Manor Farm Cottage

Perfect cottage from which to explore rural North Norfolk.

Everything was there that we needed, including all the festive decorations to help celebrate Christmas. Clean, tidy, excellent order throughout. The stairs are a little steep, and narrow tread so perhaps keep this in mind when booking. Other than that - very much looking forward to booking in the near future, this place has it all!

Our group of 5 adults had a lovely stay.

The host was excellent and the area is great for exploring the surrounding areas, whether it’s a trip to the Norfolk Coast, Thetford Forest or the local towns and villages. Would definitely recommend!

Lovely homely cottage very comfortable Will surely be looking to book again in the future

We really enjoyed our stay at this property - absolutely spotlessly clean and had everything you needed.

Loved the atmosphere here with the church behind us. The fact that this property is near the road didn’t bother us at all, we slept like logs! Great shopping too right on the doorstep, what more could you ask for.

A lovely cottage in a beautiful area.

Lovely cottage, exactly as described.

Everything was just right.

We loved our stay. . Everything was thought about to make our stay comfortable. The owners were very welcoming .

Ideal location to visit our family.

Very homely. We appreciated the information that was provided. Looking forward to our next visit that is already booked. The only thing I would say was the strong smell of dogs when you go into the cottage.

Rosemary was so helpful even before we arrived.

Cottage was warm & welcoming in a cold January day. Cottage was VERY clean & well maintained. Lots of little extra comforts which made all the difference. This was our second visit to manor farm and have recommended to family & we will return again soon.

I stayed for 6 weeks in this delightful cottage conveniently situated in the centre of Swaffham.

It was well equipped, spotlessly clean and in the hardest of frosts always warm and cosy. It was a very happy time for us, being near to our family for the birth of our grandson, and the cottage somehow added to that pleasure. One small point: the lights are too dim for avid readers, but we bought a reading lamp so that was easily solved.

A fantastic little cottage, beautifully fitted out - cosy and practical but retaining a sense of age.

Ideal base for exploring Swaffham and the wider Norfolk area.

Manor Farm is a fantastic cottage only 3 mins walk to the centre of town and less than 10 mins walk to Tesco.

Cottage has everything you need to be self sufficient with plenty of dvds to choose from. Highly recommended

Charming spacious cottage, with nice off road parking.

( we hired the larger part of the cottage) Being adjacent to busy road and path I would have expected better windows for both sound and security. The bathroom needs a full over haul as the shower is very disappointing and sitting in a bath with mouldy sealant is not pleasant. This is the cause of the leak to ground floor toilet which we avoided using. The lounge furniture could do with a replacement as not comfortable. Kitchen and dining room are really functional and plenty of room. Although dog friendly, the garden could do with a couple of adjustments to make it dog safe. It was a nice spacious cottage to use as a base to enjoy Norfolk. Just needs some overhaul in places. It's a shame you cannot hold back on a deposit, as I would not have paid the full price we did based on my comments.

We loved Manor Farm Cottages.

Perfect location. Beautifully maintained with a lot of attention to detail and kind gestures with tea/coffee/milk AND lovely biscuits ! So nice not to have to go out straight away to buy these necessities. Very much appreciated to start the break off with a brew ! thank you - we would love to return again.

Lovely clean, comfortable, spacious cottage with everything you need and more.

Very conveniently located for walk into town for all the facilities, including the essential morning coffee and cake! Great base for visiting North Norfolk with all its delightful villages, gardens, coast and historic houses. Highly recommended.

Absolutely beautiful and already asked to come back again.

Loved it so much we rebooked it for next year.

The cottage has everything you need and is ideally placed for visiting other parts of Norfolk. Swaffham has lots of shops and cafes and the people are very pleasant. The cottage is in a lovely quiet position opposite the beautiful church and we enjoyed the sounds of the church bells and also the ducks and occasional peacock. We are so pleased we have rebooked.

Met all expectations and really only a short walk into Swaffham with all it's amenities.

We saw a Peacock in the garden don't know where it came from but it was pleasant to see. As it's a cottage front door entrance is low so watch your head. Apart from that all was good.

Lovely cottage within easy walking distance of the town.

Everything was clean and well appointed and the problem with the microwave was dealt with quickly.

Manor Farm Cottage is the perfect little get away accommodation.

