A beautiful rural setting, very peaceful, with lovely hosts.

The cottage was spotless with comfortable beds, plenty of hot water and a welcome hamper. Ideally located for exploring Norfolk, with several local pubs offering delicious evening meals and handy shops in the villages nearby. Definitely somewhere we'd be happy to return to!

Sparrow Barn is one of the most delightfull accommodations you could wish for.

It is well laid out to suit family's or just a couple, the owners Helen & Tim are such great people working on their little farm. It's such a quite place with some wild life, few miles down the road is Reepham where you can find most things you want. We will go go back in the future.

Excellent accommodation in a superb quit setting that makes an ideal base for visiting all parts of North Norfolk.

By far the best place we have used over the many years of touring England, Wales and Scotland.

What a beautiful setting for a break.

It was so peaceful and the grounds were lovely with areas of wild flowers and along with the lake which had ducks, and a heron who visited, made for an enjoyable stay. The owners were very friendly. Beds were very comfortable and a fan was available for the warm nights. The only thing missing was shower gel but that is no big deal. A good location for sightseeing and visiting an amazing garden centre which I think was Bawdeswell nurseries.

Lovely barn.

Although the living area is quite small, it works really well for two couples. Well equipped. The farm is a lovely backdrop. We were walking the Walsingham Way and Sparrow Barn made great base. Relaxing.

The property is set in such pleasant surroundings with complete peace and lovely views over the grounds where there is a pond with waterfowl and swallows skimming the water.

We didn’t need to drive out much as there is such a variety of walks on the Marriots Way and other footpaths.

A very comfortable, well equipped cottage on a rural Norfolk farm.

Well sited, with beautiful views of a pond overlooked by trees so plenty of birdlife. The perfect place from which to explore North Norfolk, its coast and many market towns.

Had a wonderful stay, the property was immaculate and so beautifully situated and peaceful.

We love Sparrow Barn.

It’s warm, clean and comfortable. My sister, my little dog and myself have visited twice and we will certainly be staying again. It’s perfect for visiting our friends and family. Helen and Tim are just lovely.

Stayed for the weekend in late February.

The barn was beautiful, clean and warm when we arrived with the addition of several little touches to make us feel at home. The surround area is beautiful even in the rainy winter. The barn is so peaceful and quiet. Absolutely would stay at the barn again.

This holiday barn was a great place for our stay over Christmas - perfect for dog walking along Marriotts way etc.

Lovely property.

Very clean and well maintained. A real home from home with everything you could need. We were made to feel very welcome. Location was excellent. Very peaceful and quiet. Facilities locally were good and great walking on the trail to the local town. Had a very relaxing few days. Would re-book again if staying in the area again.

We had no heating or hot water on arrival, but owners responded quickly.

The cottage was perfect for us, good location. Beware, sat navs like to zigzag you around single track lanes!! Not good at school run times as these lanes also used by buses!! A bit scary.

Situated in a lovely peaceful location.

A small welcome pack was gratefully received. The barn was very well equipped and we had nice towels and bed linen. The bed was comfortable and the shower was good too! It was a delight to see the Heron come down every day. Freshly laid eggs were available to buy and were delicious! We went into Reepham for breakfast at the Crossroad café. The food was lovely and the we were made to feel very welcome. I would have given Sparrow Barn 5 stars but a wasps nest and flies were a problem. Hopefully this will be resolved if we visit again.

My sister, myself and my little dog just adored our stay at Sparrow barn.

Helen and Tim, the owners, were around to answer any questions and were delightful. The barn is very, very clean and comfortable. Has everything we needed and more. Having an en suite each was such a bonus. For me the fact that the beautiful Marriotts way foot and bridle path was just a 2 min walk from the barn was perfect for Alfie’s morning walk. It’s very close to Reepham which had my favourite coffee shop in the whole world, The Dial House. It is also an amazing bakers too. If you are wanting a butchers go to the one in Reepham. Their meat is the best and they are just lovely chaps. We had the best time and will be coming back.

We had a delightful stay in Sparrow Barn at the beginning of Sept.

The accommodation was clean, well maintained, comfortable and well equipped. It felt cosy and homely as soon as we walked in. We would love to return at some point.

Hi The property was lovely and as described with all working amenities.

Showers were hot and powerful. I’ve given a low score for cleanliness due to a dirty oven, crumbs on the kitchen floor and under the toaster on arrival. A pair of someone’s dirty socks in the bedside cupboard in the twin room. Spiders and cobwebs in the bathrooms (I appreciate the property is on a working farm but none the less these should not have been present on arrival) Dirty windows to the property and bird poo on the entrance doors. Some of the white towels were stained Bedding was lovely clean/ fresh Despite the above we cleaned up and had a comfortable stay. The property could do with some comfortable garden seating with cushions and the patio area some weeding. Cleaning of patio to make it more inviting and relaxing.

