very cold, but I turned the central heating up and we were fine.

“First Class accommodation in all aspects.”

Information folder on use of appliances the best ever. The owners have gone the extra mile to ensure attention to detail for all equipment & facilities, entertainment, toys & jigsaws (even the sunflower one!) to ensure a lovely holiday for everyone. The only irritation was the very sensitive fans in bath & showeroom & would have preferred lighter quilts, 9 tog rather warm! Thank you for a lovely holiday.

Thank you for taking the time to write a review. We are delighted that you rate our property as first class in all aspects – that is very much appreciated. We are pleased that you found the information folder useful – when travelling we find that using new appliances can sometimes be rather difficult, so we have made our booklet as detailed as possible. We are also pleased that you enjoyed the entertainment facilities at the house – we have tried to provide something for all ages. Thank you for highlighting the fans and duvets – it gives us the opportunity to clarify this for our guests. Sorry about the fans – but this is a modern house with excellent insulation so it’s really important that the house is vented. We have the fans on an automatic PIR system so that even if bathroom lights are not turned on for a shower etc. the extract fans will kick in. We find that pulling the bathroom doors ‘to’ when not is use means that the PIR doesn’t pick up on any movement and when we are next down at the house, we will put a note in the folder with this recommendation to our guests. As for the duvets, they are a 3-in-1 system (4.5 and 9 which clip together to become a 13.5 tog). In the wardrobe, we have the extras for those who prefer it cooler/warmer. We find that 9 tog suits most situations – but we have only just realised that in the information folder we point out that there are extra duvets in the wardrobe for more warmth – but have not commented that there are also extras for those who prefer it cooler. Again, we will add a note in the folder when we are next down at the house. “Had a lovely stay at 5 Styleman Road!”

Everything you could possibly need it was equipped with, lots of toilet rolls, kitchen rolls, ziplock bags, foil, dishwasher tablets, toys for different aged children, puzzles for all ages etc. Beds were very comfy and shower in en-suite amazing and powerful (only used the main bathroom to bath our son). The stair gates were an added bonus that I didn’t expect to be there, our son is only 2, so they were much appreciated! It’s in a great location on a quiet estate only a short walk from the town. Was a little disappointed we were unable to use the park opposite the property due to being absolutely plastered in bird poop but that’s obviously nothing to do with the property itself. There is however a good park only a short walk round the corner that our son thoroughly enjoyed. Would definitely stay again. Thankyou for a lovely stay :)

Travelling with our own son many years ago - there were several things that we decided were ‘must haves’ for visiting younger families. Stair gates top and bottom were essential for everyone’s peace of mind, and we hope the toys helped to keep your son entertained. You're right the power of the ensuite shower is amazing - and there is also a power shower in the main bathroom – we find them a bit of a wake-up call in the morning! And pleased to hear you found the beds comfy – so hopefully you got a good night’s sleep! Like you say we are in a great location for younger families as there is lots on the doorstep that you can walk to – but we were very disappointed to hear about the condition of the park opposite. At a time when everyone is being encouraged to spend more time outdoors – we think it is important that the park is in a fit state for use. We will email the Local Council to make them aware of the situation – we have always found them to be very accommodating – so I’m sure they will take our comments and concerns onboard. The furniture and accessories were of a high standard, with everything we needed provided. A lovely house, in a quiet area. There is a well equipped kitchen. The beds, linen and pillows are comfortable. There is a nice area to sit outside, with comfortable furniture. Lounge area is great, with a big TV. It takes about 7 mins to walk into town, and Hunstanton is a lovely, old fashioned seaside town. There are a Sainsburys and Tesco close by for shopping.

These are not listed in the property folder check-out as ‘rules’ - but rather listed under the heading of ‘favours’. As I’m sure you will appreciate, preparing a property for guest arrivals takes time and all that we ask of our guests, is to please leave the property as they found it, to ensure that Lou has adequate time to clean and prepare the property for our next guests’ arrival. Stripping beds, emptying bins, ensuring lights are turned off, putting keys back in key safe etc. were all things that have been requested of us on our holiday cottage stays - and we felt these were all very reasonable, so implemented them into our own property. And we have identified these as ‘favours’ so that guests don’t feel obligated to undertake any of them, if they feel unable to do so. Very handy for the RSPB reserves of Titchwell and Snettisham, and within walking distance of the seafront. “A lovely almost new well equipped house.”

