Nestled in a rural setting on a quiet country lane in Repps with Bastwick, on the outskirts of Potter Heigham, is this high-quality barn conversion, Cobblers Barn.
Offering a generous accommodation for four people, (with an additional two adults on a pull-out king-size sofa bed, and an additional two children on two Z-Beds in the downstairs double bedroom), this stunning abode is perfect for those looking to explore the magnificent Broads National Park and Norfolk coastline.
The open-plan living area has been superbly presented with vaulted ceilings and wooden beams, plus fabulous furnishings and amenities with a wall-mounted Smart TV.
Allow the designated chef to relish in the kitchen, home to a dazzling array of appliances including an, induction hob, microwave, fridge/freezer and dishwasher, so you have plenty to assist with home-cooking!
There is also a utility room with a washing machine for your laundry needs.
French doors lead to the enclosed patio area, where you can enjoy a beverage at the furniture whilst admiring the views over the field towards Potter Heigham Bridge, whilst the hot tub is a welcoming choice after a long day.
The bedrooms exude quality, with the master situated upstairs and offering a super-king-size (zip/link) bed with en-suite freestanding bath and walk-in shower, so you can best decide how to prepare for the day.
The second bedroom is no less superb, situated downstairs with a double bed and en-suite shower room.
Both bedrooms include TVs so you can easily continue your favourite series in bed.
When you’ve unpacked into the ample storage space, head out to discover the delightful village of Potter Heigham just a 15 minute walk, where you'll find Lathams of Potter Heigham department store, fish and chip takeaways, cafes, two pubs, a fishing shop and popular boat and canoe hire service, for unforgettable cruises and fishing throughout The Broads.
From your door, you may find a variety of country and river walks in addition to a lot of cycling routes, or make the most of your time in The Broads with a day spent hiking through the Martham or Hickling Broad National Nature Reserve.
If it’s a day on the beach you fancy, hop in the car and head to the beach at Winterton-on-Sea or venture slightly further along to Sea Palling beach and enjoy sun-soaking, ice cream and amusements for all ages.
To witness one of Britain's great wildlife spectacles, be sure to visit Horsey Gap beach.
Not only is this a spectacular, unspoilt sandy beach, but also home to breeding seal colonies between October and February!

We had a lovely stay, the cottage was beautiful and cosy, the hot tub was great.
There is pleanty to do around the area, especially seeing the greay seals in Horsey Gap. The owner was great and very helpful.
What an absolutely fabulous property.
We were blown over when we arrived as the barn was better than the pictures portrayed. It was spotlessly clean. Very comfortable and well equipped with a hot tub, easy access and car parking. The owners had left a welcome pack which included milk and freshly baked bread. We couldn’t have wished for a better place to stay and we’ll look to rebook next year. Central location for the Broads and beaches.
We had a wonderfully relaxing and special week at Cobblers Barn.
Everything was perfect! We felt very comfortable and well looked after. Thank you for the lovely welcome pack. The kitchen was well equipped with everything we needed and plenty of space for our food and the fridge and freezer absolutely great. Bedrooms very comfy and everything clean and comfy throughout. We loved the hot tub and watching spectacular sunsets from it! Thank you.

Mississipi boat trip at Horning was enjoyable. Sitting in the peace and quiet in the mornings planning our day.
We had a wonderful stay at Cobblers Barn.
The property is very spacious, super clean and has all the amenities you might require. There is a downstairs bedroom and shower room, ideal for anyone less mobile. The hot tub is lovely as well as the private area to sit out overlooking the fields, we were lucky enough to see some deer a couple of times. Whilst in a peaceful location the property is within easy drive of many places you might want to visit. Recommended!

