Ducksfoot Barn

Excellent and very comfortable two enclosed areas for our dog, field next to barn and walks up the lane .

Near by 1.5 miles is Goodies Excellent for food purchase and has a dog friendly part of the restaurant

The property is light, airy and comfortable with plenty of activities provided for a rainy day.

A lovely base. We were also entertained by watching the robot lawn mower go about its duties!

Excellent facilities, and really good as a base for touring both Norfolk and Suffolk.

The central heating went down on pressure and the water was not heating up, within minutes of reporting the issue, the owner knocked on the door and ten minutes later the problem was fixed - this response was super fast and reflected how the property is cared for, we would recommend the property to anyone.

We had a lovely two weeks in Ducksfoot Barn.

The accommodation was just like the webside promised: plenty of space and good facilities. Even the weather was nice in april/may! Sarah is a nice hostess and very accomodating. I can recommend this accommodation to everyone if you like the countryside like I do. We took our bikes with us (we're Dutch) and we used them a lot because the countryside is flat.

Absolutely superb.

Well equipped with everything you would need. We loved the location in the middle of nowhere, but within reach of some lovely places. Book shelves were a great feature and the welcome biscuit pack was a nice touch. Would definitely go again

Just one suggestion some cooking foil would be good. We had a very nice stay a Ducks foot barn and will definitely recommend it to friends.

Very well equipped and great as both a base and somewhere to just chillout. The welcome "pack" was a nice touch and gratefully accepted. There's good chance that we will return in the near future.

Absolutely beautiful property, after a long journey with teenagers we walked into the barn and were met with tea,coffee and milk and a lovely table of fresh flowers with an assortment of handmade biscuits so we could chill before unpacking.

The only word that describes this property is stunning and been renovated by skilled craftsmen. The owner is super friendly and came to tell us things that we could get to locally, in all a real treat, we would rebook the property

We loved this barn conversation, two downstairs bathrooms were fantastic!

! We didn’t use the upstairs as there were only 2 of us and we have mobility problems. There were flies about but what do you expect from a farm!! We were not aware of the adjacent ground was used for motor homes, this didn’t bother us as there was only one on the site and we never heard from them but if it was full to capacity it may have been a problem. Goodies was a lovely farm shop, we went a couple of times to just enjoy it!! Only one suggestion, a pizza tray would be helpful as many people buy a pizza for the first night and quickness!! Thank you for the biscuits, milk and flowers, we enjoyed them all.

We hade a lovely holiday .

It’s a very peaceful setting and the large open plan main barn area is very comfortable and well laid out .The beds and bedding are top quality and the bedrooms are great. The en suite to downstairs bedroom has a very small basin and shower . Ok for us as there were only 2 of us but would be difficult if more people stayed.

This property is stunning and our stay was great The peace and quiet was lovely The bed comfortable always a plus We’ll be booking again for September/October time Loved goodies food hall so much that we stocked up before coming home!

Enjoyed a wonderful relaxing week in this lovely barn conversion.

Extremely peaceful and it was lovely to sit outside and listen to the birds. Woodland trust property nearby was a great place to walk the dog before popping into the local farm shop. The main floor bedroom was a few degrees colder than the rest of the property which was absolutely perfect for me. Best sleep I’ve had in any holiday cottage. We would certainly consider returning. The flowers were a lovely touch.

The barn was beautiful with plenty of room for 4 adults and a dog.

The kitchen was well stocked with equipment which we used for cooking a New Year meal. Despite the weather we managed to get out both days and it was nice to come back to a warm and comfortable house. The only slight complaint was the hot water in the downstairs en-suite sink just dribbled out.

Really lovely quirky accommodation, with plenty of room in a nice countryside setting, everything you need for a self catering break, nice selections of books in the gallery not that we were there long enough to enjoy, lovely nearby village with 2 pubs and local store and handy farm shop and restaurant for breakfast in Wood Lane.

This beautiful barn was a real joy to holiday in, we had a very soggy, blustery week and were so happy to come back each day to such a warm and cosy retreat.

Everything was provided for our comfort and we enjoyed it all! Woke up to nothing but birdsong each morning - bliss...

The place is a delightful barn conversion. It has been well fitted out, with every amenity. The bed was very comfortable and we slept well. There is a front and back garden that was great for our dog, who loved it there. The Barn is in an area very convenient as a base to travel to many other places. We are very happy to recommend Ducksfoot Barn.

A beautiful barn conversion in the heart of the countryside.

Beds very comfy and sitting areas excellent. Very well equipped. Two courtyards mean you can enjoy the sun at any time of day. Roads very quiet and suitable for walking. Very near to Boudicca Way. Excellent pub and village shop in Pulham Market, about 3 mile round trip. Very pleasant owners. Really enjoyed ourselves and didn't want to leave.

