“The property was smaller than expected.”

Paintwork was a little tired in places. It was quite well equipped. Patio doors and windows needed a good clean however.

The property

Cotman Cottage sits peacefully on the water’s edge in Hoveton, Norfolk, offering a pet-friendly retreat where the rhythm of the river sets the pace for your stay.

Whether you're planning days out with family or simply seeking a quiet escape with friends, this riverside haven offers a welcoming base with direct river access and private parking. Park up and step into a bright, flowing open-plan space where the kitchen, dining, and sitting areas blend together with ease.

Prepare meals using the oven and hob while your favourite tunes play from the DAB radio, then gather around the table for relaxed dinners and lively conversation.

When the plates are cleared and the dishwasher hums away, sink into a leather sofa and watch boats drift past the window—or settle in for a film on the TV. Upstairs, the bathroom invites you to unwind with a soak in the tub or a refreshing shower.

Choose between a double bedroom or a twin, both thoughtfully arranged for a restful night’s sleep. In the morning, sip your tea in the south-east facing garden as the river glimmers in the early light.

Spend the afternoon dining alfresco, and as evening falls, watch the sunset paint golden reflections across the water. For family adventures, BeWILDerwood Norfolk offers treetop trails, ziplines, and jungle bridges to explore.

A short drive brings you to Norwich Castle, where archaeology, fine art, and history await—along with rooftop views and a glimpse into the past.

Round off your day with a visit to Norwich Cathedral, a Romanesque masterpiece dating back to 1096, where stained glass windows and soaring architecture frame a tranquil walk through the grounds. Cotman Cottage is the perfect launchpad for exploring the Norfolk Broads—or simply watching the river drift by from your front-row seat.
