Quality fittings and appliances. Would stay there again even though there was a certain amount of heavy lorry traffic noise which decreased at night time. The advice to put the wheelie bins out in the courtyard needs to be updated. The bins actually should be put out in the driveway entrance to the courtyard together with those of the other properties. The black wheelie bin is actually a blue one marked Trade Waste.

A need for TV aerial, if you don't have tv subscription then you're unable to watch normal TV programs, this would affect our staying again.

The house was well kitted out and comfortable although there were no instructions on how to turndown the heating! No local amenities except the garage so we were constantly reliant on the car.

The property is well equipped, spacious and decorated tastefully. The property is classed rightly as a luxury one to rent and fits that description in many ways, but sadly only issues bath towels and not bath sheets. Unusual indeed for property as upmarket as this one. Sykes listing states a smart TV. We have rented out many other properties with a smart TV but have never come across one with no aerial to watch programmes live on the main stations before. We were told by the management company that Sykes should have told us this and that the property cannot have aerials outside. We have no aerial outside our house, we have an internal one and can receive TV programmes live on our smart TV. via that aerial. There are no instruction manuals for anything in the property regarding items such as the heating control, cooker, or microwave. Never had this before either. There is usually a drawer full of them! No visitor book to be found anywhere so one gathers that the owner is not bothered what people think.

I'm only writing this because of the previous comments about it. If this hadn't been previously commented upon I'd not have mentioned it. No impact on our say at all, yes there is some but nothing above some background noise. No stinky neighbours pooches either. Comfortable bed & sofas, we brought our own TV dongle with us so no issues with that either. The only letdown would be from the housekeeping. Whoever is doing this needs to do a better job. Nothing to ruin our stay but a bit more care needs to be taken. Don't want to put anyone of this property as if I was to stay in the same area again I'd be more than happy to stay at "The Bakers Oven" again.

Obviously very new and all the facilities and equipment are second to none. Other reviews mention the noise from traffic which I have to say didn’t bother us. It’s mainly the front bedroom that suffers from this but the kids were in there, and slept fine. The location is a good base to explore the area from and the house is nice to return to at the end of the day. The kitchen is very well equipped, the lounge comfy with great TV, and the bedrooms and bathrooms top hotel quality. ***following for info for owner only not to be published*** Neighbour to left as you look out of the rear of the property needs to clean the dog excrement up from rear yard more regularly. We didn’t sit out due to time of year, but when you came in or out of the house the smell at times was very evident. I imagine in summer it will be horrendous if left as they are doing now. We stayed there for the February half term week with our 5 year old twins. We chose this property as it looked so comfy in case February delivered some unfriendly weather (which of course storm Eunice did on our last day) and we needed to spend some time indoors. It didn’t disappoint with it’s huge family sofa and rotating love seats that our two kids loved. There was lovely welcoming local apple juice, marmalade and biscuits as well as an espresso machine, pods and tea, coffee, sugar and milk sachets. Loads of hand soap and copious amounts of towels and flannels were provided and the bed linen was immaculate. The kitchen was very well equipped with everything we needed. If I had to ask for anything for our return it would be some non-glass drinking cups and a mixing bowl. The area was nice and peaceful and whilst there was the occasional rumble in the house which I’m guessing was from traffic previously mentioned in the last review, it was barely noticeable and certainly didn’t disturb our sleep. We had lots of day trips out to kings lynn with its nearby castle rising, Hunstanton beach amusements and the sealife centre. Nearby high lodge in thetford forest provided a whole day of exploration and we wish we had brought our bikes (we will be back in the warmer weather). We made a trip over to banham and to the zoo and local church farm. So many things to do we will be back.

Jane “Nice property but location not good.”
On an extremely busy main road which appeared to be the main route for lorries all day and from 5.30 in the morning. Very disturbing in both bedrooms even when windows are closed. You can only use the tv if you have your own contracts etc ie Nexflix we could not get any tv all week someone did come out to try and fix this but couldn’t. Apparently you can’t have tv aeriels on the estate. We were told that all we needed was WiFi to operate the tv.!!!! Didnt feel that the owner was very helpful. There is not much round about you will have to use your car to get anywhere and isnt in a particularly nice area. Only hand towels upon arrival and two coat hangers in each bedroom. We did ask for more towels and coat hangers which were delivered the next morning. Nice property inside but due to the above comments we would not recommend.

The rural Saxon market town of Downham Market is one of the oldest in Norfolk, and is known locally as the gateway to the Fens, renowned for its network of waterways.