We stayed over Christmas and it was lovely and cosy. Rosemary was really accommodating. Letting us check in earlier than stated and no checkout time the next day as no other guests was really nice. It has everything you need. The beds are extremely comfortable. Super easy check in and quite spacious inside. Really can’t recommend enough.

Absolutely amazing.

I couldn't thank Rosemary enough for her time and effort to make sure our stay exceeded our expectations

Manor Farm Cottage was perfect for us and two of our grandchildren.

The cottage was very well furnished, the beds so comfortable and bed linen was lovely. The property was beautifully clean, towels provided were lovely - all in all - everything was great. We had everything we needed for our stay and would certainly consider returning if we visited the area again. We were able to check in at 2pm which was very welcome and appreciated. The location was perfectly placed for us to visit different Norfolk beaches, all within about 40 minutes drive.

Had a great few days in the cottage.

Lovely location, very clean with lots of facilities. Our only little issue was that Sykes said we could not book in until 5pm but the owners said we could book in from 12. The email from the owners telling us additional information went to our junk mail so was not seen until after we arrived at 6pm. We would definitely return and would highly recommend this cottage. Thank you again.

Great cottage, warm, clean and comfortable.

Pleasent and helpful owner.

This is a beautiful, well equipped cottage, I cannot rate it high enough, Rosemary was lovely and we look forward to returning.

Exactly what we needed for a long weekend stay to visit family in the area.

Ideal location minutes from the centre.

The cottage is situated just a five minute walk from the town centre so ideal for much of North Norfolk .

.. two good trips to Pensthorpe Natural Park and Gooderstone as well as the North Norfolk Coast. Cottage very clean and warm.

This is the first time we have stayed somewhere and not be greeted by the owners sometime during our stay even though they were only 2 doors away.

The house looked very tired. The pictures could do with updating on the booking site as they are a little deceiving. Carpets were puckered and there were some very bad stains on them especially in the main bedroom. The heating system made a loud bang every time it ignited (that was happening every few minutes it was on). The noise from the road made it difficult to listen to the tele. It is a shame there isn’t secondary glassing in the two front windows that face the road like there is upstairs. On the positive side the beds were very comfortable and the water was hot and heating made it cosy.

A nice, well-equipped cottage in an ideal location.

Swaffham has a lot of positives, including a number of restaurants and the excellent Saturday market. Good communications from the owner and very helpful information about the area left in the cottage. The only drawback of the cottage is some low doorways, but thats my fault for being 6 foot 4

We feel an additional handrail on the other side wall to the steep stairs would be helpful.

The cottage was very well equipped and spacious, spotlessly clean and comfortable.

We did find the double bed a little too firm for us, but that's down to personal choice and not a fault of the accommodation.

The cottage is comfortable and well equipped and perfectly placed for visiting local attractions.

Shops, pubs , restaurants and the very interesting Swaffam museum are a five minute walk from the cottage

We absolutely lived the cottage, spotlessly Clean,Fully equipped with everything we needed, Even fully decorated for Christmas, Fantastic location 2/3 minutes to walk into the town centre, And very central for visiting Norfolk villages One negative was the double bed mattress Not very comfortable, but this was the only thing we could possibly not like, We had a wonderful stay,

Cottage was lovely; very cosy and had everything you could need; warm and welcoming owner and reassuring to have them close-by but not intrusive Glorious Norfolk had much to offer and weather was good even for mid Ocotber Would love to stay here again

We hadn't intended to book such a large property for 2 adults and an elderly dog but, when it became available, we decided to go for it!

We were not disappointed and didn't 'rattle' around in the property. The layout allows you to 'shut off' unrequired rooms (for us one twin-bedded room) and dining room if so desired, but we made use of the facilities, didn't need for anything from kitchen utilities to room fans [the weather was hot!] and just enjoyed the extra space! The shared lawn and designated parking space in an open garage were a luxury! We often sat outside to enjoy a coffee in the morning sun! We were pleased to see the recycling arrangements were clear and comprehensive. The cottage is ideally located for walking into Swaffham for groceries and local amenities. Larger supermarkets are a short drive away and Swaffham makes a good base for driving to the coast and other attractions. We will definitely be back.