Well appointed property in a delightfully peaceful rural location yet handy for most North Norfolk attractions.

Sparrow Barn has been very well modernised with high quality fitments.

It is nicely compact and the two ensuite shower rooms are a lovely bonus. The outside area with large pond and lots of trees is amazing. We thoroughly enjoyed our stay while seeing our daughters who live in Norwich.

This a hidden gem of a cottage.

It was clean and the beds were lovely and comfortable with lovely soft clean bedding. It was very peaceful and we spotted lots of different birds from the patio area which was a great little sun trap. It was well equipped and the owners were friendly and helpful. If I had any negatives it would be the comfort of the sofas. However we are over 65 with back issues and were accompanied by my 92 year old father! Overall we would definitely recommend the cottage and will return if in the area.

Sparrow Barn is a beautiful property.

The owners, Tim and Helen, are kind and helpful, but never intrusive. Based on a working farm, it was lovely to be able to watch the lambs playing in the surrounding fields. It was a perfect holiday and we have already booked again for next year. We can thoroughly recommend.

Fabulous find!

We're so pleased we chose to stay here. The barn was really well furnished, warm, cosy and a great base for our holiday. Everything was finished to a high standard and we were very happy there. Lovely details were considered to make us feel special.

Our second visit to this property in as many years.

Very comfortable bedrooms and the separate bathrooms are a nice touch. Ideally situated for visiting the area. Kitchen is well equipped, although if we stayed longer we’d want a washing machine. Lounge seating is a bit low for me. Very clean throughout.

Very hospitable hosts and lovely cottage.

Very peaceful location and great to use as a base to explore Norfolk. As we ate out most evenings the kitchen was not used that often, other than for breakfast but when used it had all the equipment we required. Only 'even better if' suggestion would be a blackout blind or curtain for the main bedroom as it does get light very early on in the morning this far east.

Peaceful and relaxing.

What a wonderful place for a holiday the barn was clean, comfy, warm and the hosts Tim and Helen were amazing. We were there at lambing time and had open access to the lambing barn and the many years of shepherding experience which was shared with us. Situated just outside the market town of Reepham in open countryside you could not wish for a more peaceful and relaxing place to stay. We certainly hope to return again. A lovely warm cottage with all the facilities that we needed for the two of us for a week’s break.

Not the time of year for sitting out but we enjoyed visiting the countryside, coast and the towns in North Norfolk.

This property was perfect it was very quiet and very peaceful, spotlessly clean and very warm when it needed to be, The shower's are very powerful and wonderfully hot having one in each bedroom is also very convenient the only problem was that we had just settled in and all of a sudden the weeks over

Overall a very comfortable place to stay.

The beds were fantastic and we had really good nights sleep, and both en-suite showers were really good. Lots of properties aren’t as good as this, so it was a welcome change for a good nights sleep and a great shower in the morning. Plenty of space in the bedrooms, but the lounge was a little more compact. The sofa and armchair were quite low down, so getting out of them was a struggle for me and my dodgy knees. Kitchen was well fitted out with all you needed. Heating and hot water plentyiful. It was a bitterly cold and snowy weekend, and the paving slabs on the patio and leading up the walkway to the door were covered in black ice. Very dangerous in the dark. Would have been ideal to have had some grit to through down and melt it away. If you’re taking a four legged friend, it’s a short walk down to the disused railway line for a flat walk in either direction to either Reepham or Whitwell stations. Both are heritage railway sites and the cafes are fantastic. Highly recommend the Kings Arms in Reepham for a meal. We would definitely use again if we were visiting the area.

Sparrow Barn was wonderful!

It was clean and had everything we needed for our stay. The patio area was lovely and the view of the pond was beautiful. The barn was perfect for our young family with it being all on one level and open plan. We had a really great stay and explored all over Norfolk as the barn was in such a great central location. We would definitely recommend it to everyone!

The pond at the back of the cottage was an added bonus. Very happy to see Green Woodpecker on the lawn! The local town of Reepham was excellent. We certainly enjoyed the Kings Arms pub and our meal at the Dial House. The cottage is well located for exploring North Norflolk.

Well equipped , bedding and towels good quality and a comfortable bed .Deep in countryside, often got lost, so very pleased when we got back safely.

So peaceful and surrounding areas were beautiful. Very clean and well equipped. Great location as we were only 40 minutes away for planned day trips which was ideal for two special needs children. A fantastic time had by us all.

Lovely, quiet place to stay.