Cobblers Barn is a lovely, tasteful and modern barn conversion (with an interesting history!
), perfect for a tranquil and restful stay. The barn belongs to, and is run by, a three-generational family and it is clear that they have put a lot of time and effort into this delightful accommodation... It is beautifully maintained, and carefully thought out - the kitchen especially is one of the highest equipped you are ever likely to find. The 'Welcome Pack' left for us was extremely generous and especially welcome - and the home-made bread absolutely delicious and a delightful touch! We had a very nice week's stay here and wouldn't hesitate to recommend it. Thanks again Sandra, Sarah and family for everything... :-)
The Barn was excellent and had been converted to a very high standard.

Great hot tub and accessories throughout. Lovely hosts, clear and concise instructions with fresh bread and welcome pack on arrival, even pumpkin bunting up for Halloween, so cosy. Larger and even nicer than it looks in photos. Totally recommend booking Cobblers Barn, we will definitely return if we go back to Norfolk, the best rental we’ve stayed in.
From time of booking to going on the holiday, during the holiday and getting back home ,Sarah was checking in with us- excellent customer support.
The cottage was maintained to a very high standard, everything you could wish for in a home from home- obviously Sarah and Sandra worked hard to maintain a 5 star rating. Plenty of activities within close proximity of the cottage. We enjoyed a relaxing holiday in a fabulous cottage.
A fantastic barn with everything you need for a lovely relaxing holiday comfortable furniture and beds lovely hot tub checked regularly all kitchen utensils you need and easy to use appliances with videos and instructions to help.
Its peaceful and quiet with birdsong throughout the day bats and geese and the odd deer at dusk while relaxing in the hot tub best place we have ever been to and will return guaranteed

Our holiday home at Cobblers Barn couldn't have been better.
So clean and comfortable and in the perfect location to visit the Broads area and North Norfolk. With the owners living on-site we were very well looked after and the addition of a well maintained hot tub was an added treat.

This was my second visit to Cobblers barn and it didn’t disappoint.
The weekend was booked for us to relax and we did. It was like home from home with everything set right. The property has a fully fitted out kitchen and the hosts added the extra special touches of tea, coffee sugar, filter coffee, biscuits and crisps. Not forgetting the freshly home baked bread butter and milk. The home was nicely decorated with a Christmas tree and subtle decorations. Soft Towels and bedding provided and separate towels for the hot tub. The weather was not on our side as storm Bert landed so no walks were had nea the property. We did manage on the Sunday get to nearby Horsey beach to see the seals pupping. I. Intend to return as it is such a loverly spacious home to rent out with either friends, family or just me and my partner.

We had an amazing week at Cobblers Barn, the facilities are excellent, the host was amazing, even sending instructional videos on how to use all of the appliances including the hot tub. The Barn is spotless and absolutely beautiful inside and out. Ideal for those with limited mobility with everything you needed in an open plan ground floor setting. My Dad uses a rollator and easily got around everywhere. Honestly can’t say enough good things about this places. Lots of personal touches including a welcome pack and some delicious home made bread. Sarah you’ve thought of everything, thank you for making it a wonderful experience ☺️

Cottage was perfect, everything we needed and lovely and cosy, the hot tub was a bonus.
Our heighlights were hiring a picnic boat for the day on the Broads. Lovely fish & chips from Nippy Chippy. Day out at Wroxham & Wroxham Barns, and a Lovely carvery at King Arms at Ludham. After over 20 years of holidaying in this type of property (average 3 times a year) Cobblers Barn is easily the best place we have stayed.
The barn was spotlessly clean and very comfortable. It is clear the owners have furnished and equipped the barn as if it were for themselves to live in and despite trying very hard to find something that we would have done differently or added we could not find fault. Massive amounts of storage space and more equipment than we could ever need were provided and the little touches like the welcome pack with fresh bread, butter and milk etc. along with the personally named welcome letter set this property apart. The communication from our hosts was excellent both before and during our stay and nothing was too much trouble for them. The location provided an excellent place from which to explore both the Norfolk Broads and the coast and the Type 2 EV charge point and and 4 handy recycling bins in the kitchen were welcome additions. We very rarely visit the same property twice but this place is already down on our list to return to at some point in the near future.

