“We stayed at Hopton Lodge retreat from Saturday 19th April (1 week booked) On arrival at the lodge at 16.”

20 the patio, lodge steps, decking area, table & chairs were covered in bird faeces, leaves & seeds. Whilst I appreciate birds do produce faeces, it had not been cleaned/washed down for some time. I would expect this area to have been cleaned prior to guests arriving as this is not a welcoming sight. When it became wet it was also very slippery. On entering the lodge, as requested we removed our foot wear, we walked into the lodge hallway/kitchen area, the floor was absolutely soaking wet, cleaners had mopped/soaked the floor so our socks were then wet. I had to find a mop to dry the area. On the first evening the temperature dropped to around 3 degrees, so the lodge was very cold & very uncomfortable 1st thing in the morning. The heating did not come on and the radiators remained cold. In the welcome pack it mentioned a (Tado) heating thermostat, but there was no instructions on how this worked or how it could be adjusted? on the boiler it advised not to touch any of the controls (which we did not). Whilst I appreciate the owner is contactable in the event of any problems, is this not something that should be checked prior to guests arrival, as guests don't expect to have to report problems whilst on holiday? The hot water was working fine, so the boiler did not have an issue. In the guest book another family mentions that the radiators were cold and they could not get the heating to work. In the welcome pack it also states that the television has a Fire Stick, I found the remote control and pressed it to come on, nothing!! My husband looked behind the television and there was no fire stick. Whilst I appreciate guests don't go on holiday to watch television, this is a facility you state in the welcome pack is available and is not. We had our little dog with us at Hopton lodge and again in the welcome pack you advise using the blankets in the wicker basket for the seating areas. We got out a couple of the blankets to place them on one of the settees and then we noticed a horrible (pooey/faeces) smell which was coming from the blankets. Disgusting and very unhygenic!! I would suggest these are washed or replaced. Thankfully I had brought 2 of my own blankets that we used instead. The alarm system in the hallway cupboard beeps intermittently day & night, which woke us up constantly. Bathroom/shower room (only one) is very small, which is surprising considering it sleeps 8 people. Ensuite in bedroom one is hand basin & toilet only. On some booking sites it states a beach view from the lodge, this is incorrect the beach is at least a 20 minute walk, the beach is inaccessible to the disabled as there are very steep steps. There is parking for one car but it is approx 20 metres from the lodge. Whilst the lodge is beautiful in some respects, it has been let down in other ways and we were very disappointed. unfortunately to the point where we returned home 2 1/2 days early. I booked this lodge on the reviews on the Sykes Cottages website and wish I had not.