Everything provided was top quality / expensive. The leather sofa and chairs were high quality but not very comfortable. Car parking was easy, with the allocated space just around the corner. Ideal location in Hunstanton - around 10 minutes walk to the town centre and less to the sea front. The information booklet was excellent - a lesson to other places where we have stayed. We would have loved to try out the outside seating, but unfortunately the weather didn't oblige! The directions to find the property (provided by Sykes) were totally misleading if travelling from the North / West via Kings Lynn

How disappointing that you didn’t get to use the outdoor furniture on your stay as it is so peaceful in the garden – but I don’t think the weather was very kind to anyone in the UK that week. Sorry to hear that you didn’t find the sofa very comfortable. We purchased and set up the house during the first wave of Covid 19 when it soon became apparent that we would all need to consider how we could reduce the risk of spreading the infection – particularly in holiday homes where there is a regular changeover. Cleanliness of the property was always a major consideration for us – but with Covid 19 we decided very early on that a sofa and chairs with wipeable surfaces was essential. We opted for leather with it being easy to clean, but appreciate it is much firmer to sit on than a fabric one. We are pleased to hear that you found the house instructions useful. We’ve been to several holiday cottages where the instructions were rather sparse, and we couldn’t work out how to use several items - such as the heating or the cooker! We want all of our guests to have a relaxing and enjoyable stay so that they come back to visit us again, so it was important for us to have instructions that were simple to use - but detailed. Sorry about the confusion with getting to the property – we’ll ask Sykes to review their directions and when Lou, our Property Manager, makes contact with future guests they’re more than welcome to discuss any concerns prior to travelling. “We spent a delightful warm and sunny week at 5 Styleman Road.”

The property was spotlessly clean, had a lovely outlook, was very quiet and had all the home comforts one could wish for. The beds were comfortable, the kitchen well equipped and we enjoyed sitting outside in the evenings in the very comfortable chairs. The only thing we were a little disappointed with was the fact the fan in the bathroom and en suite came on everytime you got close and ran for sometime, even if you only put your hand in the door to pick up a hairbrush. Most fans only come on when one puts the light on. We found this a little disturbing in the night. However, overall we had a memorable week and enjoyed spending the voucher for the Norfolk Deli. We are happy to hear that the house was spotlessly clean – our management company work really hard to keep the high standards that we expect both for us, and for all of our guests. It was good that you found the kitchen well equipped and the furniture very comfortable – especially the beds – we all want a good night’s sleep when we are on holiday! We are pleased that you enjoyed the voucher for the Norfolk Deli – we find that they have something for everyone, and it also supports the local community – which is perfect for a seaside town. We are so sorry to hear about the issues that you had with the bathroom fans; this is the first time anyone has raised this with us - but thank you for highlighting it so that we can have the opportunity to address it. Like you say most extractor fans only come on when the lights are put on – but obviously in the summertime with lighter mornings and nights we don’t need to put lights on. With a modern draught free house, it is really important to improve air movement especially when showers/baths/sinks are used, and there has to be some sort of ventilation system to prevent potential damp issues. Our fans are installed with movement PIR sensors which come on once the bathroom doors are opened, but if the doors are left in an open position, then the sensors would pick up movement as you walk past. When we stay at the house, we just try to make sure that the doors are pushed to (they don’t have to be fully closed) and we find that this sorts the problem. When we are next down at the house, to assist future guests we will add a comment to the house information book to explain the operation of the fans. This part of the country is indeed well worth a visit - North Norfolk has lots to offer and Hunstanton is a holiday gem with its Victorian promenade and Old Hunstanton beach. “Really enjoyed the week there - the house is in a good location either for a short walk down to the town centre and sea, or as a base to explore other areas along the coast.”

I did get caught out by the check-in being quite late, but looking at one of the other reviews, it looks like the check-in time is now a couple of hours earlier than before anyway. The house itself is lovely, and in a quiet area - I did have issues with the en-suite shower not working properly, but the management company were very responsive when I contacted them - and I was able to use the shower in the main bathroom for the duration of my holiday anyway. It was my first time staying in Norfolk, and really enjoyed my time there.

“Everything was of good quality , modern and comfortable.”