A unique gem of a property.
Very tasteful decor and spotless and well equipped with everything we could wish for. The hosts were extremely helpful and we were provided with very detailed, concise instructions about the property and its facilities/appliances before we got there which we found very useful. This property is well situated and accessible to attractions we wanted to visit and had the added bonus of a hot tub and a EV charging point which was essential for us having an EV. Really enjoyed the ambience and would definitely recommend

A lovely barn conversion with comfy and tasteful furnishings.
The location was really peaceful and well placed for both local walks and facilities as well as for venturing along the coast. We loved the obvious care with which the owner has built and maintains the property, and a real bonus was the generous welcome basket including home baked bread.

What a wonderful holiday home.
Everything you could possibly need is there, including hot tub to relax in after your day out. Hosts are very welcoming and go out of their way to make sure everything is as you would want it to be. A perfect location to explore the numerous attractions the area has to offer. Supermarket, restaurants, fish and chips and boat hire all in walking distance from Cobblers barn. Would highly recommend.

A fine property, lovingly restored, perfectly maintained and spotlessly clean.
The welcome pack is prepared with care, the sofas and beds are really comfortable and the hot tub is great for relaxing. This is simply a home from home to which we intend to return.

Fabulous accommodation.
Well appointed , comfortable and great location. Photos don’t do it justice, it was more spacious than it appeared and there was loads of storage. Quiet but a short distance from the road network and then to several places of interest. Communication with hosts easy and pleasant, there wasn’t a single thing that we could suggest to improve

We had a wonderful stay over Christmas!
Cobblers Barn ticked every box for our family of 5 - spacious, extremley comfortable, high spec.. nothing was too much for the host, Sarah - she made us feel at home instantly, and made such an effort with the Christmas decorations. Stunning! An amazing place to stay, perfect for switching off and getting away from everything. Santa even managed to find us, so our boys were happy!!

The place was immaculate and everything we needed, so many nice touches - home baked bread, butter, jam, all the condiments you could imagine. The welcome pack was nice too. The house has been renovated so well, and it's beautifully furnished. And the hot tub was a nice bonus. The location is really well placed to reach so many beautiful sights. The seals on the local beach were fantastic. Would definitely recommend and stay again. Our only disappointment was not meeting Jake and Elwood, the owners cats :-)

This has been one of the best holiday properties we have stayed in for over 40 years, together with the welcome and support of the owners Sarah and Luke, super people, great property in a beautiful area of Norfolk.
Easy access to many attractions, sights and a countryside full of really genuine people. The facilities and fittings in the property are not only of a high quality but are very comfortable and give you a feeling of warmth, coziness and homeliness, a credit to the owners taste and practicality. The peace and quiet is to be experienced to be believed, particularly for those of us who are deemed to be 'townies'. If only we could all live like this. Would highly recommend this to those looking for real R & R.

We had a fab week at Cobblers Barn, it was immaculately clean and every attention to detail considered.
It was particularly nice to find a huge up to date smart tv instead of the usual small outdated ones we normally get on our holidays. The hot tub was a hit with us, and was cleaned and checked daily. Peaceful and restorative are two words that come to mind for me about this gorgeous find. We WILL return xx

A superb, large barn conversion in a quiet location.
The barn was spacious, well equipped and extremely clean with quality fixtures and fittings. We very much appreciated the delicious welcome pack with home made bread. The owners were welcoming and friendly, but not at all intrusive. The hot tub was certainly a relaxing way to spend time watching the sun go down over the adjacent fields. Cobblers Barn is set in a perfect location to explore local attractions and we enjoyed a fantastic day renting a boat on the broads. I have stayed in many holiday lets all over the UK, but never before in one as perfect as this one.
First - the photos are a really true representation. It really is as big as they show. Owner lives close by and can't do enough for you. Including freshly home baked bread on arrival! The complete welcome pack really was very welcome. The whole property was so very comfortable and dazzlingly clean. There is so much to see and do in the area as it is right in thed middle of the Broads. So much so that we didn't have time to use the Hot tub! But we used the wonderful suntrap for every breakfast! Just remember, book early as this is a very popular property.