Brilliant shower, comfy bed. Really nice walking areas right from the door. There was so little traffic was a real change of pace. Small, fully enclosed patio handy for my dog. He won't walk on slippery floors but luckily I was mostly prepared so was able to put runners down. Cooker etc. easy to use so a nice, relaxing stay. Can't get takeaways delivered due to location so be prepared. Friendly, helpful owners and was met with some goodies as a welcome. If I had a braver dog, I would stay again and explore Marriott's Way a bit further.

This was our 3rd stay at Sparrow barn and we have already booked our stay for next year again It is very peaceful with lovely views The owners are very friendly not forgetting their 3 dogs and the many sheep on the farm which our children absolutely love seeing!

Sparrow Barn was clean and comfy.

A welcome pack was waiting even for our 2 night stay which was much appreciated. The owners were welcoming despite being busy with lambing season. The bonus being we got to see the new lambs each day. Thoroughly enjoyed our short break.

Appreciate this property has two bedrooms but feel that the size of the living accommodation is too small to comfortably cater for more than 2 people, very cramped.

Master bedroom very spacious but very small bathroom. Cleanliness needs more attention as cobwebs everywhere.

What a stunning property!

It is beautifully laid out with excellent facilities, cosy and very comfortable and the owners were very welcoming. It is perfectly placed for exploring Norfolk and a peaceful location to come back to in the evening. Enjoyed watching the birds and wildlife around and about and on the little lake behind the cottage and with little light pollution the stars were amazing at night. We cannot recommend this cottage enough it was perfect getaway.

The property was in a good area for touring North Norfolk.

It was ideal to reach the places we love to visit. It was comfortable, and having a shower room for each bedroom was a bonus. We have an electric car and there was a charging point at the local Tesco that was always available. We loved the patio overlooking the lake/pond as er could sit there and enjoy a cup of tea and watch a variety of birds and other wildlife. Certainly a property to which we would hope to return

We were very pleased to find the cottage spotless.

The beds are very comfortable with good quality linen. The ensuit showers in both bedrooms are very efficient. Nice welcome basket of goodies too.

A fantastic holiday cottage in a wonderful location.

Maybe a few more basics such as washing up liquid, soap and black pepper would have been useful, but otherwise can't fault it. Plenty of kitchen equipment, comfortable beds, en suite facilities for both bedrooms and a nice outdoor sitting area overlooking the pond. We loved it for the wildlife and the friendliness of the owners (and their dogs!). We added some more leaflets to the welcome pack and made some recommendations in the visitor book. We will definitely be coming back for a future holiday - lots to do and see and we didn't get round to it all!

A beautiful, idyllic retreat, wildlife in abundance right at your back door.

The cottage was comfortable, exceptionally quiet and a great place to relax. My only criticism is not being able to sit and watch the wildlife as the fence was too high.

It's in a beautiful location and so peaceful. With the Marrett way on the doorstep it was great for our dog. Tim and Helen were so helpful which is so nice. Heydon village is also a great place to visit. We will be back next year.

Fabulous stay at Sparrow Barn, quiet peaceful location within the Norfolk countryside.

Comfy and spacious and well equipped this beautiful barn has everything you need. We loved watching the wildlife and saying hello to Chip and Flyn the farmers dogs and was privileged to feed the last two remaining lambs. We defo come again thank you for allowing us to stay in your amazing barn.

Lovely holiday cottage but very narrow roads and hard find .

We really enjoyed our stay, a perfect welcome from the owners, and their dogs!

The setting was tranquil and relaxing and met all our needs. The floor was slightly unclean on arrival, and a vacuum cleaner would have been preferable to broom, brush and dustpan. The beds and seating were comfortable but not exceptionally so. Overall we were very satisfied and the accommodation is very good value for money. We would be very happy to return!

This is the third time we’ve stayed at Sparrow barn, But the first time we stayed in springtime it has been an absolute pleasure to listen to all the newborn lambs we even had a tour round the lambing pens .

We’ve seen the Kingfisher and heard the woodpecker on many occasions. At night time the frogs are migrating back to the pond as well. The weather for March has been absolutely marvellous added to the fact that the cottage is really comfortable and nothing is too much trouble for Helen and Tim. The welcome pack was great and really appreciated. We’ve even had some meals out on the patio never thought we’d be doing that in March. There’s plenty of walking round the quiet lanes and on the Marriot way. Looking forward to coming back again in August

Sparrow Barn was comfortable cosy and clean.

Situated in a beautiful and quiet rural location. The owners were veryvfriendly and on hand to deal with any issues if they should arise. They took the time to shownus the newly born lambs and we met their lovely dogs. Cant recommend the barn enough for a countryside break.

Nice location, very peaceful working farm, sadly the barn lacked some necessities.