Lovely cottage will definitely stay here again (as have family in the next village) Very comfortable beds, great bathroom upstairs and handy loo downstairs too Kitchen well equipped with everything you need Covered parking area very handy Nice that towels, bedding, tea towels, tea, coffee, sugar, milk and biscuits provided for our arrival.

Really enjoyed our break, nice village to stay in with plenty places to eat out and a great base for exploring Norfolk. My only complaint would be that the glasses and cups in the cupboard were dirty so had to wash them before we used them but otherwise would highly recommend manor farm cottage

The hospitality of rosemary with the help she gave me with my dog.

This cottage is beautifully decorated with everything we could need for a relaxed stay.

It's particularly well equipped for families with young children with toys and games and even plastic crockery. We would definitely recommend it.

The whole package was more than we expected.

Property was beautiful, the essentials where provided for arrival and the use of domestic items. The owners where very approachable, helpful, professional people who ensured your stay was accommodated for. The directions where true to the property. I would definitely recommend, they appear to have a row of let's depending on party size. First time booking. Was not let down. There is also a Lovely cottage style cafe and Old Mother Hubbard's fish & chip shop in the market Square for time out. No complaints, Thank you.

cottage was bigger than expected, clean, comfortable and well equipped.

Everything was to a high standard Enjoyed being in the centre of Swaffham and great to have parking

We had no hot running water after the second day due to a fault on the combination boiler but in fairness Mr.

Ison came round to try and remedy the situation but was unable to do so! We found the double bed very uncomfortable and requires a new mattress also we found the lighting on the upper floor absolutely dismal, brighter bulbs required all round in bathroom and bedrooms! This is a very nice cottage but let down by easily addressed minor faults(PLUS NO HOT WATER) Stan and Pat Stevenson.

First class cottage in excellent location.

Plenty of room and well equiped cottage. Easy to find in a convenient location for the town, and quiet in doors despite being on a main road. Communal garden in a row of 3 cottages, parking shared with permanent resident in end cottage who was rather unfriendly but not the fault of owner! We had a great 3 night stay while walking the Peddars way. Highly recommended

Brilliant cottage - had everything a family with 2 young girls and a dog could need!

Friendly owners and the cottage provided a good and comfortable base for exploring the North Norfolk coast and also within walking distance to Swaffham which has an array of shops, pubs, restaurants and supermarkets.

We had good week just the bed in main room wasn't very comfy It need another matter on top so didn't sit on the side .

wooden part

Beautiful cottage with lots of outside space, and close to the market and local shops.

Well restored and with all amenities. Lovely owner, who came to check that we had everything we needed and very friendly neighbours. Easy access to all areas of North Norfolk. We fully enjoyed our weekend away.

Beautiful cottage, extremely well furnished with very comfortable beds, plenty of good quality towels & linen.

The kitchen was fully stocked with super china, glassware etc. The comfortable sitting & separate dining room were spacious & accomodated 6 easily. The cottage was immaculately clean & we were treated to a welcome pack (tea, sugar etc) . Easy parking & close the centre of town it was perfect.

We visited the cottage in extremely cold weather but the accommodation was warm, comfortable and well equipped.

Situated opposite a wonderful old church, we had the marvellous spectacle of a murmuration of Starlings settling down into the churchyard at dusk each evening.

Very cpmfortable cottage which acted as as excellent base for our family history research in the area.

Cosy , comfortable cottage centrally located for easy access to north norfolk coast and cities of Norwich and Kings Lynn .

Close to lovely walks in the peaceful countryside and forests around Thetford. I would highly recommend .

This was a very cosy ,warm and well equipped cottage.

It felt like home from home. Positioned on the edge of Swaffham all facilities within a very short walk.

This is an exceptionally well-appointed cottage, which suited us ideally as a base for walking the Peddar's Way.

We were a party of four adults and two very small children (reducing in our numbers over the week), and this was a very enjoyable place for all concerned. It isn't in the countryside, but good for walking to local facilities. Parking was very good, even including a very large open garage. It was very well equipped and comfortable. The owner was most accommodating and friendly. We intend to return to continue the Peddar's Way, although it won't be quite so well situated by then, as we have already walked past the Swaffham area, but everything else about the cottage makes it an ideal base.

We really enjoyed our stay, the cottage was lovely and bigger than I had thought it would be which was good.

There are a few pubs in the town which are nice and plenty of options to eat. The kitchen in the cottage is very well equipped also.