An absolutely fantastic stay at Cobblers Barn, very clean, excellent facillities, nicely presented, thank you to Sarah and family for a lovely stay, very helpful, friendly and welcoming, nothing too much trouble, the welcome pack was a nice surprise and much appreciated.
Ideal location for getting round Norfolk, local attractions and coastal walks on the doorstep, highlight seeing the seals at Horsey Gap.

Excellent accommodation with amazing countryside views.
The hosts were really friendly, helpful and welcoming. The accommodation was spotlessly clean, spacious and had everything we needed and more! It was furnished to a high spec, whilst retaining its cosy and comfortable feel The welcome basket was lovely and very much appreciated. A great base for trips out to other areas in Norfolk, local attractions and easy to get to many coastal areas and the broads. We loved watching the sunset relaxing in the hot tub

Cobblers Barn is a fantastic place to holiday.
The cottage was so comfortable and had everything you would need and more. Great welcome hamper with fresh bread, owners were lovely and very friendly. Would thoroughly recommend staying here and hot tub was cleaned every day. We would love to come back.

Beautiful cottage in a very peaceful area.
On arrival there was a lovely welcome hamper with fresh bread. Nothing was too much trouble, thank you to Sarah & her family who made us all feel very welcome. We hope to return again soon.

The Barn is superb and very warm and cosy which was great as it snowed. Everything you need and nice touches like the home made bread. Owner very friendly, popped in to see we were ok. Very central for exploring, we really did have a lovely time.

It is a beautiful cottage - one of the best we have stayed and we have had lots of UK cottage stays. The location for coast and Hickling Broad was excellent.

We had a wonderful stay at Cobblers Barn.
The accommodation has everything in it you could need for a relaxing holiday & is fitted out to a high standard. The welcome pack was a lovely touch & the smell was amazing when you walk in. You can just stay in the barn & enjoy the hot tub & quiet of the countryside or sit outside & enjoy the views & fabulous sunsets. It's ideally situated for visiting the many pleasures of North Norfolk. Selsey Beach is worth a visit to see the seals & we also had a great time on the Broads. Great Yarmouth & Caistor on sea are not far away if you want fun for the young ones. We had a couple of local takeaways delivered and also had a great Seafood Platter at The Lighthouse Inn at Walcott. You can also walk into Potter Higham where there are pubs, cafes & fish & chips. Would recommend staying at Cobblers Barn & Sarah is great at keeping you informed about your holiday & on hand if you have any queries. Thank you Cobblers Barn.

Everything about Cobblers Barn was perfect.
The tranquil location, the beautiful barn which was spotless, and had all the mod cons you need for a comfortable stay. The homely touches such as the homemade bread and milk in the fridge just topped off our amazed first impressions. We made lots of use of the hot tub which was fab and will definitely be returning again soon.

Staying at Cobblers Barn was a truly superb experience.
A warm snd very comfortable property, with a high level of facilities and equipment. Nothing had been overlooked by our brilliant hosts, who definitely went the extra mile. This location cannot be too highly recommended for exploring the Broads and superb beaches of the northeast Norfolk coast.

What a beautiful cottage we found in Bastwick, Norfolk ideally situated for Norfolk broads, 20 min away from Great Yarmouth, 40 min from Cromer, lovely villages nearby.
The cottage has a cosy , specious feel, every detail is thought through by the owners and very well equipped, spotlessly clean, the hot tub was a bonus too. The owners were great at suggestions where to visit and and eat. We would highly recommend it and we would definitely come back .