The Barn is spacious, spotlessly clean, comfortable and well-equipped.

It is in a peaceful location but still good for touring round this part of Norfolk and Suffolk. The owner is very helpful without being obtrusive, and responded quickly. All in all - highly recommended.

Beautiful little holiday home full of all you need while being away from home. Clean and comfortable. Wonderful setting, private little garden areas for our reactive dog but also use of the caravan field (as was empty) We would definitely recommend ducksfoot barn and hope to go back soon. We couldn't fault our stay at Duckfoot Barn, and the minor issue we had was addressed the same day.

The Barn was well equipped and very comfortable & spacious. We would highly recommend this accommodation and it has great walks for the dogs.

Loved the barn, the only reason for less points on ‘accuracy’ of listing, is pictures do not show that the patio areas are now enclosed - which is actually better if you have a dog with you.

We had been concerned about that before we arrived. No worries about recommending Ducksfoot Barn for anybody (and their dog.)

A well furnished and very comfortable cottage with all facilities provided.

Peaceful and quiet rural surroundings with lots of wildlife seen. Although we did not meet the hosts they made every effort to ensure our stay was thoroughly enjoyable.

Property fine, but spoilt by fly infestation during first 3-4 days (hot, dry weather).

Not a criticism just an observation.

We understand that staying in the country we are going to experience flies but perhaps moving the waste bins away from the kitchen window might stop so many flies entering the property. We couldn't open the kitchen window because of this.

Ducksfoot Barn was fabulous best place we have stayed in the owners were a lovely couple very helpful, the whole area was very well kept and very picturesque, would definitely stay there again.

Lived up to all our expectations and more. The beds and pillows were so comfy. Certainly not bothered by the freezing weather as it made the area even more attractive.

we have just returned from a weeks stay at ducksfoot barn.

The property is stunning and comfortable. The surroundings are lovely too. The owner is lovely-there were flowers & a box of biscuits when we arrived & Sarah made sure we had everything we needed and were happy with everything. Would 100% recommend….

The Barn itself was great, however we had a problem with a great amount of flies, We realise that we were in the countryside and the temperature was above average but it was plain that they have a problem with flies as they supplied us with two fly swatters and notices that they did have pest control to spray the windows from time to time.

We found it difficult to cook as we could not leave any food uncovered and while eating we were constantly trying to waft away the flies from our food . The flies were crawling over the floors and the kitchen tops even when there was no food present. Consequently we ate out most of the time. It was unfortunate as we were looking forward to this holiday. We vacated the Barn two days early as by this time we had had enough. The kitchen itself in my opinion is tired and could do with a makeover also the oven was not working as it should. Could not and would not recommend this holiday.

Our first impression after we opened the door was:”Wow!

” It’s a beautiful property. We especially liked the gallery with loads of books, dvds and games. It’s clean and it smells nice. There were lovely flowers on the table, together with a box with delicious biscuits. We met Sarah, the owner, in front of the door when we arrived and she gave us some info where it’s good to go to eat and spend time with our children. There are also loads of leaflets on the shelf in the living room, together with a visitor’s book where one can read about good places to visit. The only “not so good” thing is that the water pressure is the best in the walk in shower in the utility room. I must add that’s it’s not a big problem and that, if we ever want to visit that part of England again, we’d definitely stay at this property again.

Property is beautiful, comfortable, really peaceful and relaxing. Everything you need is there. Walk out the door to beautiful countryside, wake up to birds singing and peace and quiet. Would definitely recommend it.

A really nice place to stay out in the country but easy to get to all the rest of the county.

Plenty of space and comfortable and very quiet loved it. Kitchen is ok a bit small but most of the time out for meals. Would tell anyone going to Norfolk to book here

All facilities were first class but would have to report that the en-suite to the main bed room is not adequate.

The wash hand basin is only of a cloak room size and the water supply is of a small electric type with a low output. The en-suite to this room requires enlarging and upgrading.

Cottage in a very peaceful location, quality sofas and beds.

Sarah the owner lives next door respected our privacy but was available if needed. Cooked breakfast at local farm shop Goodies is a must and their produce is tasty and excellent quality. The area although flat was wonderful for cycling and walking with amazing scenery of Norfolk countryside . We would return another time for another relaxing holiday.

A lovely barn conversion - beautiful lounge and master bedroom.

Sadly we had to leave early in a rush because of a family situation but enjoyed our short break. Only issue was colder second bedroom and very small shower en suite off this downstairs bedroom. Lovely location if a little secluded. Would recommend for sure.

Lovely cottage, possibly the best we've stayed in, ideally located to explore Norfolk & Suffolk.

Would recommend walks along the beaches at Cromer and Southwold. The Crown at Pulham Market does great food and Goodies Farm Shop is well worth a visit too. The short dog walk details included in the property notes by the owner was very useful.

