The Barn

We had a wonderful stay at the Barn and from the moment we arrived we truly couldn't believe how beautiful it was, the photo's don't do it justice!

The WiFi was superb, it was very clean and comfortable, the kitchen had everything we needed, the games room was a great bonus and the garden was beautiful and so peaceful. Caroline was so lovely, kept in contact with us and was very responsive. The welcome goodies for us and our dog was a lovely surprise and very much appreciated, we can't wait to return.

This is a fabulous property.

We stayed as a family of 8 adults for a birthday celebration. The facilities are excellent, large rooms comfortable beds and a private garden. The outside space had a large table and a fire pit. We had very good communication from the owner before and during our stay. We had hired a private chef to cook for us 1 evening and he was very impressed with the kitchen. The website description is accurate, you won’t be disappointed if you stay here.

Lovely holiday home in a great location.

We stayed here as an extended family and there was something for everyone within easy travel. Very well equipped and spacious accommodation. Access to the adjacent small swimming pool was a bonus.

We had a wonderful week with friends at The Barn in Tunstead.

The Barn exceeded our expectations and was as advertised. The accommodation was spacious and very comfortable throughout. The kitchen was large, well appointed and had a wide range of utensils, equipment, crockery and glasses. There was a great Range Master cooker and large fridge/freezer! The bedrooms and bathrooms were spacious, the main bedroom was quite luxurious with a fabulous view over the patio and back garden. The dining table was ideal for family dining. The TV in the snug was perfect to watch Leeds United matches on and the football nets in the garden would have been great if we had brought grandchildren with us!!! The lounge was exceptionally comfortable and opened right onto the patio for outdoor dining and relaxing. Car parking at the front of the house was large, secure, with a good turning space. We hope and would love to return to The Barn in the future.

This place is fantastic.

The surroundings are lovely. 6 people, 2 dogs all stayed here with plenty of space. Everything is super clean, modern and well equipped. The host allowed us to decorate to make my partners 30th birthday celebrations extra special, she loved it! The kitchen has everything, all types of cookware, glasses, even kids plates & dog bowls. The garden is full secure and has loads of space for the dogs to run round, there's all sorts of books, indoor & outdoor games available including a full table tennis table! Parking enough 5-6 cars inside the gates. Truly if you are looking for a stay in Norfolk for a family, this place is one. I will shout out the host again, she was accommodating, friendly and easily contactable. I could go on and on about this place!!

What a wonderful place to stay.

We had a great time exploring the surrounding area and restaurants. The Barn was wonderful, the children loved the garden and we all love the house. The wood fire was lovely too.

Great communication from our host both before and during our stay. Excellent attention to detail welcome gifts on arrival.Lots of extras provided. Everything we could need to save a panic trip to the shops. Great location, plenty nearby to visit. Would definitely recommend and would love to stay again

We had a wonderful stay at The Barn, which is well located with so much to do within easy reach.

The cottage was spotlessly clean, spacious, and well equipped—perfect for a comfortable and relaxing break. It’s also dog-friendly, with a lovely enclosed garden that was ideal for our dog. One of the highlights was the beautiful log fire in the lounge, which made evenings especially cozy. While the cottage is situated on a working potato farm, with occasional background noises from machinery at the back of the cottage, this wasn’t disruptive and didn’t spoil our stay. Communication with the host was excellent—quick and easy via mobile, with prompt responses to any queries. We’d happily recommend The Barn to anyone looking for a well-appointed, dog-friendly cottage in Norfolk.

Perfect for our annual reunion with o;d school friends.

Plenty of space for us all, a lovely garden and such comfortable beds. Good communication with the owner.

We thoroughly enjoyed our stay.

The property is spacious with excellent facilities. We had 2 youngsters with us and there were plenty of extra sporting thing to keep them occupied.

Wonderful, spacious home with a wonderful large garden.

Comment, not complaint:-- grab rails in the shower would be appreciated by this old gentleman. accidents in showers are commom and many could be avoided with the use of grab rails.

We had a brilliant stay at The Barn with our family celebrating our daughter’s 40th birthday.

It was a perfect place to spend time together. The Barn is very well equipped with everything you need and has been decorated to a high standard. We all thought it was excellent and would certainly recommend staying there.

Wow !

What a fantastic place Caroline and Ian have here. We stayed for 5 nights in early June 2025 with our son and daughter, daughter in law, son in law and two grand daughters. There was nothing overlooked, with all amenities well catered for. Fantastic kitchen and very spacious rooms, comfortable beds and everything was to a very high standard. Our grand daughters especially loved playing outside in the generously sized garden. We would definitely recommend a stay here and would love to return again some time in the future.

The Barn was am excellent choice for our holiday.