We enjoyed our holiday and everything we needed was to hand. The only draw back was such a late check in 6pm , it was getting dark and for us as we are older we were concerned about finding the house and key. All went smoothly but we would have preferred a slightly earlier check in. ,

We appreciate that the later check-in time is not ideal and would prefer to be able to offer an earlier check-in time especially with the darker winter nights fast approaching. This time was agreed with our management company following Covid, as the safety of our guests has always been our main priority. This was a planned measure for the changeover day, as a way of allowing adequate time between prior guests, covid cleaning (which takes longer) and the next guests. Being on a modern estate, I'm sure that you found the access was well lit on arrival - but appreciate this may have been a concern prior to arriving at the property. We will continue to keep this under review with our management company and hope to be able to welcome you again. “Lovely property, really well equipped.”

Quiet location only 15 minutes slow walk to the town centre. Weather was kind to us with only one wet day. Plenty to see locally although a bit limited for somewhere to eat in the evening in Hunstanton. As the house was so well equipped, we ate in most evenings. Highly recommended.

“What a fabulous place to stay!”

The owners should be proud of what they’ve achieved here - comfortable and stylish furniture, top notch fixtures and fittings, beautifully decorated with tasteful ornaments and art, the kitchen equipped with everything you would need to have a stress free holiday. The house is in a quiet area, a 10 minute stroll into town and the seafront. We are two couples who had traveled separately in two cars. We parked one in the allotted parking space and the other on Downs Rd, opposite the High School, by the bollards from where you walk straight down Styleman Rd to the house (2 minutes).

When setting up the house, we knew what we wanted to achieve. We have always struggled to find quality 2 bed accommodation that was suitable for either travelling with an older child/teen or for travelling with another couple. As you know the house has both a king size and double bed, with separate bathroom and en-suite, which we think is perfect for small parties such as yourselves. “We always try to go to out of the way quiet places but as the main aim of the holiday was seeing our daughter (not seen her for over a year) we went for this house in an estate because she could easily get to it.”

We have been to noisier places in the middle of the country. I don't know where the other people were on the estate but we were in perfect peace. The children's play park at the front of number 5 was empty all week. There were country walks to the left as you left the property and sea and sand half a mile to the right.

“It was a comfortable house in a conveniently situated location on a quiet estate.”

We had a very enjoyable week. The only negative things we could mention were the large number of birds including seagulls, woodpigeons and garden birds that frequented the garden and fields behind the house. This gave rise to a lot of noise in the early mornings and a lot of mess from them. The recycling instructions were a little confusing which meant we inadvertently missed the collection. Also, there were no red bags in the property to use on the last day after we had stripped the beds.

Firstly, can we take this opportunity to thank you for the lovely card that you left for us at the house with your very kind words following your stay. Having seen your online review, we are saddened to see that you have a raised a couple of negatives for the house and we hope the following helps to address your points. We can honestly say that we have not had any of the issues raised before and we hope they did not detract from your holiday stay. As you know the house (at the front) overlooks a green - which offers lovely views, but as you pointed out, this attracts a mix of nature - including a variety of birds and a couple of seagulls, which we feel is part of being in a coastal location. Having stayed here the week following you, we appreciate the bird noise is possibly more noticeable at this time of year, perhaps due to nesting birds? We didn't find birds frequenting the garden during our stay - and as you will appreciate there really isn't anything to attract them into the garden with regards to our planting scheme, but they do fly over. We obviously can't do anything to remove the birds - but we have asked Sykes to upload images showing the views from the front of the house to ensure people are aware of the outlook at our location. As for the issue with the bin collection - we are sorry you found our instructions to be a little confusing and since your stay we have updated the information to try to make the instructions a little clearer. Being a holiday let we are a commercial bin collection, which means that both bins get collected each week - which we know is different to domestic collections. It also means that if a week does accidentally get missed - it really isn't a problem. We are sorry to hear that there were no red bags at the property for your laundry - but thank you for pointing it out to us and we have passed this information on to our management team to ensure this does not happen again. Good location, even 60 plus year olds can easily walk to the shops and beach. Everything you could possibly need was provided, and all instructions very clear and easy to understand. We are so pleased to hear your positive comments and you have definitely picked up on some valid points. We have rented holiday homes in the past, so have tried to think of things that we/our guests would want during a holiday stay and are so pleased that you noticed the effort that went into choosing the fittings, fixtures and appliances, we love it and it sounds like you do too. We really wanted our property to have that 'wow' factor when everyone walks in for the first time, so intend to keep that 'pristine condition' that you talk about and with busy lives, the 'stress free' and 'tranquil' holiday that you mention was what we were aiming for. With regards to your 'spotlessly clean' comment, a big thank you has to go to 'Coastal and Country Cottage Care Ltd' - they have provided us with a fantastic covid cleaning and management package - not living locally we couldn't do it without them.