We had a brilliant week at Duckfoot Barn and it's definitely a place we would return to, such a beautiful barn, very comfortable and well appointed.

We all slept really well in the beds and unlike some properties, the sofas too were very comfortable. It's very quiet as it's surrounded by farm land, so you have to travel just a short distance to shop, but for us, this was heavenly. We will return.

As soon as you walked into the barn it felt welcoming and homely .

The little touches such as a biscuits, flowers and milk was very nice. The kitchen has every utensil you could need, the barn is furnished to a high standard, the owners have taken a lot of time and effort for you to enjoy your stay .

Enjoyable stay.

Ducksfoot Barn is in a very quiet location but is still close to lots of activities - we enjoyed walking the footpaths, a visit to Norwich, lots of National Trust properties and a trip on the Broads.

Barn was well equipped with lots of kitchen essentials, beautiful towels and spacious accommodation. We had a fabulous holiday.

Ducksfoot Barn was fantastic lovely welcoming touches.

Had a really lovely week there . Could not have been better Unfortunately we had some issues with Sykes Cottages. our original booking had to be cancelled due to Covid 19 and Sykes would not refund the whole amount . Later a sum of £54 was held over for a future booking although we had already booked another cottage . It took several phone calls and emails before this sum was refunded. Not very happy as this is our money and should have been refunded immediately

Well converted barn with great facilities.

Great location, plenty to see and do. Friendly owners. Only ten minutes drive from all amenities but in a very secluded place. Loved it.

Ducksfoot Barn, was truly home from home.

The owners made sure we were comfortable and happy with everything the first evening we arrived. It's situation with a dog was excellent, quiet roads for the shorter 'comfort break' walks and Tyrrells' Wood a shortish walk or 3minutes in the car for those longer hour plus walks with, in our case an exuberant Working Cocker. The Barn was warm, spacious and well equipped, if I had to find fault I would say the kitchen knives were a bit blunt... that would be all.

The accomodation was better than the pictures and description, there were flowers and biscuits on our arrival that made us feel welcome.

Ducksfoot Farm is in a lovely setting. The Barn itself combines the rustic of the setting with the contemporary interior design, giving a wow factor. The beds were so comfortable and clean, and every necessity for a self catering holiday had been provided. There are lots of recommendations of places to visit and eat, and the local pub in Pulham Market served great food in a nice atmosphere. A very pretty area. Norwich, Sandringham and Southwold are worth visits. The icing on the cake was the appearance of the mother duck with her twelve ducklings from the duck pond proudly marching around the garden!

they let motorhomes/caravans park on the side we didn't have any but they have provided a garden table and chairs on the patio and if you where to sit out there you would be over looked .

if you had a dog/children they would be able to get out onto this area which also doubles as your carparking space. they have put roses/hedge and an arch but just needs a gate and a bit of fencing to make it secure. apart from that it was lovely and would probably go again

The barn has been lovingly converted and has ample of room for a large family.

We were just two with our dog who despite the weather managed to have a relaxing time and a chance to catch up with friends. We found a lovely warm reception for both us and the dog at The Swan in Coney Weston, where we enjoyed a nice meal and had a relaxing afternoon. If you want somewhere nice and near to walk your pooch then Tyrell’s wood is only 4 minutes away by car or if the weather is nice then local footpaths are within walking distance. For local produce you couldn’t go far wrong with Goodies which is not much further on from Tyrrel’s wood and has a nice selection of fresh, frozen homemade meals. There is also a butchers and if you want to enjoy a bit of lunch out then also a nice cafe. This was our second time to Ducksfoot Barn and I’m sure that it will not be our last visit there as we love it, especially the peace and quiet.

Amazed at the whole facilities on offer, We have stayed at hundreds of self-catering places over the years.

Lovely accommodation in a most attractive setting.

Dog friendly, our Dalmatian had a great time too as we explored the footpaths around us.

We had a lovely week at this beautiful old barn in a pretty hamlet in Norfolk, one of our favourite holiday destinations.

Could have been 15/16th century with amazing old Timbers. Only child/dog proof fencing and gate to patio area would be our recommendation as it would have made for a more relaxing time with our dog. The same applies to the caravan area as it would have been lovely to let our dog have safe freedom. We had a hornets

All aspects of the holiday were fantastic - the accommodation , the weather and the places to visit .

A first rate barn conversion in a quiet and peaceful location, in an area of Norfolk we had not previously visited,well positioned for both coastal and inland attractions.

No negatives but would be handy to have a couple of grab rails, one in shower and by internal steps to bedroom.

The property was lovely but I was un aware that the garden was used as a small caravan site for 5 vans with electric hook up.

If the site was occupied by vans this would have made it very noisy and an extremely disappointing break away hence I would not return to the property