We used it as a base for my sister's wedding at Oxnead Hall so all the facilities were used to the max! The Barn was spotless on arrival with a beautiful welcome package waiting in the kitchen. There was plenty of living space for the large group we had staying and was perfect for the bridesmaids to get ready in. The was everything you could need facilities wise. The garden was lovely to spend afternoons in for adults, kids and dogs alike. The games room was well used too. Beds were comfy. The host also got in touch to check that everything was OK whilst we were there and helped us find a light switch we couldn't. Overall 10/10 stay, would recommend!

The Barn felt like a home away from home.

Everything was found better than expected and we had the most lovely family weekend away. The Barn was welcoming, spotlessly clean and cosy. We were greeted with a lovely selection of welcome gifts (which was such a lovely touch) Aswell as a bottle of milk in the fridge to get us started and dog treats for our 4 legged friends. Caroline couldn't of been a more helpful host, the communication was excellent and we knew that Caroline was only a phonecall/email away if we needed her... (especially when we had to return unexpectedly to rescue a very loved dolly that wanted to stay at the Barn a little longer than planned). There is alot of fun to be had at The Barn for all ages. We were blessed with gorgeous sunshine for the Easter weekend we stayed here, making the most of the lovely outside space, we had a BBQ, played many games of table tennis, big family games of football & rounders (the garden also has lots of great hiding places which is perfect for an Easter egg hunt!) The games room is a lovely little escape inside if you wanted rest with a book and a cup of tea, or a great space for the little people to chill out, draw/colour and play 'guess who'. The pool nearby is also great and easy to hire. The large dining tables both inside/outside are perfect for the whole family to squeeze round for various meals. We chose The Barn as we wanted it to be a special place to stay as a surprise for both my Mum & Mother in law, to celebrate their big birthdays over the Easter weekend.. and to be honest, The Barn was perfect!! We were all sad to leave and return to normality. My family have already asked me- "when are we going back?" Would highly highly recommend. Thank you for a wonderful weekend that we will always remember!

We had a lovely week staying at The Barn.

It was very spacious, comfortable and very well equipped for 6 adults 2 teenagers and an 18 month old. Communication with Caroline was excellent as she was always at hand with any queries. She even went above and beyond to order a bigger cot and mattress for our grandaughter as the one provided was a bit snug. It arrived the next day . A lovely garden to enjoy the late sun with a cold drink. Plenty of room for the grandchildren to enjoy ball games. We also hired the swimming pool and enjoyed some fun time in there with a beach ball. Would definitely recommend staying there.

The Barn is spacious and beautiful, and very private with a walled garden and a field at the back.

. The furniture and fittings are comfortable and luxurious and there is everything you could possibly need, including games, books and two TV's that have everything on them you could want. Wifi is very good and there are boosters upstairs, so no areas with bad signal. The kitchen is exceptionally well kitted out with crockery and pans and a selection of knives that actually cut ( a rarity in our experience). The garden is beautifully laid out. The French windows in the sitting room lead out onto a large terrace with a big table and chairs, behind which is a huge lawn for running around and playing football etc. on. There is also an adjoined paved area outside the dining area, which houses a barbecue. We were there in October, but would have spent our evenings outside if we had been there in summer. Bedrooms are all really luxurious and comfy, with John Lewis bedclothes and feather duvets and pillows. The swimming pool belongs to a neighbour, so there is a fee and a booking system. Just round the corner from the Barn, it has two well equipped changing rooms and we used it every day and loved it. We were fortunate to get really great weather so we went to Horsey Gap, a 15 minute drive away, and marveled at the numbers of seals swimming really close to shore and the size of the bull seals . They come onto the beach from November to breed and are hanging about in October in huge numbers. I think this was the highlight of my trip, and I highly recommend going there if you are at all interested in nature. Our second seaside trip was to Sea Palling, a couple of miles up the coast from Horsey. There are a few shops and cafes and it is slightly commercial. Here the water is calm and it's perfect for children to play. There is sand and gravel and miles of beach. And then there was the coming back to the comfort of the Barn. Caroline is a really helpful and responsive host. She arranged for feather-free bedding for one of our party with allergies, and she also organised for a high chair and a travel cot for the baby. She responded to all messages immediately and left a bottle of wine, milk and some delicious Norfolk cookies to welcome us. We loved our few days and would recommend the Barn for families or groups of friends.

Great place to stay.

Very comfortable and stylish. Good facilities and plenty of room for 8 people. The owner was lovely and checked up on how everything was. I would certainly visit again and recommend this lovely Barn.

We had a really lovely week at the barn.

It has been beautifully converted and is well equipped. The large garden is secure even for small dogs. A good location to explore the area - not far from the coast or the Broads. We plan to return

The Barn is very well equipped and extremely spacious with outside area to match. I would recommend a stay here for families.