The free biscuits, crisps and small amount of tea, coffee and sugar were appreciated however, a pint of milk would have been useful, this has been pretty standard with all other places we have stayed in the past. The necessities lacking include; four comfy seats in the lounge area (a corner sofa would be a good idea instead of the uncomfortable wicker chair), decent pillows as the ones we had were flat and I would have thrown them away, smaller basins in the ensuites would be better instead of the huge ones in there, sound proofing in the boiler cupboard would be fantastic as it is extremely noisy to be in the bedroom and outdoor furniture for the garden area as we could not enjoy this despite the beautiful weather. I had to go and buy two pillows to be comfortable when sleeping I have never had to do this before. The owners also failed to notify us that the power and internet were going off on one day during our stay, this could have interfered with a planned business meeting had the electricians I spoke to not been extremely helpful as the owners were nowhere in sight or close by. The power outage did interrupt the cooking of breakfast until I asked them to put it back on due to this! This is not good enough you need to communicate with your clients. Overall a nice place to stay but the necessities need sorting.

We had a lovely stay at Sparrow Cottage, everything was really clean with good quality fixtures and fittings, bedding and towels were all fresh and soft.

The wi-fi recently installed was really good, but there was no phone signal. There were plenty of plug sockets, each with there own usb slot, which was really useful and something you don't always find especially on a farm. The farm is situated up a small very quiet lane so there was hardly any noise, it was beautiful to look out of the window straight onto the pond, out the back. Helen and Tim were lovely very friendly and Tim loves his life on the farm with a real passion. Dogs Jip and Finn, were friendly and loved coming over for a fuss. Lovely fresh eggs straight from the chickens. The well known Marriott's Way was only a few hundred yards from the farm and was ideal for dog walking, although the weather, in particular the wind, was really high, making it biting and icy, or we would probably have walked a lot further than we did and would have been lovely if not so cold. It was a lovely relaxing time, although the weather wasn't great it was warm and cosy in the cottage with Netflix and Amazon on the TV in both the living room and bedroom, so it definitely wasn't a problem.

Lovely cottage situated on a farm.

It was wonderfully quiet. The owners were friendly and on hand if needed. We used the cottage as a base for lots of outings and could access shopping and cooked meals in the local village of Reepham.

Sparrows Barn is a lovely place, Bit small if there were 4 adults staying as only 3 main seats in living area but apart from that very comfortable.

Be careful of one of the farm dogs which roam loose as it had a nip at our little dog (which was on the lead as requested) also had a go at my husband.

A lovely property set in a tranquil farm location - brilliant for a small family and a dog!

Couldn't fault the property at all and overall good value. Also an excellent base for travelling around north Norfolk with both coastline, western broads and Norwich not much more than half a hour away. We had a great time - thank you!

The owners were very good at letting us use their farmhouse Wi-Fi because the one in Sparrow Barn was poor.

They are intending to upgrade it though.

We arrived a little early but were met with smiles and friendliness.

The accommodation was ready. We had a few instructions to follow with regard to Covid 19. This was clear and concise. The barn was clean and tidy. There was a lovely welcome pack so that we could have tea and biscuits before we ventured out to shop. Tim and Helen could not have been more helpful without being intrusive. Tim lent me his fishing rod so that I could fish in the pond. It was peaceful and very relaxing. We had fresh farm eggs that were gifted to us. They told us to ring them at any time if there were any problems. There weren't any. We saw a variety of wildlife around the barn and pond. Kingfishers, Heron, Linnets, Wagtails and finches and yes there are sparrows! A great base to tour from and visit local seaside places. The roads are small and narrow in places... but it is the country after all! We had the most wonderful time and would not hesitate to recommend this property to anyone. Thank you Tim and Helen for making our stay such a delight.

Helen and Tim made our stay perfect.

Everything was clean and safe for all. The setting on their farm is idyllic. Watching heron and woodpeckers feeding from the pond and surrounding gardens is so relaxing. Tim gave the children a fishing rod which kept them occupied for hours catching fish from the jetty. Would definitely return.

It far exceeded our expectations. It was cosy and very comfortabke. We have a six month old puppy so we were pleased the courtyard garden was fully enclosed. The surroundings were idyllic and very peaceful. The owners Helen and Tim were the perfect hosts and even invited us to visit the barn where they had a number of new born lambs and calves. We look forward to revisiting this beautiful property again soon.

Access to Marriots Way within 200m. Great rides to Reepham, Aylsham, Whitwell Station, Taverham Garden centre, Blickling Hall. Barn was beautiful, stunning beams, bi fold doors onto a private patio with views over the pond with many sightings of the resident Kingfisher. Welcome pack was lovely with, tea, coffee, sugar, milk, biscuits and Kettle crisps to get us started for the week. It was fantastic to be in a beautiful rural setting with no street lights enabling us to enjoy the stars at night. Would very highly recommend.