Fantastic time at The Barn, second time for us as we stayed a couple of years ago.

Accommodation is spacious, comfortable, well furnished and is easy reach of many activities and places of interest. Lots to do at the property including table tennis, owners are easy to contact if there is anything wrong and lovely people to deal with. We don't tend to stay at the same place more than once but have made an exception here.

Lovely spacious, comfortable and well-equipped barn with expansive and very private outside areas for eating and relaxing.

Great location for exploring the Broads, Norwich and the coast. I would strongly recommend for groups of friends or families looking for a self-catering holiday in Norfolk

TV in 'playroom' did not function.

Had occasion to move tv and furniture in playroom - very dirty/dusty behind/beneath. Listing described a swimming pool available for additional fee. We understood this to mean it was owned by the property, this was not the case. It was owned by third party, needing to be booked online (available to anyone in Norfolk) and was quite expensive for a group of 7

What a beautiful property!

So much space for everyone inside and out. We spent a long weekend here as a 3 generation family and it was fantastic. We had planned to have trips out but apart from a very quick trip to a beach, we stayed at the property and didn’t want to leave. The garden is lovely with lots of space for the children and dog to run around safely. This property certainly has the wow factor and we hope to make a return trip

Beautiful property that actually looked better than the photos.

There were eight of us (nine with the dog) and we had plenty of space - large dining table - large lounge and separate snug room (both with Smart TVs) - plenty of parking - comfortable beds and large enclosed garden. This is our third time holidaying in Norfolk and this is easily the best property we have stayed in.

Absolutely beautiful property.

Only problem was route to barn.

Address confusing as barn is neither in Wroxham or Hoveton.Access complicated also by flooded roads.Owners could not have been more helpfull.M.agnificent cottage. Best equipped ever

12-19th april 2024 The barn is a fantastic break in the country close to all the seaside towns, wroxham and walks with your dogs for miles.

The barn is huge beautiful garden comfy beds kitchen of dreams and a table to have dinner on where u can sit and talk for hours a luxury we dont get at home. Thank you to caroline for being a fantastic host and answering any questions we had promptly. We most defineltly will be staying again next year. The only downside is the bins and when they get emptied as there isnt alot of space to put rubbish. We all enjoyed the week even the 2 dogs loved it . So thank you for letting us stay we shall be back soon .

As a group of 7 adults, a child, baby & a dog, we all had the pleasure of staying at the Barn recently for 3 nights for a special occasion.

The view of the Barn when we arrived was very impressive . It is tucked away from main roads, so we felt that we were properly away (but there is wifi) There was plenty of parking outside the front of the property, that is secure with tall gates, which was good as we didn't want the child or dog to escape! Inside, the bedrooms had lots of space, with 2 of them having en-suites. They were all very clean, & beds were extremely comfortable. The lounge was large & also had a separate 'snug' that had a dart board & tv etc. The kitchen had all the utensils that we would need, the oven was large, plenty of room to store food in the fridge & freezer as well as having a large separate dining area & laundry room. There was also a swimming pool on the site, which had to be booked & paid for online. Outside, there was plenty of space for the dog to run about & had extras such as a rotary clothes line, firepit, bbq & a goal post, which was very well used!! We all agree that this was a lovely place to stay & will definitely return when we have our next special celebration.

We had a wonderful stay at the barn - two families of 4 people, with children aged 3-5 years old.

The house was perfect for them and they enjoyed playing out on the huge upstairs landing (we brought a car mat and puzzles with us) and the garden was a great size for them to run around. The house was extremely well stocked with all the key essentials and necessary kitchen items/tools. Very peaceful location but within easy reach of places for day trips. Would definitely consider returning if we visit that part of Norfolk again.

The property is absolutely beautiful, facilities great and cleanliness perfect and its garden is also fab.

It was not clear that the pool hire is for SOLE use and therefore for 1 hour it is a minimum of £25. It also has to be booked in advance. On top of the luxury price for the house this could amount to a substantial spend. For that I would expect very good facilities but the changing rooms are absolutely freezing and worst of all where the tiling meets the wall there is black mould growing for that reason and the cost we only used it once. This is not a swimming pool you expect with a luxury property.

The Barn was an exceptional property which provided the perfect venue for a family gathering.

The owners were incredibly helpful and ensured that any minor issues were sorted out immediately. Each room was really comfortable and tastefully furnished. The garden and patio areas were also very private with ample seating. Secure fencing was in place around the garden which was really helpful as the two dogs could run around freely. Although there were no walks immediately adjacent to the property, lovely beaches and country walks were a short drive away. The swimming pool next door was also a great asset. On the whole a really enjoyable week.
